【摘要】:最近幾年,我國(guó)房地產(chǎn)行業(yè)的發(fā)展已經(jīng)引起了世界的關(guān)注,房地產(chǎn)行業(yè)已經(jīng)在我國(guó)國(guó)民經(jīng)濟(jì)發(fā)展中扮演著十分重要的角色。我國(guó)市場(chǎng)經(jīng)濟(jì)如今發(fā)展地十分迅速,房地產(chǎn)投資活動(dòng)也因此變得日益活躍,隨之而來的房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)也越來越激烈,從而導(dǎo)致房地產(chǎn)開發(fā)的規(guī)模逐漸增大,開發(fā)過程中所面臨的市場(chǎng)狀況也變得復(fù)雜起來。房地產(chǎn)開發(fā)類型的選擇是項(xiàng)目開發(fā)中最為基礎(chǔ),也最為重要的環(huán)節(jié),所以,對(duì)開發(fā)項(xiàng)目可行性的分析成為房地產(chǎn)開發(fā)方取勝的關(guān)鍵?刂仆顿Y的風(fēng)險(xiǎn)、得到合理的回報(bào)的先決條件就是要在房地產(chǎn)項(xiàng)目開發(fā)之前做出科學(xué)合理的經(jīng)濟(jì)分析。 房地產(chǎn)行業(yè)里的重點(diǎn)研究領(lǐng)域就是怎樣在多個(gè)可供選擇的項(xiàng)目中進(jìn)行綜合地評(píng)價(jià)選優(yōu),,怎樣對(duì)選中的項(xiàng)目進(jìn)行全面地分析和評(píng)價(jià)該項(xiàng)目是否可行。因此,研究如何構(gòu)建一套科學(xué)、合理的房地產(chǎn)開發(fā)項(xiàng)目的指標(biāo)體系和方法具有重要的現(xiàn)實(shí)意義。并且,重視并研究房地產(chǎn)開發(fā)活動(dòng)中的可行性,是理論界和實(shí)業(yè)界所面臨的重要問題。 本文正是基于這個(gè)出發(fā)點(diǎn),了解房地產(chǎn)開發(fā)企業(yè)投資的相關(guān)概念,掌握房地產(chǎn)開發(fā)項(xiàng)目經(jīng)濟(jì)評(píng)價(jià)的基本方法。針對(duì)房地產(chǎn)項(xiàng)目開發(fā)可能存在的問題,站在房地產(chǎn)開發(fā)商的立場(chǎng),立足于某一具體的房地產(chǎn)開發(fā)項(xiàng)目,具有針對(duì)性的對(duì)我國(guó)房地產(chǎn)開發(fā)活動(dòng)中對(duì)投資有影響的財(cái)務(wù)因素進(jìn)行估算,分析并研究了項(xiàng)目開發(fā)過程中涉及到的財(cái)務(wù)指標(biāo),對(duì)房地產(chǎn)項(xiàng)目開發(fā)方法是否可行進(jìn)行了一定的探討和研究。通過對(duì)范陽(yáng)項(xiàng)目的投資估算、收入估算和各項(xiàng)財(cái)務(wù)指標(biāo)的評(píng)價(jià)分析,論證了范陽(yáng)項(xiàng)目的財(cái)務(wù)分析的可行性。根據(jù)對(duì)項(xiàng)目開發(fā)和預(yù)期財(cái)務(wù)收益的經(jīng)濟(jì)評(píng)估,對(duì)項(xiàng)目財(cái)務(wù)可行性研究過程的系統(tǒng)分析,得出該項(xiàng)目是否可行的結(jié)論,并對(duì)項(xiàng)目風(fēng)險(xiǎn)控制提出建議和解決辦法,為房地產(chǎn)企業(yè)進(jìn)行開發(fā)項(xiàng)目財(cái)務(wù)可行性研究提供理論依據(jù),形成完善的房地產(chǎn)項(xiàng)目開發(fā)財(cái)務(wù)可行性研究的理論框架和實(shí)踐基礎(chǔ)。
[Abstract]:In recent years, the development of China's real estate industry has attracted the attention of the world, the real estate industry has played a very important role in the development of our national economy.With the rapid development of the market economy in China, the real estate investment activities become increasingly active, and the competition in the real estate market becomes more and more intense, which results in the scale of the real estate development gradually increasing.The market situation that the development process faces also becomes complex.The choice of the type of real estate development is the most basic and the most important link in the project development. Therefore, the analysis of the feasibility of the development project becomes the key to the success of the real estate developer.The precondition of controlling investment risk and getting reasonable return is to make scientific and reasonable economic analysis before the development of real estate project.The key research field in the real estate industry is how to comprehensively evaluate and select the best in a number of alternative projects, and how to comprehensively analyze and evaluate the feasibility of the selected project.Therefore, it is of great practical significance to study how to construct a set of scientific and reasonable index system and method of real estate development project.Moreover, it is an important problem to pay attention to and study the feasibility of real estate development.This paper is based on this starting point to understand the concept of investment in real estate development enterprises and grasp the basic methods of economic evaluation of real estate development projects.In view of the problems that may exist in the development of real estate projects, standing in the position of real estate developers and based on a specific real estate development project,This paper estimates the financial factors that affect the investment in the real estate development activities in China, analyzes and studies the financial indicators involved in the development process of the project.The feasibility of real estate project development method is discussed and studied.The feasibility of the financial analysis of Fan Yang project is demonstrated through the investment estimation, income estimation and the evaluation and analysis of various financial indexes.According to the economic evaluation of the project development and expected financial returns, and the systematic analysis of the process of the project financial feasibility study, the paper draws the conclusion whether the project is feasible or not, and puts forward some suggestions and solutions to the project risk control.It provides the theoretical basis for the financial feasibility study of the development project for the real estate enterprises and forms the theoretical framework and the practical basis for the financial feasibility study of the development of the real estate project.
