【摘要】:受政策利好的影響,各類產(chǎn)業(yè)園區(qū)在中國飛速增長,產(chǎn)業(yè)園類的房地產(chǎn)項目屬于資金非常密集的項目,伴隨著陸續(xù)推出的房地產(chǎn)資金管理政策,單一的籌集資金渠道已經(jīng)不適應(yīng)當(dāng)前房地產(chǎn)行業(yè)變化的需求,阻礙了房地產(chǎn)企業(yè)的發(fā)展步伐,嚴(yán)重的資金壓力也許會導(dǎo)致整個項目的“爛尾”,進(jìn)而影響房地產(chǎn)企業(yè)的生存,由此開發(fā)新的籌資渠道或選擇正確的籌資組合方式對于房地產(chǎn)行業(yè)來說相當(dāng)重要。 本文分析FB產(chǎn)業(yè)園項目的實際情況,根據(jù)FB產(chǎn)業(yè)園項目屬于中小國有企業(yè),因此對FB產(chǎn)業(yè)園項目籌資問題的研究可以歸為中小國有企業(yè)投資產(chǎn)業(yè)園類項目時籌資問題的研究。 本文首先對國內(nèi)外產(chǎn)業(yè)園建設(shè)模式、項目籌資方式和策略進(jìn)行了比較和分析,為產(chǎn)業(yè)園類建設(shè)項目籌資進(jìn)行了詳細(xì)的介紹。 其次分析了產(chǎn)業(yè)園類房地產(chǎn)開發(fā)項目發(fā)展的宏觀背景,指出了本行業(yè)面臨的融資困境和發(fā)展方向建議,根據(jù)國家十二五規(guī)劃的大原則下,明確了產(chǎn)業(yè)園類基礎(chǔ)建設(shè)項目的研究在當(dāng)前對于提高工業(yè)現(xiàn)代化發(fā)展的現(xiàn)實意義。 本文針對FB產(chǎn)業(yè)園項目這個具體投資項目籌資方案的分析,,明晰了在中國特色下各種融資方式的使用條件,對于其它房地產(chǎn)公司,特別是國有中小型企業(yè)投資產(chǎn)業(yè)園類房地產(chǎn)開發(fā)項目有一定程度的借鑒意義。 本文的研究目的就是在各類籌資成本、渠道、風(fēng)險的影響因素下,以FB產(chǎn)業(yè)園項目籌資方案的比較和選擇為例,力圖為產(chǎn)業(yè)園項目類的發(fā)展提供警示,盲目投資或過熱投資都會給行業(yè)帶來不利影響,同時也影響到投入到本行業(yè)中的企業(yè)自身的生存和發(fā)展。
[Abstract]:Affected by favorable policies, various industrial parks in China industrial park such rapid growth, real estate projects are capital very intensive projects, with the management policy of real estate funds launched, single financing channel has not adapt to the current change in the demand for real estate industry, hindering the pace of development of real estate enterprises perhaps, serious financial pressure will cause the whole project "unfinished", thereby affecting the real estate enterprise's survival, the development of new financing channels or choose the right financing combination is very important for the real estate industry.
This paper analyzes the actual situation of the FB Industrial Park project. According to the FB Industrial Park project belonging to the small and medium-sized state-owned enterprises, the research on the financing problem of FB industrial park can be classified as the research on the financing problem of small and medium-sized state-owned enterprises investing in industrial park projects.
This paper first compares and analyzes the financing mode and strategy of industrial park construction at home and abroad, and introduces the financing for industrial park construction projects in detail.
Secondly, the paper analyses the background of Industrial Park real estate development project development, points out the financing predicament and development direction of the industry's proposal, according to the principles of national planning in 12th Five-Year, the Industrial Park Foundation Construction Project in the current study to improve the practical significance of modern industrial development.
In this paper, the analysis of financing scheme for FB Industrial Park project the specific investment projects, clear the use conditions of various financing methods in China characteristics, for other Real Estate Company, in particular to a certain extent the significance of small and medium-sized state-owned enterprises investment Industrial Park real estate development project.
The purpose of this study is in all the cost of financing channels, the risk factors under the influence of the FB Industrial Park project financing scheme comparison and selection as an example, in order to provide warning for the development of industrial park project, blind investment or overheating investment industry will bring adverse impact, but also affect the investment to survive and the development of the industry in the enterprise.
