產(chǎn)業(yè)化住宅技術(shù)經(jīng)濟分析及推廣機制研究

【摘要】:目前我國常見的住宅結(jié)構(gòu)體系為現(xiàn)澆混凝土結(jié)構(gòu),住宅建設(shè)仍然采用的是傳統(tǒng)的粗獷型的生產(chǎn)方式,勞動生產(chǎn)率低,住宅科技貢獻率低,資源浪費嚴重,給環(huán)境帶來了巨大負擔(dān)。所以我們迫切需求提出新的住宅建設(shè)模式來改變傳統(tǒng)的粗放型、高污染、高能耗、高成本的住宅建造模式。 根據(jù)國外住宅建設(shè)的成功經(jīng)驗,大多發(fā)達國家都采用了工業(yè)化大生產(chǎn)的模式,住宅建設(shè)走上了產(chǎn)業(yè)化的道路,低污染、低能耗、低成本、取得了巨大的成就。我國1994年提出產(chǎn)業(yè)化住宅以后,得到了社會各界的一致認可,但是發(fā)展緩慢。我國產(chǎn)業(yè)化住宅的推廣仍然依靠的政府的力量在勉強推行,雖然一些企業(yè)也積極參與,但是并沒有形成規(guī)模,所以沒有達到理想中的效果。 本文結(jié)合國外產(chǎn)業(yè)化住宅發(fā)展經(jīng)驗,深入分析了我國產(chǎn)業(yè)化住宅發(fā)展現(xiàn)狀及產(chǎn)業(yè)化住宅推廣的必要性;將產(chǎn)業(yè)化住宅和現(xiàn)澆式住宅從施工技術(shù),建筑設(shè)計,結(jié)構(gòu)強度方面進行計算和對比,并通過物元模型對產(chǎn)業(yè)化住宅和現(xiàn)澆式住宅的技術(shù)可行性進行了綜合評價,得出產(chǎn)業(yè)化住宅的技術(shù)可行性優(yōu)于現(xiàn)澆式住宅;將產(chǎn)業(yè)化住宅和現(xiàn)澆式住宅的建造成本,使用成本,維護成本,殘值進行對比分析,在此基礎(chǔ)上運用壽命周期成本理論通過實例進行了分析論證,得出產(chǎn)業(yè)化住宅在經(jīng)濟上是合理的;通過主成分分析確定了產(chǎn)業(yè)化住宅推廣過程中存在的關(guān)鍵問題;通過雙層次互動進化博弈模型的建立求解和博弈均衡結(jié)果的分析,構(gòu)建了產(chǎn)業(yè)化住宅推廣機制,并設(shè)計出了推廣機制的運行模式;最后提出了具體的對策建議。 本文的相關(guān)研究結(jié)論對我國產(chǎn)業(yè)化住宅的推廣有重要的理論意義和參考價值,有利于使住宅建設(shè)快速的走上產(chǎn)業(yè)化的道路,,建成短工期、低成本、高質(zhì)量、低能耗的住宅。在一定程度上有利于我國循環(huán)經(jīng)濟的發(fā)展和節(jié)約型社會的構(gòu)建。
[Abstract]:At present our country common residential structure system for cast-in-situ concrete structure, residential construction is still used in the rough type of traditional mode of production, low labor productivity, residential technology contribution rate is low, serious waste of resources, brought huge burden to the environment. So we put forward the urgent need for new residential construction mode to change the extensive the traditional, high pollution, high energy consumption, high cost housing construction mode.
According to the successful experience of housing construction abroad, most developed countries have adopted the mode of industrial production, housing construction on the road of industrialization, low pollution, low energy consumption, low cost, has made great achievements. After China's 1994 put forward the industrialization of residential, has been recognized by all sectors of society, but the slow development to promote China's industrialization. Housing still rely on government forces in the forced implementation, although some companies are actively involved in, but did not form a scale, so did not achieve the desired effect.
According to foreign experience in the development of residential industrialization, in-depth analysis of the domestic industry development status and necessity of residential residential industrialization promotion; the industrialization of residential and residential construction from the cast technology, architectural design, calculation and comparison of structure and strength, and evaluate the technical feasibility of residential industrialization and cast type housing by matter-element model, it is better than the technical feasibility of industries residential cast-in-place apartments; will residential industrialization and cast-in-situ residential construction cost, use cost, maintenance cost, residual value were analyzed based on the theory of life cycle cost through examples are analyzed, too production of housing industry is reasonable in economy; the key problems in the residential industrialization promotion process was determined by principal component analysis; through the double level interaction evolutionary game model Based on the analysis of the establishment solution and the equilibrium result of game, the industrialization housing promotion mechanism is constructed, and the operation mode of the promotion mechanism is designed. Finally, specific countermeasures and suggestions are put forward.
The conclusions of this research on the promotion of China's industrialization residential has important theoretical significance and reference value to make residential construction fast on the way of industrialization, completion of the construction period, low cost, high quality, low energy consumption of residential. To a certain extent, is conducive to the building of circular economy development in China and economical society.
