基于競爭戰(zhàn)略的昆明養(yǎng)老地產(chǎn)發(fā)展研究

【摘要】:昆明的房地產(chǎn)發(fā)展經(jīng)過十多年的發(fā)展,目前隨著城中村改造的推進,外部大型房企大規(guī)模進入昆明市場進行開發(fā),競爭日趨激烈,房地產(chǎn)業(yè)的轉(zhuǎn)型升級成為必然趨勢。昆明的老齡化程度在全國也是很高的,但專門針對老年人的房地產(chǎn)產(chǎn)品一直是一個市場空白,在昆明發(fā)展養(yǎng)老地產(chǎn)作為昆明房地產(chǎn)企業(yè)轉(zhuǎn)型升級的一種選擇就成為可能,從企業(yè)戰(zhàn)略競爭發(fā)展的角度分析,有很多值得分析研究的地方。分析養(yǎng)老地產(chǎn)需要對養(yǎng)老地產(chǎn)的類型、定義及其所涉及的一些基礎(chǔ)理論包括老年生理學(xué)、老年心理學(xué)、老年行為學(xué)、老年建筑、管理學(xué)及市場營銷等進行綜合分析。本文重點按照邁克爾·波特關(guān)于競爭戰(zhàn)略的五力原理分析,結(jié)合昆明房地產(chǎn)發(fā)展的實際情況,對驅(qū)動養(yǎng)老地產(chǎn)產(chǎn)業(yè)競爭的諸般力量進行了分析研究,對國內(nèi)外成功的案例和昆明失敗的案例進行了分析,并從中得出引以為鑒的地方。結(jié)合理論分析和實際開發(fā)案例,對在昆明發(fā)展養(yǎng)老地產(chǎn)在產(chǎn)業(yè)競爭、客戶分析、選址及配套政策方面提出建議。
[Abstract]:The development of real estate in Kunming has gone through more than ten years. At present, with the promotion of the transformation of villages in the city, the outside large housing enterprises have entered the Kunming market on a large scale to develop. The competition is becoming increasingly fierce, and the transformation and upgrading of the real estate industry has become an inevitable trend. The degree of aging in Kunming is also very high in the whole country, but the real estate products specifically aimed at the elderly have always been a blank in the market. It is possible to develop the old-age real estate in Kunming as a choice for the transformation and upgrading of the real estate enterprises in Kunming. From the point of view of the development of strategic competition, there are many worthy of analysis and research. It is necessary to analyze the types, definitions and some basic theories of old-age real estate, such as geriatric physiology, geriatric psychology, geriatric behavior, geriatric architecture, management and marketing. According to Michael Porter's five-force principle of competitive strategy and the actual situation of real estate development in Kunming, this paper analyzes and studies the various forces that drive the competition of old-age real estate industry. This paper analyzes the successful cases at home and abroad and the failure cases of Kunming, and draws lessons from them. Combined with theoretical analysis and practical development cases, this paper puts forward some suggestions on industrial competition, customer analysis, site selection and supporting policies for the development of endowment real estate in Kunming.
