保利旅游房地產開發(fā)模式研究

【摘要】:保利房地產股份有限公司是中國保利集團控股的大型國有房地產企業(yè),是中國保利集團房地產業(yè)務的運作平臺,國家一級房地產開發(fā)資質企業(yè)。近幾年,,尤其是從2014年傳統(tǒng)房地產業(yè)的發(fā)展態(tài)勢來看,市場預期并不樂觀,甚至部分開發(fā)企業(yè)陷入房地產的困境中,行業(yè)需要尋找一個新的突破和收益增長點,旅游房地產業(yè)成為投資的熱點,吸引了大量資金涌入。 旅游房地產業(yè)作為我國新興的行業(yè),具有投資周期長、規(guī)模大、風險高的特點。但其實踐在我國也才剛剛起步,相關理論體系還不成熟,前期的策劃和開發(fā)模式的選擇直接關系到項目的成敗。本文首先對現(xiàn)有國內外旅游房地產開發(fā)模式進行了詳細回顧,接著,從旅游房地產相關概念和我國現(xiàn)有四大開發(fā)模式出發(fā),通過內外環(huán)境分析和SWOT評分模型,構建了旅游房地產開發(fā)模式分析框架。以此分析框架為基礎,分析了保利旅游房地產外部和內部環(huán)境,應用SWOT評分模式作出了評估,對保利旅游房地產開發(fā)模式進行了總體選擇和項目具體選擇,最后提出了旅游房地產開發(fā)模式的優(yōu)化建議。
[Abstract]:Poly Real Estate Co., Ltd. is a large state-owned real estate enterprise controlled by China Poly Group. It is the operating platform of the real estate business of China Poly Group and the national first-class real estate development qualification enterprise. In recent years, especially from the development trend of the traditional real estate industry in 2014, the market expectation is not optimistic, and even some development enterprises fall into the predicament of real estate, so the industry needs to find a new breakthrough and revenue growth point. Tourism real estate industry has become the hot spot of investment, attracting a large number of capital influx. As a new industry in China, the tourism real estate industry has the characteristics of long investment cycle, large scale and high risk. However, its practice is just beginning in our country, the relevant theoretical system is not mature, the choice of early planning and development mode is directly related to the success or failure of the project. This paper first reviews the existing domestic and foreign tourism real estate development models, and then, from the tourism real estate related concepts and the existing four development models in China, through the internal and external environment analysis and SWOT scoring model, The analysis frame of tourism real estate development model is constructed. Based on this analysis framework, this paper analyzes the external and internal environment of Poly tourism real estate, evaluates it with SWOT scoring model, and makes a general selection and project specific selection of Poly tourism real estate development model. Finally, the paper puts forward some suggestions for the optimization of tourism real estate development mode.
