【摘要】：養(yǎng)老地產(chǎn)作為房地產(chǎn)項(xiàng)目一個(gè)細(xì)分,有著一般房地產(chǎn)開(kāi)發(fā)項(xiàng)目的共同特征,即投資規(guī)模大、周期長(zhǎng)、風(fēng)險(xiǎn)性高等特點(diǎn),又在具體開(kāi)發(fā)運(yùn)營(yíng)過(guò)程中有著其不同于其他地產(chǎn)項(xiàng)目的特殊特征,有著屬于養(yǎng)老地產(chǎn)項(xiàng)目所獨(dú)有的項(xiàng)目風(fēng)險(xiǎn)。 本文以養(yǎng)老地產(chǎn),特別是商業(yè)養(yǎng)老地產(chǎn)項(xiàng)目作為研究對(duì)象,分析對(duì)比國(guó)內(nèi)外養(yǎng)老地產(chǎn)發(fā)展?fàn)顩r和形式,并針對(duì)養(yǎng)老地產(chǎn)開(kāi)發(fā)項(xiàng)目的風(fēng)險(xiǎn)因素進(jìn)行分析,試圖構(gòu)造出一種有效的風(fēng)險(xiǎn)評(píng)估模型,以便有效識(shí)別和規(guī)避養(yǎng)老地產(chǎn)地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)。 第一部分為緒論,給出了本文的研究背景和相關(guān)的文獻(xiàn)綜述。 第二部分在對(duì)風(fēng)險(xiǎn)控制理論進(jìn)行詳細(xì)介紹之后,針對(duì)房地產(chǎn)行業(yè)的相關(guān)特點(diǎn),分析了一般房地產(chǎn)開(kāi)發(fā)項(xiàng)目的風(fēng)險(xiǎn)控制問(wèn)題。 第三部分在對(duì)國(guó)內(nèi)外養(yǎng)老地產(chǎn)的現(xiàn)狀進(jìn)行分析之后,對(duì)我國(guó)養(yǎng)老地產(chǎn)模式進(jìn)行了分析,探討了我國(guó)養(yǎng)老地產(chǎn)在開(kāi)發(fā)過(guò)程中不同階段的風(fēng)險(xiǎn)狀態(tài)。 第四部分是養(yǎng)老地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)的理論分析。運(yùn)用風(fēng)險(xiǎn)綜合評(píng)估的量化分析法,結(jié)合我國(guó)養(yǎng)老地產(chǎn)項(xiàng)目的風(fēng)險(xiǎn)特征,建立了綜合風(fēng)險(xiǎn)評(píng)估模型。 第五部分是實(shí)證分析。選取我國(guó)的一個(gè)較為成功的養(yǎng)老地產(chǎn)項(xiàng)目進(jìn)行實(shí)證分析。 第六部分是結(jié)論與建議。
[Abstract]:As a subdivision of real estate projects, old-age real estate has the common characteristics of general real estate development projects, that is, large scale of investment, long period, high risk and so on.In the process of specific development and operation, it has its special characteristics, which is different from other real estate projects, and has the unique project risk belonging to the pension real estate project.This article takes the endowment real estate, especially the commercial endowment real estate project as the research object, analyzes and compares the domestic and foreign endowment real estate development situation and the form, and carries on the analysis to the pension real estate development project risk factor.This paper attempts to construct an effective risk assessment model in order to effectively identify and avoid the risk of pension real estate projects.The first part is the introduction, giving the research background and related literature review.In the second part, after introducing the theory of risk control in detail, according to the characteristics of the real estate industry, the paper analyzes the risk control problems of general real estate development projects.In the third part, after analyzing the current situation of the endowment real estate at home and abroad, it analyzes the mode of the endowment real estate in our country, and probes into the risk state of the endowment real estate in different stages in the development process of our country.The fourth part is the theoretical analysis of pension real estate project risk.A comprehensive risk assessment model is established by using the quantitative analysis method of comprehensive risk assessment and combining with the risk characteristics of pension real estate projects in China.The fifth part is empirical analysis.Select a more successful pension real estate project for empirical analysis.The sixth part is the conclusion and recommendation.
