【摘要】:房地產(chǎn)業(yè)是我國經(jīng)濟(jì)的中流砥柱,房地產(chǎn)業(yè)的健康成長和長遠(yuǎn)發(fā)展對社會穩(wěn)定和經(jīng)濟(jì)穩(wěn)定具有重要意義。作為房地產(chǎn)業(yè)重要組成部分的商業(yè)地產(chǎn)隨著我國市場經(jīng)濟(jì)的發(fā)展和收入水平的提高在國民經(jīng)濟(jì)中的比重也越來越高。針對商業(yè)地產(chǎn)現(xiàn)金回流慢、投資周期長的特點(diǎn),參考國外經(jīng)驗(yàn)、結(jié)合我國國情,為商業(yè)地產(chǎn)業(yè)尋求融資新途徑,促進(jìn)行業(yè)良性循環(huán),對幫助商業(yè)地產(chǎn)行業(yè)健康持續(xù)發(fā)展意義重大。房地產(chǎn)投資信托基金(REITs)被認(rèn)為是一個較為理想的選擇。房地產(chǎn)投資信托基金(REITs)作為能夠有機(jī)結(jié)合商業(yè)地產(chǎn)市場與資本市場的融資方式,很好地推動了國外一些國家房地產(chǎn)業(yè)的健康發(fā)展。但是我國房地產(chǎn)業(yè)起步較晚,金融體系還不完善,如何在國內(nèi)現(xiàn)行法律制度與金融環(huán)境下需求突破,促進(jìn)REITs順利、健康地發(fā)展值得研究。本文對REITs在中國的發(fā)展現(xiàn)狀進(jìn)行分析研究,并提出自己理解和建議。首先對REITs的基本理論展開論述,包括其定義與類型等;對國內(nèi)外學(xué)者的研究成果進(jìn)行分析總結(jié),然后結(jié)合國內(nèi)經(jīng)濟(jì)環(huán)境指出REITs的可行性和發(fā)展基礎(chǔ);再結(jié)合國內(nèi)相關(guān)實(shí)施案例指出國內(nèi)REITs面臨的問題;最后給出REITs在國內(nèi)進(jìn)一步發(fā)展的建議并對可采納的運(yùn)行機(jī)制進(jìn)行探討。建議盡早推出房地產(chǎn)投資信托基金,推進(jìn)我國商業(yè)地產(chǎn)的去庫存,推進(jìn)我國商業(yè)地產(chǎn)供給側(cè)改革。
[Abstract]:The real estate industry is the mainstay of China's economy, the healthy growth of the real estate industry and long-term development is of great significance for social and economic stability. As an important part of the real estate industry of commercial real estate as the proportion of China's market economy development and raising the level of income in the national economy is more and more high. For cash the slow flow of commercial real estate, characteristics of the long investment cycle, with reference to foreign experience, combined with China's national conditions, to seek new ways of financing for commercial real estate industry, promote a virtuous cycle, to help commercial real estate industry sustainable development is ofgreat significance. Real estate investment trusts (REITs) is considered to be an ideal room. Real estate investment trusts (REITs) as the organic combination of the commercial real estate market and the capital market financing, it is good to promote the healthy development of the real estate industry in some foreign countries But China's real estate industry started relatively late, the financial system is not perfect, how to demand breakthrough in the financial environment and the current legal system of China, to promote the smooth and healthy development of the REITs, is worth studying. A study on the development situation of China in REITs in this paper, and put forward their own understanding and suggestions. Firstly, the basic theory of REITs is discussed, including its definition and types; research achievements of scholars at home and abroad are summarized, and then combined with the domestic economic environment, pointed out the feasibility and development of REITs; combined with the domestic implementation of the case pointed out that domestic REITs problems; finally, the further development of REITs in China and suggestions on operation mechanism can be adopted by the discussion. Recommend early launch of real estate investment trusts, promoting China's commercial real estate to the inventory, to promote China's commercial real estate supply side reforms.
