【摘要】：科學(xué)確定地票交易定價(jià)模式有助于地票價(jià)格真實(shí)反映地票的內(nèi)在價(jià)值,保障農(nóng)民經(jīng)濟(jì)權(quán)益和實(shí)現(xiàn)農(nóng)村土地增值。本文在分析地票交易內(nèi)在價(jià)值的基礎(chǔ)上,結(jié)合均衡理論和重慶地票交易實(shí)踐,分析地票定價(jià)的市場運(yùn)行機(jī)制,運(yùn)用博弈論探討農(nóng)民與政府雙方博弈,分析不同區(qū)位特征條件下開發(fā)商的成本與收益約束。結(jié)果顯示,現(xiàn)行地票定價(jià)模式在反映市場機(jī)制作用、實(shí)現(xiàn)農(nóng)民預(yù)期效應(yīng)、體現(xiàn)區(qū)位特征差異方面還存在不足,并從地票定價(jià)機(jī)制視角提出解決途徑。
[Abstract]:Determining the pricing model of land ticket transaction scientifically helps to truly reflect the intrinsic value of land ticket price, to protect farmers' economic rights and interests and to realize the value of rural land. This paper analyzes the intrinsic value of land ticket transaction. Combined with equilibrium theory and Chongqing ticket trading practice, this paper analyzes the market operation mechanism of ticket pricing, and uses game theory to discuss the game between farmers and government. This paper analyzes the cost and income constraints of developers under different locational characteristics. The results show that the current pricing model reflects the role of market mechanism and realizes the farmers' expected effect. There are still shortcomings in reflecting the differences of location characteristics, and the solutions are put forward from the perspective of pricing mechanism.
