土地開發(fā)強(qiáng)度與產(chǎn)投比關(guān)系研究
[Abstract]:After many years of development, the development zone has become an important pillar of our country's economic development. The regulation of land development intensity has become an important means of improving land use efficiency, economic efficiency and environmental quality in the development zone. It is the key to the development of the development zone's sustainable development. in that case of increasing investment and increasing the development strength of the land, the investment ratio of industrial real estate in the development zone will continue to be promoted with the improvement of the development intensity of the land; under certain social system and scientific and technological level conditions, Whether an optimal land development intensity exists in the development process of the development zone; for these problems, it will be beneficial to analyze the improvement of the land development intensity, change the performance of the performance of the industrial real estate investment ratio, It is also an active exploration of the classification of the development zone from the angle of land development intensity and industrial real estate investment ratio, which has far-reaching significance for the development of the management and control strategy of the development zone management unit in the future. Based on the above, the relationship between land development intensity and industrial real estate investment is studied in this paper. Therefore, 99 development zones which are comparable in Zhejiang Province are selected as the research samples, and the industrial land data of 99 development zones in 2014 are investigated, and then the index system of land development intensity measurement is constructed, and then the land development intensity of 99 development zones in Zhejiang Province is estimated. obtaining the land development strength score to represent the land development strength; carrying out industrial real estate investment comparison analysis to obtain the data of the industrial real estate investment ratio index of the development zone; in the regression analysis, setting the land development strength score of each development zone as an independent variable; The industrial real estate investment ratio data of each development zone is set as a dependent variable, and then the improvement of the land development intensity is researched, and the change of the boundary effect of the industrial industrial real estate investment ratio is improved, and the optimal land development intensity is empirically studied, and then the correlation analysis is combined, In order to provide theoretical support for the optimization of land development intensity and industrial real estate investment ratio in the development zone, the classification criterion of development zone type is established, which is divided according to the classification of 99 development zones in Zhejiang. The main conclusions are as follows: (1) According to the empirical analysis of 99 development zones in Zhejiang Province, the improvement of land development intensity in the development zone will have a marginal increasing effect on the promotion of industrial real estate investment ratio, and the marginal decreasing effect will occur after reaching a critical point. (2) According to the regression analysis and the correlation analysis in the empirical study, the land development intensity is divided into 0. 5977 is the best land development intensity in the empirical research, this point is used as the classification basis, the criteria for the classification of the development zone type are put forward, and it is named according to the characteristics of each type. The classification criteria and types of the types are as follows: The development intensity of the land is improved. For industrial real estate investment, the development zone with marginal increasing effect will be divided into one category. The development zone of F? 0. 5977 is classified as a class, and it is named as marginal benefit incremental development zone; With the improvement of land development intensity, the development zone with marginal diminishing effect on industrial real estate investment is divided into one kind, and the development zone of F5.5977 is classified into one kind, and it is named marginal benefit decline type development zone. (3) On the basis of carrying out the empirical analysis, we get the best land development intensity, put forward the classification criterion of type by combining the correlation analysis, and carry out demonstration type division on 99 development zones in Zhejiang in 2014. The results obtained are: 83 in marginal benefit increment type development zone. There are 16 marginal benefit-diminishing development zones. (4) According to the empirical research results of Zhejiang development zone type division, the management and control strategy of urbanization can be put forward. For the marginal benefit increasing type development zone, the management and control strategy should pay more attention to improving the land development intensity of the development zone, through the volume ratio, the building density and the investment intensity, In order to promote the cooperation of land development intensity and industrial real estate investment ratio, the management and control strategy of the management unit should pay more attention to the promotion of land-use enterprises to accelerate the transformation of development mode. Carry out scientific and technological innovation and industrial transformation and upgrading to further improve the optimal land development strength.
