住房成本、通勤成本及群體需求異質(zhì)性研究——以天津市為例

【摘要】:在制度轉(zhuǎn)型和城市空間擴張背景下,研究城市居民住房成本與通勤成本空間互動關(guān)系及群體需求差異,能夠為城市住房政策和交通規(guī)劃管理提供決策依據(jù);凇2016年天津市交通與住房調(diào)查問卷》數(shù)據(jù),構(gòu)建住房需求函數(shù),探討不同類型城市居民住房成本與通勤成本在城市空間結(jié)構(gòu)中的互動關(guān)系。結(jié)果顯示:住房成本與通勤成本顯著負相關(guān),但不同類型城市居民對二者之間的替代關(guān)系存在較大差異,其中住房補貼、通勤方式及職業(yè)類型等屬性對居民住房成本與通勤成本之間替代關(guān)系具有較大影響。因此,從引導住房消費合理分層、優(yōu)化公共交通體系功能層次及布局、推進城市副中心建設(shè)等方面提出政策建議,促進城市居民職住平衡。
[Abstract]:Under the background of system transformation and urban space expansion, the paper studies the spatial interaction between housing cost and commuting cost of urban residents and the difference of group demand, which can provide the decision basis for urban housing policy and traffic planning management. Based on the data of Tianjin Traffic and Housing Survey in 2016, the housing demand function is constructed, and the interactive relationship between housing cost and commuting cost of different types of urban residents in urban spatial structure is discussed. The results show that there is a significant negative correlation between housing cost and commuting cost, but there are significant differences in the substitution relationship between different types of urban residents, including housing subsidies. The properties of commuting mode and occupation type have great influence on the substitution relationship between housing cost and commuting cost. Therefore, some policy suggestions are put forward to promote the balance of occupation and housing among urban residents from the following aspects: guiding reasonable stratification of housing consumption, optimizing the function level and layout of public transportation system, and promoting the construction of urban sub-center.
