【摘要】：城鎮(zhèn)化建設(shè)已成為我國(guó)擴(kuò)大內(nèi)需,拉動(dòng)經(jīng)濟(jì)發(fā)展的增長(zhǎng)點(diǎn)。我國(guó)的城鎮(zhèn)化從改革開(kāi)放,經(jīng)歷了由起步階段到快速發(fā)展的階段,在發(fā)展進(jìn)程中呈現(xiàn)出發(fā)展速度快、地區(qū)分布不均衡、提升空間大等特征。房地產(chǎn)業(yè)是我國(guó)國(guó)民經(jīng)濟(jì)的支柱性產(chǎn)業(yè),從新中國(guó)成立,經(jīng)歷了由起步到調(diào)整的發(fā)展歷程,呈現(xiàn)出地域性、周期性等特征。城鎮(zhèn)化與房地產(chǎn)業(yè)兩者之間既相互聯(lián)系,又相互制約。城鎮(zhèn)化為房地產(chǎn)業(yè)的發(fā)展提供了動(dòng)力和基礎(chǔ),房地產(chǎn)業(yè)的健康發(fā)展為城鎮(zhèn)化發(fā)展提供保障。城鎮(zhèn)化發(fā)展的速度和質(zhì)量制約著房地產(chǎn)業(yè)的健康發(fā)展,房地產(chǎn)業(yè)的健康發(fā)展也同樣制約著城鎮(zhèn)化的有序推進(jìn)。因此,在城鎮(zhèn)化的進(jìn)程中研究房地產(chǎn)業(yè)的發(fā)展,具有直接的現(xiàn)實(shí)意義。 本文以全國(guó)的城鎮(zhèn)化建設(shè)和房地產(chǎn)業(yè)發(fā)展為大背景,介紹國(guó)內(nèi)城鎮(zhèn)化和房地產(chǎn)的發(fā)展進(jìn)程、特征和意義,分析兩者之間的關(guān)系。近年來(lái),安徽省整體部署,積極推進(jìn)城鎮(zhèn)化,舒城縣成為安徽省20個(gè)中等規(guī)模城市建設(shè)試點(diǎn)之一。簡(jiǎn)要闡述舒城縣城鎮(zhèn)化建設(shè)的經(jīng)濟(jì)社會(huì)基礎(chǔ)、進(jìn)展、制約因素和戰(zhàn)略規(guī)劃,運(yùn)用文獻(xiàn)研究法、調(diào)查訪談法搜集關(guān)于2006-2011年舒城縣房地產(chǎn)業(yè)方面的數(shù)據(jù),以直觀的數(shù)據(jù)和圖表,分析舒城縣房地產(chǎn)業(yè)發(fā)展存在的問(wèn)題,針對(duì)問(wèn)題逐一提出對(duì)策,以期在舒城縣城鎮(zhèn)化快速發(fā)展中,為舒城縣房地產(chǎn)業(yè)的健康發(fā)展提供可能的借鑒。
[Abstract]:Urbanization construction has become the growth point of expanding domestic demand and stimulating economic development in our country. From reform and opening to the outside world, China's urbanization has experienced the stage from the beginning stage to the rapid development stage, showing a rapid development speed in the process of development. The real estate industry is the pillar industry of the national economy of our country. From the founding of new China, it has experienced the development process from start to adjust, showing the regional nature. Urbanization and real estate industry are interrelated and restrict each other. Urbanization provides power and foundation for the development of real estate industry. The healthy development of real estate industry provides guarantee for the development of urbanization. The speed and quality of urbanization development restrict the healthy development of real estate industry. The healthy development of real estate industry also restricts the orderly advancement of urbanization. Therefore, it is of direct practical significance to study the development of real estate industry in the process of urbanization. This paper introduces the development process, characteristics and significance of urbanization and real estate industry in China, and analyzes the relationship between them. In recent years, the overall deployment of Anhui Province. To actively promote urbanization, Shucheng County has become one of the 20 pilot projects for the construction of medium-sized cities in Anhui Province. The economic and social basis, progress, constraints and strategic planning of urbanization construction in Shucheng County are briefly described. Using the method of literature research, investigation and interview to collect the data on the real estate industry of Shucheng County from 2006 to 2011, and analyze the problems existing in the development of the real estate industry in Shucheng County with intuitive data and charts. Aiming at the problems, this paper puts forward some countermeasures in order to provide the possible reference for the healthy development of the real estate industry in Shucheng County in the rapid development of urbanization in Shucheng County.
