金鷹國(guó)際集團(tuán)“全生活中心”開(kāi)發(fā)模式及組織管控模式研究

【摘要】:我國(guó)實(shí)施改革開(kāi)放的三十多年來(lái),市場(chǎng)化讓我國(guó)的房地產(chǎn)業(yè)有了新的生機(jī),商業(yè)地產(chǎn)正是地產(chǎn)私有化的一大產(chǎn)物。隨著房地產(chǎn)業(yè)的蓬勃發(fā)展,商業(yè)地產(chǎn)近幾年也處于高速發(fā)展期,得到了越來(lái)越多的關(guān)注,大量投資者將資金投注其中,但是,它的發(fā)展現(xiàn)狀不容樂(lè)觀,尤其是二三線城市短期內(nèi)開(kāi)發(fā)量過(guò)大,招商與運(yùn)營(yíng)管理跟不上,使得部分商圈內(nèi)的商鋪市場(chǎng)空置率居高不下,投資者為此遭受重大損失,其根本癥結(jié)就在于商業(yè)地產(chǎn)的商業(yè)模式存在缺陷。我國(guó)的宏微觀環(huán)境的特殊性使得商業(yè)地產(chǎn)開(kāi)發(fā)商不能照搬國(guó)外已有模式,究竟什么樣的商業(yè)模式才能滿足我國(guó)的商業(yè)地產(chǎn)的要求,已經(jīng)成為一個(gè)重要的研究課題。本文一共分為六個(gè)章節(jié)。第一章為導(dǎo)論。第二章為相關(guān)理論與相關(guān)文獻(xiàn)評(píng)述,主要針對(duì)百貨理論、商業(yè)模式理論、組織管控理論、業(yè)務(wù)流程管理理論進(jìn)行描述,作為理論支撐,并尋找研究缺口——研究針對(duì)商業(yè)地產(chǎn)的業(yè)務(wù)流程管理模式。第三章是我國(guó)商業(yè)地產(chǎn)發(fā)展歷程與現(xiàn)狀分析,通過(guò)熟悉商業(yè)地產(chǎn)的發(fā)展歷程及現(xiàn)狀,能更好地理解下文的金鷹國(guó)際"全生活中心"對(duì)此而采取的針對(duì)性舉措。第四章為"全生活中心"開(kāi)發(fā)模式選擇,詳細(xì)分析"全生活中心"開(kāi)發(fā)模式的理念及構(gòu)建。第五章是"全生活中心"組織管控模式分析,主要是對(duì)金鷹國(guó)際集團(tuán)的母子關(guān)系管控和內(nèi)部職能管控這兩個(gè)部分進(jìn)行剖析。第六章為結(jié)論與展望。本文較系統(tǒng)梳理了商業(yè)地產(chǎn)商業(yè)模式的類(lèi)型及其使用范圍,深入分析了金鷹國(guó)際集團(tuán)"全生活中心"商業(yè)模式最新理念,提出一套以業(yè)務(wù)流程管理為核心、僅僅圍繞客戶的"全生活模式"。本文重新定義了商業(yè)模式的基本概念,鑒于商業(yè)地產(chǎn)兼具商業(yè)與地產(chǎn)的共同特點(diǎn),本文所理解的商業(yè)模式是由開(kāi)發(fā)模式和組織管控模式兩部分構(gòu)成。
[Abstract]:After more than 30 years of reform and opening to the outside world, marketization has given new vitality to the real estate industry in our country, and commercial real estate is just a product of the privatization of real estate. With the booming development of the real estate industry, commercial real estate is also in a period of rapid development in recent years, which has received more and more attention. A large number of investors place money among them, but the current situation of its development is not optimistic. In particular, because the amount of development in the second and third tier cities is too large in the short term and the investment and operation management cannot keep up, the vacancy rate of some shops in some commercial circles remains high, and investors suffer heavy losses from this. Its fundamental sticking point lies in the commercial real estate commercial model existence flaw. Because of the particularity of macro and micro environment in our country, commercial real estate developers can not copy the existing models of foreign countries. What kind of commercial model can meet the requirements of commercial real estate in China, which has become an important research topic. This paper is divided into six chapters. The first chapter is an introduction. The second chapter is related theory and related literature review, mainly for department store theory, business model theory, organization control theory, business process management theory to describe, as theoretical support, And look for research gap-research on commercial real estate business process management model. The third chapter is the development course and current situation analysis of commercial real estate in our country. Through familiar with the development course and present situation of commercial real estate, we can better understand the targeted measures taken by Jinying International "whole Life Center". The fourth chapter is the choice of the development mode of "whole life center", and analyzes the concept and construction of the development mode of "whole life center" in detail. The fifth chapter is the whole life center organization management mode analysis, mainly to the golden eagle international group's mother and child relations control and internal function control two parts carries on the analysis. Chapter six is the conclusion and prospect. This paper systematically combs the types of commercial real estate business model and its scope of use, deeply analyzes the latest concept of "whole life center" business model of Jinying International Group, and puts forward a set of business process management as the core. Only around the customer's "all-life mode". This paper redefines the basic concept of business model. In view of the common characteristics of commercial real estate and real estate, the commercial model is composed of two parts: development model and organization control mode.
