基于服務型建造的建筑企業(yè)商業(yè)地產(chǎn)開發(fā)運營模式研究

【摘要】:隨著產(chǎn)業(yè)結(jié)構(gòu)的升級和服務經(jīng)濟時代的到來,建筑企業(yè)將從價值末端的施工建造向知識、技術、人力等資源密集型服務業(yè)轉(zhuǎn)變,不斷拓寬服務范圍,開展新的經(jīng)營模式是建筑企業(yè)構(gòu)建核心競爭力的有效途徑。特別是在我國經(jīng)濟高速發(fā)展,城市化步伐不斷加快的大環(huán)境下,房地產(chǎn)市場得到了進一步發(fā)展,為商業(yè)地產(chǎn)提供了良好的發(fā)展契機,不少建筑企業(yè)紛紛進入商業(yè)地產(chǎn)領域,促使商業(yè)地產(chǎn)開發(fā)運營模式成為人們關注的焦點。本文將工業(yè)企業(yè)的服務型制造思想引入建筑企業(yè),探索商業(yè)地產(chǎn)的服務型建造開發(fā)運營模式。 本文以提高建筑企業(yè)核心競爭力為主線,,從制造業(yè)和建筑業(yè)的相似性入手,將工業(yè)企業(yè)的服務型制造經(jīng)營模式引入建筑企業(yè),提出服務型建造經(jīng)營模式,將商業(yè)地產(chǎn)建筑企業(yè)的服務范圍進一步延伸,形成了服務開發(fā)——服務建造——服務運營的新模式。主要研究內(nèi)容包括:對已有的商業(yè)地產(chǎn)運營模式進行了分析,得出目前我國商業(yè)地產(chǎn)開發(fā)運營一體化的服務型理念不夠深入;簡述了企業(yè)競爭力和建筑企業(yè)戰(zhàn)略聯(lián)盟的相關理論,形成了本研究的理論基礎;將工業(yè)企業(yè)的服務型制造思想引入建筑企業(yè),提出了在服務型建造模式下的商業(yè)地產(chǎn)開發(fā)運營的戰(zhàn)略聯(lián)盟體系,建立了建筑企業(yè)與開發(fā)商和商業(yè)管理公司的兩個聯(lián)盟體系;構(gòu)建了戰(zhàn)略聯(lián)盟伙伴選擇與評價的指標體系,以S建筑企業(yè)的商業(yè)地產(chǎn)建設項目為例,應用服務型建造聯(lián)盟及其伙伴選擇方法,形成了該建筑企業(yè)的服務體系。
[Abstract]:With the upgrading of industrial structure and the arrival of the era of service economy, construction enterprises will transform from construction construction at the end of value to resource-intensive services such as knowledge, technology, manpower, etc.Developing a new business model is an effective way for construction enterprises to build core competitiveness.Especially in the environment of rapid economic development and accelerating urbanization, the real estate market has been further developed, which provides a good opportunity for the development of commercial real estate, and many construction enterprises have entered the commercial real estate field.Commercial real estate development and operation mode has become the focus of attention.In this paper, the service-oriented manufacturing idea of industrial enterprises is introduced to the construction enterprises, and the service-oriented construction development and operation mode of commercial real estate is explored.Based on improving the core competitiveness of construction enterprises and starting from the similarity between manufacturing industry and construction industry, this paper introduces the service-oriented manufacturing management model into construction enterprises, and puts forward the service-oriented construction management model.The service range of commercial real estate construction enterprises is further extended to form a new mode of service development-service construction-service operation.The main research contents are as follows: the existing commercial real estate operation mode is analyzed, and the service concept of commercial real estate development and operation integration in our country is not deep enough at present;The related theories of competitive power of enterprises and strategic alliance of construction enterprises are briefly introduced to form the theoretical basis of this study, and the service-oriented manufacturing thought of industrial enterprises is introduced into construction enterprises.This paper puts forward the strategic alliance system of commercial real estate development and operation under the service construction mode, establishes two alliance systems between construction enterprises and developers and commercial management companies, and constructs the index system of selecting and evaluating partners of strategic alliances.Taking the commercial real estate construction project of S construction enterprise as an example, the service system of the construction enterprise is formed by applying the service construction alliance and its partner selection method.
