HW公司住宅項(xiàng)目保修期的風(fēng)險(xiǎn)管理研究

【摘要】:近年來,政府關(guān)于樓市的調(diào)控政策不斷出臺(tái),購房者對(duì)房屋品質(zhì)要求逐漸提高,維權(quán)意識(shí)日益增強(qiáng),致使房地產(chǎn)開發(fā)商面臨著前所未有的挑戰(zhàn)。本人作為HW房地產(chǎn)公司的一名工程項(xiàng)目管理者,對(duì)于公司所開發(fā)的碧海銀湖住宅項(xiàng)目保修期階段經(jīng)常面臨的小業(yè)主投訴問題倍感壓力,為有效控制風(fēng)險(xiǎn)事件的發(fā)生,本文運(yùn)用風(fēng)險(xiǎn)管理理論專對(duì)項(xiàng)目保修期的風(fēng)險(xiǎn)管理進(jìn)行研究,希望提高管理水平,做好對(duì)業(yè)主們的服務(wù)工作并促進(jìn)公司的不斷發(fā)展強(qiáng)大,也希望對(duì)業(yè)界的項(xiàng)目保修期風(fēng)險(xiǎn)管理研究有一定的借鑒意義。 全文內(nèi)容主要分為三大部分:第一部分為第一~三章,以介紹性的闡述為主,介紹本文的研究背景和意義、國內(nèi)外的研究狀況,指出本文的研究思路和方法以及創(chuàng)新和不足之處,引述了工程項(xiàng)目風(fēng)險(xiǎn)管理的相關(guān)理論,講述了HW公司的概況和其在住宅項(xiàng)目上的開發(fā)情況;第二部分為第四、五章,是本文的核心部分,運(yùn)用各種風(fēng)險(xiǎn)管理理論、工程項(xiàng)目管理知識(shí)以及經(jīng)濟(jì)管理方面的原理,對(duì)HW公司住宅項(xiàng)目保修期期間可能遇到的內(nèi)外部風(fēng)險(xiǎn)進(jìn)行了詳細(xì)的分析識(shí)別,并對(duì)識(shí)別出的各種風(fēng)險(xiǎn)因素進(jìn)行了定性和定量分析,找出了關(guān)鍵的風(fēng)險(xiǎn)因素,又運(yùn)用層次分析法深入地進(jìn)行了科學(xué)的評(píng)價(jià)。第三部分為第六章,是在上述研究的基礎(chǔ)上制定出了風(fēng)險(xiǎn)應(yīng)對(duì)與監(jiān)控的具體措施,此部分結(jié)合工程實(shí)際情況,對(duì)保修期內(nèi)可能發(fā)生的自然風(fēng)險(xiǎn)、政策風(fēng)險(xiǎn)、經(jīng)濟(jì)風(fēng)險(xiǎn)、技術(shù)風(fēng)險(xiǎn)、管理風(fēng)險(xiǎn)以及成本風(fēng)險(xiǎn)都分別給出了相應(yīng)的風(fēng)險(xiǎn)應(yīng)對(duì)措施,并編制了一套實(shí)用性很強(qiáng)的風(fēng)險(xiǎn)監(jiān)控體系。 本文運(yùn)用學(xué)術(shù)界普遍采用的風(fēng)險(xiǎn)管理理論,遵循嚴(yán)謹(jǐn)?shù)娘L(fēng)險(xiǎn)管理研究步驟,科學(xué)地對(duì)HW公司住宅項(xiàng)目保修期的風(fēng)險(xiǎn)管理進(jìn)行了系統(tǒng)研究,對(duì)增強(qiáng)風(fēng)險(xiǎn)防范意識(shí)、提高項(xiàng)目管理者的風(fēng)險(xiǎn)管理水平、順利地開展工作都有一定的實(shí)用價(jià)值。
[Abstract]:In recent years, the government on the property market regulation and control policy has been introduced, property buyers gradually improve the quality of housing, increasing awareness of the rights. As a result, real estate developers are facing unprecedented challenges. I am a project manager of HW real estate company. For the company's development of the Bihai Silver Lake residential project warranty stage often faced by the small owners complaints are more pressure to effectively control the occurrence of risk events. This article uses the risk management theory to study the risk management of the project warranty period, hoping to improve the management level, do a good job of service to the owners and promote the continuous development of the company. Also hope to the industry project warranty risk management research has certain reference significance. The content of this paper is divided into three parts: the first part is the first to three chapters, mainly to introduce the background and significance of this paper, the research situation at home and abroad. This paper points out the research ideas and methods as well as innovations and deficiencies, citing the relevant theory of engineering project risk management, describing the general situation of HW company and its development in residential projects; The second part is 4th, five chapters, is the core part of this paper, using a variety of risk management theory, engineering project management knowledge and economic management principles. The internal and external risks that may be encountered during the warranty period of HW company are analyzed and identified in detail, and the identified risk factors are analyzed qualitatively and quantitatively, and the key risk factors are found out. The third part is 6th chapters, which is based on the above research to formulate the specific measures of risk response and monitoring, this part combined with the actual situation of the project. The corresponding risk countermeasures are given for the natural risk, policy risk, economic risk, technical risk, management risk and cost risk which may occur during the warranty period. And developed a set of practical risk monitoring system. Based on the theory of risk management which is widely used in academic circles and following the rigorous research steps of risk management, this paper makes a systematic study on the risk management of HW company's residential project warranty period. It has certain practical value for strengthening risk prevention consciousness, improving the risk management level of project managers and carrying out the work smoothly.
