【摘要】:我國房地產(chǎn)業(yè)的發(fā)展伴隨著改革開放和現(xiàn)代化建設(shè)的發(fā)展而逐步發(fā)展起來的。近年來,伴隨著房地產(chǎn)業(yè)發(fā)展的不斷升溫,房地產(chǎn)市場也逐漸顯現(xiàn)出很多問題,諸如部分地區(qū)房價過高;市場供求結(jié)構(gòu)失衡;商品房空置率高;租賃市場不規(guī)范;房地產(chǎn)市場融資單一化;開發(fā)企業(yè)資質(zhì)參差不齊等等。這些問題是我國房地產(chǎn)業(yè)發(fā)展不成熟的表現(xiàn),引起了人們對房地產(chǎn)業(yè)發(fā)展問題的關(guān)注,促進(jìn)我們對房地產(chǎn)業(yè)的發(fā)展進(jìn)行研究探索。本文首先對我國房地產(chǎn)業(yè)的發(fā)展歷程進(jìn)行概述分析,然后對美國和日本兩大發(fā)達(dá)國家的房地產(chǎn)業(yè)發(fā)展演進(jìn)路徑進(jìn)行探討,以此對我國房地產(chǎn)業(yè)的發(fā)展進(jìn)行國際比較,綜合國際發(fā)展經(jīng)驗(yàn)和市場經(jīng)濟(jì)規(guī)律,初步探討出我國房地產(chǎn)業(yè)會朝行業(yè)分工進(jìn)一步細(xì)化深化、收益模式注重現(xiàn)金流、行業(yè)定位以提供服務(wù)為主這三大方向發(fā)展演進(jìn)。本文通過構(gòu)建結(jié)構(gòu)方程模型,對房地產(chǎn)業(yè)發(fā)展過程中實(shí)體經(jīng)濟(jì)與虛擬經(jīng)濟(jì)對我國房地產(chǎn)業(yè)發(fā)展的影響進(jìn)行分析,探究實(shí)體經(jīng)濟(jì)和虛擬經(jīng)濟(jì)雙重作用下的房地產(chǎn)業(yè)發(fā)展,研究結(jié)果發(fā)現(xiàn),實(shí)體經(jīng)濟(jì)和虛擬經(jīng)濟(jì)對我國房地產(chǎn)業(yè)發(fā)展產(chǎn)生了正向的影響,而且在我國房地產(chǎn)業(yè)發(fā)展演進(jìn)過程中,虛擬經(jīng)濟(jì)對房地產(chǎn)業(yè)發(fā)展的影響相對實(shí)體經(jīng)濟(jì)對房地產(chǎn)業(yè)發(fā)展的影響會逐漸增強(qiáng)。這一分析結(jié)果驗(yàn)證了我國房地產(chǎn)業(yè)是朝著行業(yè)分工進(jìn)一步細(xì)化深化、收益模式注重現(xiàn)金流、行業(yè)定位以提供服務(wù)為三大方向發(fā)展演進(jìn)的這一問題,說明了我國房地產(chǎn)業(yè)的發(fā)展是符合經(jīng)濟(jì)發(fā)展規(guī)律和行業(yè)發(fā)展經(jīng)驗(yàn)的。綜合國際比較和實(shí)證分析結(jié)果,本文得出如下結(jié)論:隨著我國房地產(chǎn)業(yè)的發(fā)展,實(shí)體經(jīng)濟(jì)和虛擬經(jīng)濟(jì)對房地產(chǎn)業(yè)產(chǎn)生著正向促進(jìn)作用,且虛擬經(jīng)濟(jì)對房地產(chǎn)業(yè)的影響相較實(shí)體經(jīng)濟(jì)來說是不斷增強(qiáng)的;我國房地產(chǎn)業(yè)是朝著行業(yè)分工進(jìn)一步細(xì)化深化、收益模式注重現(xiàn)金流、行業(yè)定位以提供服務(wù)為主這三大方向發(fā)展演進(jìn)的,此發(fā)展方向是符合經(jīng)濟(jì)發(fā)展規(guī)律和行業(yè)發(fā)展經(jīng)驗(yàn)的;我國房地產(chǎn)業(yè)沿著此正確的發(fā)展方向演進(jìn)會推動我國房地產(chǎn)業(yè)發(fā)展實(shí)現(xiàn)從量變到質(zhì)變的轉(zhuǎn)化。本文的研究結(jié)論對推動我國房地產(chǎn)業(yè)持續(xù)健康的發(fā)展具有重要的理論意義和實(shí)踐意義。
[Abstract]:The development of real estate industry in our country is developing step by step with the development of reform and opening up and modernization. In recent years, with the development of the real estate industry, the real estate market has gradually revealed a lot of problems, such as excessive housing prices in some areas; the imbalance of market supply and demand structure; the high vacancy rate of commercial housing; the non-standard rental market; Real estate market financing single; development enterprise qualifications are uneven and so on. These problems are the immature performance of the development of real estate industry in China, which has aroused people's attention to the development of real estate industry and promoted our research and exploration on the development of real estate industry. In this paper, the development of the real estate industry in China is summarized and analyzed, and then the evolution path of the real estate industry in the United States and Japan is discussed in order to make an international comparison of the development of the real estate industry in China. Based on the experience of international development and the law of market economy, it is preliminarily discussed that the real estate industry in China will further refine and deepen the division of labor, pay attention to cash flow in revenue mode, and provide service as the main orientation of industry orientation. By constructing the structural equation model, this paper analyzes the influence of real economy and virtual economy on the development of real estate industry in China, and probes into the development of real estate industry under the dual action of real economy and virtual economy. The results show that the real economy and virtual economy have a positive impact on the development of real estate industry in China, and in the process of development of real estate industry in China, The influence of virtual economy on real estate development will be strengthened gradually. The result of this analysis verifies that the real estate industry in our country develops and evolves in the direction of further refinement and deepening of the division of labor in the industry, the focus on cash flow in the revenue mode, and the orientation of the industry in the three directions of providing services. The development of China's real estate industry is in line with the law of economic development and industry development experience. Based on the results of international comparison and empirical analysis, this paper draws the following conclusions: with the development of the real estate industry in China, the real economy and the virtual economy play a positive role in promoting the real estate industry. The impact of virtual economy on real estate industry is increasing compared with the real economy, and the real estate industry in our country is further refined and deepened towards the division of labor, and the income model focuses on cash flow. The orientation of the industry is to provide service as the main direction of development, which is in line with the law of economic development and industry development experience; The evolution of China's real estate industry along this correct development direction will promote the development of real estate industry in China to realize the transformation from quantitative change to qualitative change. The conclusion of this paper has important theoretical and practical significance for promoting the sustainable and healthy development of real estate industry in China.
