【摘要】：房地產(chǎn)業(yè)作為我國國民經(jīng)濟的基礎(chǔ)性、支柱性和先導(dǎo)性產(chǎn)業(yè)，房地產(chǎn)業(yè)持續(xù)健康、穩(wěn)定和快速發(fā)展對于推動國民經(jīng)濟增長、解決就業(yè)、滿足人民日常生活需要、提高人民生活質(zhì)量具有重要意義。然而，由于我國房地產(chǎn)市場起步相對較晚、房地產(chǎn)行業(yè)市場發(fā)展尚不成熟，而且房地產(chǎn)市場的周期性波動使得單純依靠房地產(chǎn)市場機制促進行業(yè)健康發(fā)展存在諸多問題，因此加強房地產(chǎn)市場的國家宏觀調(diào)控就是通過將經(jīng)濟政策、法律政策和經(jīng)濟手段等“有計劃的手”和市場“無形的手”有機結(jié)合，推進房地產(chǎn)行業(yè)和諧發(fā)展的必然要求。 然而近些年來，由于我國房地產(chǎn)業(yè)畸形發(fā)展使得國家對房地產(chǎn)業(yè)宏觀調(diào)控力度持續(xù)強化，從而使得原來單純依靠“跑馬圈地”規(guī)模化擴張實現(xiàn)企業(yè)發(fā)展的房地產(chǎn)企業(yè)面臨生存和發(fā)展危機。因此，房地產(chǎn)企業(yè)加快自身戰(zhàn)略轉(zhuǎn)型就成為獲取生存和發(fā)展空間的必要手段，即房地產(chǎn)企業(yè)應(yīng)及時根據(jù)企業(yè)外部環(huán)境變化，調(diào)整公司戰(zhàn)略發(fā)展方向，以適應(yīng)新的外部環(huán)境挑戰(zhàn)和要求。 本研究綜合利用房地產(chǎn)經(jīng)濟波動理論、國家宏觀調(diào)控理論和企業(yè)戰(zhàn)略轉(zhuǎn)型等相關(guān)理論，系統(tǒng)分析國家一系列宏觀調(diào)控政策變化給我國房地產(chǎn)業(yè)帶來的影響，，進而分析、探討我國房地產(chǎn)企業(yè)宏觀環(huán)境、行業(yè)環(huán)境變化帶來的不確定性和風險，以及由此而引發(fā)的房地產(chǎn)企業(yè)戰(zhàn)略轉(zhuǎn)型趨勢和主要路徑。在此基礎(chǔ)上，本研究進一步結(jié)合山東省某房地產(chǎn)企業(yè)SDZK公司探索戰(zhàn)略轉(zhuǎn)型案例，深度分析了我國房地產(chǎn)企業(yè)如何根據(jù)國家宏觀調(diào)控政策變化推進企業(yè)戰(zhàn)略轉(zhuǎn)型，進而適應(yīng)新的外部環(huán)境需要。本研究相關(guān)研究結(jié)論對于指導(dǎo)我國房地產(chǎn)企業(yè)應(yīng)對國家宏觀調(diào)控政策需要，提升自身生存和發(fā)展空間，促進行業(yè)健康發(fā)展，推動社會和諧發(fā)展具有重要參考意義。
[Abstract]:As the basic, pillar and leading industry of our national economy, the real estate industry continues to be healthy, stable and rapid development to promote the growth of the national economy, solve employment, meet the daily needs of the people. It is of great significance to improve the quality of life of the people. However, due to the relatively late start of the real estate market in China, the real estate market is not yet mature. And the periodic fluctuation of the real estate market makes it difficult to rely on the real estate market mechanism to promote the healthy development of the industry, so strengthening the national macro-control of the real estate market is through the economic policy. The organic combination of "planned hand" and "invisible hand", such as legal policy and economic means, will promote the harmonious development of real estate industry. However, in recent years, because of the abnormal development of the real estate industry in China, the macro-control of the real estate industry has been continuously strengthened. Therefore, the real estate enterprises which simply rely on the scale expansion of "running horses and encircling land" to realize the development of enterprises are faced with the crisis of survival and development. Real estate enterprises to accelerate their own strategic transformation has become a necessary means to obtain survival and development space, that is, real estate enterprises should timely according to the changes in the external environment, adjust the strategic development direction of the company. To adapt to new external environmental challenges and requirements. This research synthetically uses the real estate economic fluctuation theory, the national macro-control theory and the enterprise strategic transformation and so on related theories, systematically analyzes the national series of macro-control policy change to our country real estate industry influence. Then it discusses the macro environment of real estate enterprises in China, the uncertainty and risk brought by the changes of industry environment, and the trend and main path of the strategic transformation of real estate enterprises. This study further combined with a real estate company in Shandong Province SDZK to explore the case of strategic transformation, in-depth analysis of China's real estate enterprises according to the national macro-control policy changes to promote the strategic transformation of enterprises. Then adapt to the needs of the new external environment. The relevant conclusions of this study can guide Chinese real estate enterprises to respond to the needs of national macro-control policies, improve their own survival and development space, and promote the healthy development of the industry. It is of great significance to promote the harmonious development of society.
