DS房產(chǎn)公司養(yǎng)老地產(chǎn)項(xiàng)目可行性研究

【摘要】:在世界人口老齡化的大趨勢下,中國呈現(xiàn)出老齡人口多、增長速度快的特點(diǎn)。寧波市第六次全國人口普查數(shù)據(jù)表明,寧波市常住人口中60歲及以上人口為100.8171萬人,占總?cè)丝诘?3.26㳠,,65歲及以上人口為65.4750萬人,占總?cè)丝诘?.61㳠,正處于人口老齡化加速發(fā)展的初期階段。預(yù)計(jì)2019年和2029年,老年人口比重將達(dá)到25%和33%。2015年老齡化水平為22.1%,老人數(shù)將達(dá)到132.81萬人,全面進(jìn)入老齡化社會。同時(shí),寧波區(qū)位優(yōu)勢明顯,經(jīng)濟(jì)基礎(chǔ)良好,人文底蘊(yùn)深厚,房地產(chǎn)高速發(fā)展的時(shí)代已經(jīng)結(jié)束,具備發(fā)展高端休閑養(yǎng)老地產(chǎn)項(xiàng)目的現(xiàn)實(shí)基礎(chǔ)。同時(shí)就DS集團(tuán)自身來說重資產(chǎn)項(xiàng)目已經(jīng)很難取得高回報(bào),建設(shè)一個(gè)標(biāo)志性的高端休閑養(yǎng)老地產(chǎn)是企業(yè)轉(zhuǎn)型升級的契機(jī)。 本論文以公司的東錢湖412項(xiàng)目進(jìn)行可行性研究,找出寧波發(fā)展高端休閑養(yǎng)老地產(chǎn)項(xiàng)目需要關(guān)注的要點(diǎn)和問題。本論文以項(xiàng)目背景和研究意義開篇,其次詳細(xì)分析項(xiàng)目投資環(huán)境和寧波市場基本狀況,點(diǎn)出在寧波發(fā)展高端休閑養(yǎng)老地產(chǎn)項(xiàng)目的現(xiàn)實(shí)基礎(chǔ)。接下來,本文通過項(xiàng)目選址點(diǎn)出高端休閑養(yǎng)老地產(chǎn)的選址原則,不同的區(qū)域的比較優(yōu)勢,指出選址東錢湖區(qū)域發(fā)展高端休閑養(yǎng)老地產(chǎn)項(xiàng)目的科學(xué)性。第四部分具體闡述項(xiàng)目的定位、產(chǎn)品規(guī)劃方案、項(xiàng)目SWOT分析、項(xiàng)目建設(shè)安排和具體的運(yùn)作安排,對項(xiàng)目做了較為完整的解讀。第五部分針對項(xiàng)目具體指標(biāo)和工程建設(shè)方案,分析項(xiàng)目成本和資金籌措方案。最后,通過前面完整闡述項(xiàng)目各個(gè)方面情況,指出項(xiàng)目對寧波、對東錢湖、對企業(yè)自身以及對養(yǎng)老產(chǎn)業(yè)的深遠(yuǎn)影響,并客觀進(jìn)行風(fēng)險(xiǎn)分析,提出風(fēng)險(xiǎn)控制的手段和措施。 通過可行性分析,雖然資金壓力比較大,但是項(xiàng)目還是可行的。項(xiàng)目還需注重以下方面,前期策劃需要更詳實(shí)精準(zhǔn),戰(zhàn)略資源引入更為嚴(yán)謹(jǐn),開發(fā)建設(shè)過程中在注重后期運(yùn)營效果的同時(shí)嚴(yán)格成本控制,后期的可持續(xù)經(jīng)營注重服務(wù)的品質(zhì)和精神價(jià)值的體現(xiàn)。
[Abstract]:Under the trend of aging of the world population, China has a large aging population and a rapid growth rate. According to the 6th National Census of Ningbo, the resident population of Ningbo City aged 60 and above is one million eight thousand and one hundred and seventy-one , accounting for 13.26% of the total population. The population aged 65 and above is 654,750, accounting for 8.61% of the total population. In 2019 and 2029, the proportion of the elderly population is expected to reach 25% and 330.The aging level in 2015 will be 22.1. the number of the elderly will reach one million three hundred and twenty-eight thousand and one hundred , and the population will enter an aging society in all its aspects. Ningbo has a clear geographical advantage, a sound economic base, a profound cultural heritage, and the era of rapid real estate development has ended. At the same time, it is difficult for DS Group to make a high return on heavy assets project. Building an iconic high-end leisure pension real estate is an opportunity for enterprises to transform and upgrade. In this paper, the feasibility of Dongqianhu 412 project is studied to find out the key points and problems to be paid attention to in the development of high-end leisure pension real estate project in Ningbo. Secondly, it analyzes the investment environment of the project and the basic situation of Ningbo market in detail, points out the realistic foundation of developing high-end leisure old-age real estate project in Ningbo. The comparative advantages of different regions, pointing out the scientific nature of developing high-end leisure pension real estate projects in the Dongqanhu area. 4th part describes the location of the project, product planning scheme, project SWOT analysis, The project construction arrangement and the concrete operation arrangement, has made the quite complete explanation to the project. 5th part aimed at the project concrete target and the project construction plan, analyzed the project cost and the fund raising plan. Finally, In this paper, the author points out the profound influence of the project on Ningbo, Dongqian Lake, the enterprise itself and the industry of the aged, and analyzes the risk objectively, and puts forward the means and measures of risk control. Through feasibility analysis, although the funding pressure is relatively high, the project is still feasible. The project also needs to pay attention to the following aspects: early planning needs to be more detailed and accurate, and strategic resources to be introduced more rigorously. In the process of development and construction, we should pay attention to the late operation effect and strict cost control at the same time, and pay attention to the embodiment of service quality and spiritual value in the later sustainable operation.
