【摘要】:時(shí)代的發(fā)展,隨著我國(guó)人民對(duì)住房需求的日益增加,房地產(chǎn)市場(chǎng)也得以快速升溫,國(guó)內(nèi)多家房地產(chǎn)企業(yè)紛紛利用市場(chǎng)優(yōu)勢(shì),把握機(jī)會(huì),進(jìn)行相關(guān)項(xiàng)目的開發(fā)。如今,像恒大、萬(wàn)科和保利等大品牌地產(chǎn)公司均已在房地產(chǎn)開發(fā)項(xiàng)目中取得了重大成就。作為房地產(chǎn)項(xiàng)目開發(fā)構(gòu)成的關(guān)鍵板塊,房地產(chǎn)領(lǐng)域企業(yè)的績(jī)效管理與考核,不但對(duì)企業(yè)與員工工作的質(zhì)與量有著重大的影響,還對(duì)整個(gè)企業(yè)實(shí)現(xiàn)生產(chǎn)、發(fā)展的戰(zhàn)略目標(biāo)有著不可估量的價(jià)值。本論文研究把房地產(chǎn)領(lǐng)域企業(yè)開發(fā)項(xiàng)目的績(jī)效考核以及績(jī)效管理作為研究對(duì)象,通過對(duì)論文的選題背景和選題意義進(jìn)行闡述,在結(jié)合房地產(chǎn)績(jī)效考核及管理等理論知識(shí)的基礎(chǔ)上,深入剖析了以HG地產(chǎn)為例的地產(chǎn)項(xiàng)目在進(jìn)行開發(fā)過程中涉及的考核機(jī)制。全文的脈絡(luò)如下所示:首先是緒論,從宏觀的角度概述了本次研究的研究背景、選題意義,房地產(chǎn)績(jī)效考核與管理在國(guó)內(nèi)以及國(guó)外研究的現(xiàn)狀,本論文調(diào)查、研究和分析過程中采用的方法以及研究的與本論文有關(guān)的內(nèi)容;接著是績(jī)效考核及績(jī)效管理的基本理論部分,分析了兩者的定義、特點(diǎn)特征以及分析方法,并介紹績(jī)效考核的主要方法,再次是對(duì)房地產(chǎn)項(xiàng)目開發(fā)流程進(jìn)行分析;隨后對(duì)HG地產(chǎn)項(xiàng)目開發(fā)過程中的考核機(jī)制進(jìn)行研究,對(duì)計(jì)劃管理及獎(jiǎng)金分配機(jī)制進(jìn)行剖析;最后對(duì)全文進(jìn)行總結(jié),并對(duì)本次研究進(jìn)行了展望,指出了進(jìn)一步研究的方向。
[Abstract]:With the development of the times, with the increasing demand for housing in our country, the real estate market is also heating up rapidly. Many domestic real estate enterprises have taken advantage of the market advantages, seized the opportunity to carry out the development of related projects. Now, like Evergrande, Vanke and Poly and other big brand real estate companies have made great achievements in real estate development projects. As a key sector of real estate development, real estate enterprises' performance management and evaluation, It not only has a great impact on the quality and quantity of the work of the enterprise and its employees, but also realizes the production of the whole enterprise. The strategic goal of development has inestimable value. This paper takes the performance appraisal and performance management of the enterprise development project in the real estate field as the research object, and expounds the background and significance of the topic. Based on the theoretical knowledge of real estate performance appraisal and management, this paper deeply analyzes the appraisal mechanism involved in the development process of real estate projects with HG real estate as an example. The context of this paper is as follows: first, introduction, From a macro perspective, this paper summarizes the research background, the significance of the topic, the real estate performance appraisal and management in domestic and foreign research status, this paper survey, The methods used in the process of research and analysis and the contents related to this paper, then the basic theory of performance appraisal and performance management, the definition, characteristics and analysis methods of the two are analyzed. It also introduces the main methods of performance appraisal, and then analyzes the development process of real estate projects, and then studies the assessment mechanism in the process of development of HG real estate projects, and analyzes the mechanism of plan management and bonus distribution. Finally, the paper summarizes the whole paper, and points out the direction of further research.
