【摘要】：在我國(guó)城市經(jīng)濟(jì)發(fā)展中，樓宇經(jīng)濟(jì)主要是指以新開(kāi)發(fā)和閑置的商務(wù)樓或商業(yè)樓為載體，通過(guò)出租、售賣(mài)、合作等多種形式，招商引進(jìn)現(xiàn)代服務(wù)企業(yè)和都市型工業(yè)，從而培育形成新稅源，促進(jìn)城市經(jīng)濟(jì)發(fā)展的經(jīng)濟(jì)活動(dòng),是一種現(xiàn)代服務(wù)業(yè)與商務(wù)樓宇載體相結(jié)合的高級(jí)經(jīng)濟(jì)形態(tài)[17]。隨著現(xiàn)代服務(wù)業(yè)的發(fā)展，樓宇經(jīng)濟(jì)已經(jīng)發(fā)展成為中心城區(qū)轉(zhuǎn)變經(jīng)濟(jì)發(fā)展方式、調(diào)整優(yōu)化產(chǎn)業(yè)結(jié)構(gòu)、促進(jìn)就業(yè)和稅收及有效拓展空間發(fā)展瓶頸的重要途徑，成為區(qū)域經(jīng)濟(jì)發(fā)展的一個(gè)新的經(jīng)濟(jì)增長(zhǎng)點(diǎn)，對(duì)促進(jìn)我國(guó)城市經(jīng)濟(jì)持續(xù)健康發(fā)展具有重要意義。河西區(qū)作為天津市的中心城區(qū)，轄區(qū)面積和發(fā)展空間有限，可利用和開(kāi)發(fā)的土地日益稀少，針對(duì)目前樓宇經(jīng)濟(jì)發(fā)展現(xiàn)狀，如何突破樓宇發(fā)展的瓶頸約束，擴(kuò)大樓宇經(jīng)濟(jì)發(fā)展總量，向空間要效益、向空間謀發(fā)展，為區(qū)域經(jīng)濟(jì)發(fā)展拓展新的經(jīng)濟(jì)增長(zhǎng)點(diǎn)，成為了河西區(qū)區(qū)域經(jīng)濟(jì)持續(xù)快速發(fā)展面前的一道研究課題。通過(guò)本文的研究，希望能夠?qū)游鲄^(qū)在發(fā)展樓宇經(jīng)濟(jì)方面起到一定的借鑒和參考作用。 本文首先對(duì)樓宇經(jīng)濟(jì)相關(guān)研究進(jìn)行綜述，解讀了國(guó)內(nèi)外樓宇經(jīng)濟(jì)的概念內(nèi)涵，樓宇經(jīng)濟(jì)的發(fā)展模式、發(fā)展路徑、發(fā)展策略等研究現(xiàn)狀，介紹了我國(guó)樓宇經(jīng)濟(jì)發(fā)展的現(xiàn)實(shí)意義、發(fā)展現(xiàn)狀和主要特點(diǎn)，特別介紹了天津市樓宇經(jīng)濟(jì)發(fā)展的現(xiàn)狀和特點(diǎn)，以及發(fā)達(dá)城區(qū)對(duì)天津市發(fā)展樓宇經(jīng)濟(jì)的借鑒和啟示作用，進(jìn)一步明晰河西區(qū)發(fā)展樓宇經(jīng)濟(jì)的現(xiàn)實(shí)背景。后文運(yùn)用SWOT分析方法，通過(guò)對(duì)河西區(qū)經(jīng)濟(jì)社會(huì)、現(xiàn)代服務(wù)業(yè)和樓宇經(jīng)濟(jì)發(fā)展的現(xiàn)狀情況進(jìn)行比較分析，總結(jié)得出了河西區(qū)發(fā)展樓宇經(jīng)濟(jì)所具備的發(fā)展優(yōu)勢(shì)、存在的主要問(wèn)題，，面臨的發(fā)展機(jī)遇和挑戰(zhàn)，在此基礎(chǔ)上，結(jié)合區(qū)情提出了河西區(qū)發(fā)展樓宇經(jīng)濟(jì)的戰(zhàn)略目標(biāo)、發(fā)展思路及發(fā)展重點(diǎn),進(jìn)而提出可實(shí)踐、可操作的應(yīng)對(duì)策略，進(jìn)一步提高河西區(qū)樓宇經(jīng)濟(jì)的發(fā)展水平。展望“十二五”，樓宇經(jīng)濟(jì)必將成為河西區(qū)提高城市區(qū)域競(jìng)爭(zhēng)力、實(shí)現(xiàn)城市經(jīng)濟(jì)跨越式發(fā)展的有效之路。
[Abstract]:In our country's urban economic development, the building economy mainly refers to the new development and idle business buildings or commercial buildings as the carrier, through the rental, sale, cooperation and other forms of investment to introduce modern service enterprises and urban industries. Thus, to cultivate new tax sources and promote the development of urban economy is a kind of advanced economic form which combines modern service industry with commercial building carrier [17]. With the development of modern service industry, The building economy has developed into an important way to transform the mode of economic development, adjust and optimize the industrial structure, promote employment and taxation, and effectively expand the bottleneck of spatial development in central urban areas, and become a new economic growth point for regional economic development. Hexi District, as the central city of Tianjin, has a limited area and development space, and the land available for utilization and development is increasingly scarce, in view of the present situation of building economy development, Hexi District is of great significance in promoting the sustainable and healthy development of urban economy in China. How to break through the bottleneck constraints of the development of buildings, expand the total amount of economic development of buildings, seek benefits from space and seek development in space, so as to expand new economic growth points for regional economic development, It has become a research subject in front of the sustained and rapid development of regional economy in Hexi District. Through the research of this paper, it is hoped that it can be used for reference and reference to the development of building economy in Hexi District. This paper first summarizes the related research on building economy, interprets the concept connotation, the development mode, the development path, the development strategy of the building economy at home and abroad, and introduces the practical significance of the development of the building economy in our country. This paper introduces the present situation and characteristics of the development of Tianjin's building economy, as well as the reference and enlightenment function of the developed urban areas to the development of Tianjin's building economy. Further clarify the realistic background of the development of building economy in Hexi District. By using SWOT analysis method, this paper compares and analyzes the present situation of economic society, modern service industry and building economy in Hexi District. In this paper, the advantages, problems, opportunities and challenges of building economy development in Hexi district are summarized. On the basis of this, the strategic goal of building economy development in Hexi district is put forward in combination with the situation of Hexi district. This paper puts forward practical and operable countermeasures to further improve the development level of the building economy in Hexi District. Looking forward to the 12th Five-Year Plan, the building economy will become the city area of Hexi District to improve its competitiveness. The effective way to realize the leapfrog development of urban economy.
