【摘要】：目前住房抵押貸款保險(xiǎn)幫助緩解中低收入家庭購(gòu)房難問(wèn)題成為社會(huì)各界關(guān)注的熱點(diǎn)。在居民住房貸款方面，，部分貸款機(jī)構(gòu)已經(jīng)將其作為提供高額住房貸款的前提條件。但我國(guó)住房抵押貸款保險(xiǎn)起步較晚，對(duì)比成功開(kāi)展住房抵押貸款保險(xiǎn)業(yè)務(wù)的其他國(guó)家及地區(qū)，我國(guó)住房抵押貸款保險(xiǎn)還存在諸多問(wèn)題，如住房抵押貸款保險(xiǎn)供需不足、學(xué)術(shù)界關(guān)于住房抵押貸款保險(xiǎn)的研究存在諸多爭(zhēng)議、保險(xiǎn)實(shí)務(wù)中存在許多不合理的方面等。為有效提高中低收入家庭的住房水平，也為理清學(xué)術(shù)界長(zhǎng)期存在的關(guān)于住房抵押貸款保險(xiǎn)的諸多爭(zhēng)議及糾正住房抵押保險(xiǎn)實(shí)務(wù)操作中存在的不良問(wèn)題，深入研究住房抵押貸款保險(xiǎn)顯得很有必要。 本文研究的主要內(nèi)容：首先詳細(xì)地闡述了住房抵押貸款保險(xiǎn)的內(nèi)涵、研究住房抵押貸款保險(xiǎn)的背景和意義、目前國(guó)內(nèi)外關(guān)于住房抵押貸款保險(xiǎn)的研究成果、本文的研究方法、創(chuàng)新點(diǎn)及理論基礎(chǔ)；其次從不同的角度進(jìn)一步挖掘我國(guó)住房抵押貸款保險(xiǎn)的潛在需求；再次在介紹我國(guó)開(kāi)展住房抵押貸款保險(xiǎn)的發(fā)展歷程及當(dāng)前面臨的問(wèn)題的基礎(chǔ)上，側(cè)重介紹了美國(guó)、加拿大、澳大利亞、法國(guó)及荷蘭住房抵押貸款保險(xiǎn)制度及對(duì)我國(guó)的經(jīng)驗(yàn)借鑒；最后對(duì)上述存在問(wèn)題提出完善我國(guó)住房抵押貸款保險(xiǎn)的相應(yīng)對(duì)策。
[Abstract]:At present, the housing mortgage insurance helps to alleviate the problem of housing purchase difficulties of low- and middle-income families has become the focus of attention of the community. In terms of residential housing loans. Some lending institutions have taken it as a prerequisite for providing high housing loans, but our housing mortgage insurance started relatively late, compared with the successful development of housing mortgage insurance business in other countries and regions. There are still many problems in China's housing mortgage insurance, such as insufficient supply and demand of housing mortgage insurance, academic research on housing mortgage insurance there are many disputes. There are many unreasonable aspects in insurance practice. In order to improve the housing level of low- and middle-income families effectively. In order to clear up the long-existing disputes about housing mortgage insurance and correct the bad problems existing in the practice of housing mortgage insurance, it is necessary to study the housing mortgage insurance in depth. The main content of this paper: firstly, the connotation of the housing mortgage insurance, the background and significance of the research on the housing mortgage insurance, and the current research results of the housing mortgage insurance at home and abroad are described in detail. The research method, innovation and theoretical basis of this paper; Secondly, it further excavates the potential demand of our country's housing mortgage insurance from different angles. Thirdly, on the basis of introducing the development course of housing mortgage insurance in our country and the current problems, it focuses on the United States, Canada and Australia. The housing mortgage insurance system of France and the Netherlands and the experience of our country; Finally, the author puts forward the corresponding countermeasures to perfect the housing mortgage loan insurance in our country.
