【摘要】:PG集團多元化經營,主要從事地產開發(fā)及房地產基金業(yè)務。本商業(yè)計劃書是有關PG投資集團意向承接的環(huán)渤海經濟圈外的第一個項目。NJ花園商住地產項目的可行性研究報告,包括項目的環(huán)境分析、市場定位、產品定位、價格定位、開發(fā)計劃、成本限額、推盤計劃、風險控制等分析結果。研究目標一方面為相關債權人提供項目投資信息,保障項目資金籌集;另一方面為投資方項目開發(fā)提供可靠的決策依據。 本商業(yè)計劃書首先介紹了項目拓展的歷史背景和動因,隨后闡述了開發(fā)方案:PG公司將通過股權受讓方式獲得“NJ花園”商住項目開發(fā)權,通過周密調研,充分挖掘項目特點,賦予其文化內涵,打造都市綠色、休閑生活。 運用“五力競爭模型分析法”和“SWOT分析法”,對項目的競爭環(huán)境作了詳細分析和比較,認為項目區(qū)位優(yōu)勢、環(huán)境優(yōu)勢、集聚優(yōu)勢突出。盡管存在潛在進入者及現有競爭對手威脅及價格競爭,但該區(qū)域目前房地產供不應求。通過差異化策略可回避同質化競爭,揚長避短,獨辟蹊徑,實現預期目標。 項目總投入68443萬元(除所得稅外),其中投資方自籌25000萬元,銀行融資30000萬元,銷售資金返投13500萬元。股權投資凈現金流25065(84065-59000)萬元為正,股權投資財務凈現值10237(69237-59000)萬元大于零,投資回收期14個月,,項目可行。 敏感性分析顯示,價格是影響項目收益的重要財務因素,與投入相比,價格因素更敏感。通過對政策風險、管理風險和市場風險采取相應對策,項目風險可控的。 通過分析認為:“NJ花園”項目具有收益較高、開發(fā)周期短、風險可控等優(yōu)勢,符合集團“短平快”項目要求,項目可行。
[Abstract]:PG Group diversifies, mainly engaged in real estate development and real estate fund business. This business plan is a feasibility study report on the first project outside the Bohai Economic Circle, outside the Bohai Economic Circle, which PG Investment Group intends to undertake. Including environmental analysis, market positioning, product positioning, price positioning, development plan, cost limitation, push plan, risk control, etc. On the one hand, the research objective is to provide project investment information for relevant creditors. Guarantee project financing; on the other hand, provide reliable decision-making basis for investor project development. This business plan first introduces the historical background and motivation of project expansion, and then expounds the development scheme: PG company will obtain the "NJ Garden" commercial and residential project development right through equity transfer, and fully excavate the characteristics of the project through thorough investigation. Endow its cultural connotation, create urban green, leisure life. This paper makes a detailed analysis and comparison of the competitive environment of the project by using the "five forces competition model analysis method" and "SWOT analysis method", and thinks that the project location advantage, the environmental advantage, the project location superiority, the environment superiority, The agglomeration advantage is outstanding. Although there are threats from potential entrants and existing competitors and price competition, the current supply of real estate in this region is short of supply. Achieve the desired goal. The total investment of the project is 684.43 million yuan (in addition to income tax, 250 million yuan for investors, 300 million yuan for bank financing, 135 million yuan for back investment of sales funds, 25065% net cash flow of equity investment, 84065-59000 yuan) of which is positive, and the financial net present value of equity investment is 10237,69237-59 million yuan. The investment payback period is 14 months and the project is feasible. Sensitivity analysis shows that price is an important financial factor affecting project income. Compared with input, price factor is more sensitive. Through adopting corresponding countermeasures to policy risk, management risk and market risk, project risk can be controlled. Through the analysis, it is concluded that the NJ Garden project has the advantages of high income, short development period, controllable risk and so on, which meets the requirements of the group's "short, flat, fast" project and is feasible.
