天津智慧城項目可行性研究

【摘要】:隨著我國經濟的發(fā)展,城市化水平在不斷的提高。城市化是一個地區(qū)的人口向城鎮(zhèn)和城市相對集中的過程,人們的生產和生活方式由鄉(xiāng)村型向城市型轉化的同時,房地產行業(yè)也會獲得快速的發(fā)展。在城市近郊區(qū)采取“城中村”改造的模式,征地還遷建設住房,是加快城市化建設、拓寬城市化道路、促進房地產行業(yè)良性健康發(fā)展的重要途徑之一。 本文重點研究了天津市“城中村”改造示例,即東麗區(qū)“智慧城”項目。它既是天津市“城中村”改造的重點,也是東麗區(qū)加速推進城市化進程的關鍵一步。在保證當?shù)鼐用襁遷新居的基礎上,剩余土地用于建設商品房出售,形成了改善居民生存環(huán)境、實現(xiàn)經濟效益的雙贏局面。同時智慧城項目的開工建設,將進一步促進全區(qū)城鄉(xiāng)一體化發(fā)展。 本文結合相關政策、法律及技術經濟知識,運用理論研究與實證分析相結合的研究方法。通過分析可知受市區(qū)內高房價壓力的影響,大量人口將購買意向轉移到了近郊四區(qū),該項目所在東麗區(qū)房價穩(wěn)定增長、需求態(tài)勢強勁,因此該項目具有良好的市場前景。由于施工過程中會對周圍生態(tài)環(huán)境帶來一定的影響,因此文中從項目所在地自然因素、當前環(huán)境現(xiàn)狀及污染源識別三方面深入的研究了該項目對環(huán)境的影響程度,并給出了相應的防范措施。從環(huán)境保護方面考量了該項目的可行性。文中從項目成本估算、收入估算以及相關重要財務經濟指標等方面綜合分析了該項目的可行性。并對其進行了敏感性分析及風險識別,制定出了相關的應對措施。該項目能夠取得較可觀的利潤,并具有一定的抗風險能力,因此從經濟上來說可行。最后,為盡量減小項目風險,保障項目穩(wěn)妥并切實可行,進行定量風險評估,并對風險等級高的兩大風險因素給出相應的風險防范措施。 通過對智慧城項目深入、系統(tǒng)的分析,得到相應的評價指標,確定出該項目的可行性,為項目實施提供了依據(jù)。
[Abstract]:With the development of our country's economy, the level of urbanization is constantly improving. Urbanization is a relatively concentrated process of population in a region to towns and cities. When people's production and life style changes from rural to urban, the real estate industry will also get rapid development. It is one of the important ways to speed up the construction of urbanization, widen the road of urbanization and promote the healthy development of real estate industry. This paper focuses on the example of "village in city" in Tianjin, that is, "wisdom city" project in Dongli district. It is not only the focal point of the transformation of "villages in cities" in Tianjin, but also the key step of accelerating the urbanization process in Dongli District. On the basis of ensuring that local residents also move to new houses, the remaining land is used for building commercial housing for sale, which forms a win-win situation for improving the living environment of residents and realizing economic benefits. At the same time, the construction of the Wisdom City project will further promote the integration of urban and rural areas. This paper combines the relevant policies, laws and technical and economic knowledge, using theoretical research and empirical analysis of the combination of research methods. Through the analysis, we can know that under the influence of the high house price pressure in the urban area, a large number of people have transferred the purchase intention to the four suburban areas. The project is located in Dongli district, where the house price increases steadily and the demand situation is strong, so the project has a good market prospect. Because the construction process will bring certain influence to the surrounding ecological environment, this paper deeply studies the impact degree of the project on the environment from three aspects: the natural factors of the project location, the current environmental situation and the identification of the pollution sources. The corresponding preventive measures are also given. The feasibility of the project is considered in terms of environmental protection. In this paper, the feasibility of the project is comprehensively analyzed from the aspects of cost estimation, income estimation and related important financial and economic indicators. Sensitivity analysis and risk identification are carried out, and relevant countermeasures are worked out. The project can make considerable profits and have a certain ability to resist risks, so it is economically feasible. Finally, in order to minimize the project risk and ensure the safety and feasibility of the project, the quantitative risk assessment is carried out, and the corresponding risk prevention measures are given for the two risk factors with high risk grade. Through the thorough and systematic analysis of the Wise City project, the corresponding evaluation indexes are obtained, and the feasibility of the project is determined, which provides the basis for the project implementation.
