【摘要】:房地產行業(yè)在國民經濟中占有舉足輕重的地位,房地產行業(yè)的運行狀態(tài)直接影響我國經濟的平穩(wěn)健康發(fā)展和金融體系的安全,同時,房地產的財富效應也直接或間接的影響著居民的生活水平。因此,房地產價格,作為房地產價值的外在體現,成為社會各界廣泛關注的焦點。伴隨著2013上半年“新國五條”的上一屆政府調控收官之舉,新一屆政府的“去行政、重市場”理念,房產稅證收擴圍和新一輪的城鎮(zhèn)化浪潮興起,有必要進一步深入研究和探討房地產價格問題。實際數據顯示,不同的城市,以及城市中不同區(qū)位的住宅價格的價格差別很大,有的甚至相差數十倍;相同的區(qū)位,不同的鄰里環(huán)境,也會給住宅價格帶來很大的差異。本文希望以房地產行業(yè)比較發(fā)達的上海為例,運用特征價格模型,研究區(qū)位和鄰里特征對于住宅價格的影響。本文從國內外對于住宅價格的研究現狀出發(fā),使用特征價格法研究區(qū)位和鄰里特征對住宅價格的影響。通過理論分析構建模型,實證分析得出結論。首先,通過理論分析梳理了特征價格模型的起源和發(fā)展、詳細闡述了特征價格模型的理論基礎,總結了特征價格模型的應用。然后,對住宅價格進行實證分析。本文的實證分析主要集中于分析區(qū)位(到CBD的距離、小區(qū)地鐵可達性)和鄰里(學區(qū)、社區(qū))特征對住宅價格的影響。采用循序漸進的思路,第一步,分析區(qū)位對住宅價格的影響。第二步,在區(qū)位的基礎上加入學區(qū)和社區(qū)變量,進一步分析各特征對住宅價格的影響。本文的創(chuàng)新性主要在于:(1) 本文采用小區(qū)住宅成交均價作為特征分析的價格,剔除了住房微觀建筑特征信息,而將模型主要構建于住宅的區(qū)位和鄰里特征上,以研究住宅整體的區(qū)位和鄰里特征對住宅價格的影響。(2) 本文在住宅區(qū)位特征中的交通便利性的研究中選擇了小區(qū)的地鐵可達性而非使用得較多的公交線路條數作為研究變量,由于地鐵作為現代化的交通工具,方便快捷,逐漸成為人們廣泛且更愿意選擇的出行工具。(3) 本文研究了鄰里特征中的住宅學區(qū)和社區(qū)特征對住宅價格的影響,關于學區(qū)和社區(qū)對住宅價格的影響,國內相應的實證研究不多,本文在此對其進行一些探討。(4) 本文的數據為2014年最新的住房成交數據,對于政府合理進行城實規(guī)劃和開發(fā)商合理進行房地產開發(fā)都具有新的現實參考意義。
[Abstract]:The real estate industry plays an important role in the national economy. The running state of the real estate industry directly affects the steady and healthy development of our economy and the safety of the financial system, at the same time, The wealth effect of the real estate also directly or indirectly affects the living standard of the residents. Therefore, the real estate price, as the external embodiment of the real estate value, It has become the focus of attention from all walks of life. Along with the actions of the previous government in the first half of 2013, the concept of "going to administration and emphasizing the market", the new government has adopted the principle of "going to administration and paying more attention to the market." With the expansion of property tax and the rise of a new wave of urbanization, it is necessary to further study and explore the problem of real estate prices. The actual data show that the prices of housing prices vary greatly in different cities, as well as in different areas of cities. Some are even tens of times different; the same location, different neighborhood environment, will also bring great differences in housing prices. This paper hopes to take Shanghai, where the real estate industry is more developed, as an example, using the characteristic price model. This paper studies the influence of location and neighborhood characteristics on housing price. Based on the current situation of research on housing price at home and abroad, this paper uses the method of characteristic price to study the influence of location and neighborhood characteristics on housing price. First of all, the origin and development of feature price model are combed through theoretical analysis, the theoretical basis of feature price model is expounded in detail, and the application of feature price model is summarized. This paper mainly focuses on the impact of location (distance to CBD, subway accessibility) and neighborhood (school district, community) characteristics on housing prices. The first step is to analyze the influence of location on housing price. The second step is to add school district and community variables on the basis of location. The main innovation of this paper is that the average transaction price of residential housing is used as the price of characteristic analysis, and the information of micro building features of housing is excluded, and the main innovation of this paper is that the average transaction price of residential buildings is taken as the price of characteristic analysis. The model is mainly based on the residential location and neighborhood characteristics. In order to study the impact of residential location and neighborhood characteristics on housing price. 2) in the study of traffic convenience in residential location, this paper chooses the subway accessibility rather than the number of bus lines used more as the research variables. As a modern means of transportation, subway has gradually become a popular and more willing travel tool.) this paper studies the influence of residential school district and community characteristics on housing price. There are few empirical studies on the impact of school districts and communities on housing prices in China. This paper discusses the impacts of school districts and communities on housing prices. The data in this paper are the latest data on housing transactions in 2014. It has new practical reference significance for the government to carry out reasonable urban planning and developers to develop real estate reasonably.
