【摘要】:近些年以來(lái),房地產(chǎn)行業(yè)面臨著開(kāi)發(fā)類(lèi)型及模式的創(chuàng)新和轉(zhuǎn)型。文化旅游地產(chǎn)這一嶄新的地產(chǎn)開(kāi)發(fā)模式,為文化業(yè)、旅游業(yè)和房地產(chǎn)業(yè)的共同發(fā)展提供了一個(gè)良好的平臺(tái),并隨之成為廣受關(guān)注的焦點(diǎn)。但根據(jù)查閱到的國(guó)內(nèi)外文獻(xiàn)資料來(lái)看,專(zhuān)門(mén)針對(duì)文化旅游地產(chǎn)做研究的比較少見(jiàn);诖,本論文就西安市文化旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)模式的選擇與評(píng)價(jià)進(jìn)行了研究。 本論文首先簡(jiǎn)要地介紹了文化旅游地產(chǎn)的發(fā)展背景及研究的必要性。在參考我國(guó)學(xué)者對(duì)文化旅游地產(chǎn)和旅游地產(chǎn)有關(guān)研究的基礎(chǔ)上,從文化旅游開(kāi)發(fā)的視角界定了文化旅游地產(chǎn)的概念。通過(guò)分析文化旅游地產(chǎn)的特點(diǎn)和發(fā)展現(xiàn)狀,,將文化旅游地產(chǎn)的開(kāi)發(fā)模式劃分為五類(lèi),包括:借助原有建筑文化保護(hù)開(kāi)發(fā)的休閑旅游地產(chǎn)、借助地脈文化開(kāi)發(fā)的旅游商務(wù)地產(chǎn)、借助地脈文化開(kāi)發(fā)的住宅地產(chǎn)、現(xiàn)代文化創(chuàng)新開(kāi)發(fā)的休閑旅游地產(chǎn)和綜合型文化旅游地產(chǎn);诖,科學(xué)分析了文化旅游地產(chǎn)不同開(kāi)發(fā)模式的主要影響因素,采用Delphi法,確立了開(kāi)發(fā)模式選擇與評(píng)價(jià)的指標(biāo)體系。之后,采用層次分析法、熵技術(shù)指標(biāo)權(quán)重修正法和模糊綜合評(píng)價(jià)法等方法構(gòu)建了文化旅游地產(chǎn)開(kāi)發(fā)模式的選擇與評(píng)價(jià)模型。進(jìn)一步運(yùn)用所構(gòu)建的模型對(duì)西安市大明宮遺址區(qū)保護(hù)改造項(xiàng)目的案例進(jìn)行實(shí)證研究,驗(yàn)證了該模型的可行性。 本論文研究結(jié)果對(duì)西安市文化旅游地產(chǎn)開(kāi)發(fā)模式的選擇具有積極的指導(dǎo)意義和一定的參考價(jià)值。
[Abstract]:In recent years, the real estate industry is facing the innovation and transformation of the development type and mode. Cultural tourism real estate, a new real estate development model, provides a good platform for the common development of cultural industry, tourism industry and real estate industry. And then became the focus of wide attention. But according to the domestic and foreign literature, the research on cultural tourism real estate is relatively rare. Based on this, This paper studies the selection and evaluation of the development model of cultural tourism real estate projects in Xi'an. Firstly, this paper briefly introduces the background of cultural tourism real estate development and the necessity of research, on the basis of referring to Chinese scholars' research on cultural tourism real estate and tourism real estate, This paper defines the concept of cultural tourism real estate from the perspective of cultural tourism development. By analyzing the characteristics and development status of cultural tourism real estate, the development mode of cultural tourism real estate is divided into five categories. Including: leisure tourism real estate developed with the help of the original architectural culture, tourism commercial real estate developed with the aid of the local vein culture, residential property developed with the aid of the earth vein culture, Leisure tourism real estate and comprehensive cultural tourism real estate are developed by modern culture innovation. Based on this, the main influencing factors of different development modes of cultural tourism real estate are analyzed scientifically, and the Delphi method is adopted. The index system of development mode selection and evaluation is established. The selection and evaluation model of cultural tourism real estate development model is constructed by entropy technical index weight correction method and fuzzy comprehensive evaluation method. Further, the model is used to protect and rebuild the site area of Daming Palace in Xi'an City. To carry out an empirical study of the case study, The feasibility of the model is verified. The results of this paper have positive guiding significance and certain reference value for the choice of the development mode of cultural tourism real estate in Xi'an.
