福建省房地產(chǎn)發(fā)展水平對新型城鎮(zhèn)化影響作用研究

【摘要】:隨著黨的十八大明確提出了“新型城鎮(zhèn)化”概念,中央經(jīng)濟工作會議進一步把“加快城鎮(zhèn)化建設(shè)速度”列為2013年經(jīng)濟工作六大任務(wù)之一。“新型城鎮(zhèn)化”已成為新時期的國家戰(zhàn)略,積極穩(wěn)妥推進城鎮(zhèn)化,著力提高城鎮(zhèn)化質(zhì)量是我國現(xiàn)代化建設(shè)的歷史任務(wù)。房地產(chǎn)是國民經(jīng)濟體系的有機和重要組成部分,關(guān)系市場經(jīng)濟繁榮發(fā)展和社會和諧穩(wěn)定。城鎮(zhèn)化過程中隨著大量人口遷入城市,住房的需求日益提高,房地產(chǎn)業(yè)不僅滿足了住房這一最基本生活消費品,而對生活配套、基礎(chǔ)設(shè)施、工商服務(wù)、金融投資產(chǎn)業(yè)都提供了最基本的生產(chǎn)生活空間條件。因此,關(guān)聯(lián)性度高、帶動性強的房地產(chǎn)業(yè)的發(fā)展通過影響城市內(nèi)部人口和產(chǎn)業(yè)結(jié)構(gòu)合理化,基礎(chǔ)設(shè)施的高智能化和信息化,間接決定新型城市是否具有高效益的經(jīng)濟活力,而這是新型城鎮(zhèn)化戰(zhàn)略成功的關(guān)鍵。研究其與國民經(jīng)濟發(fā)展,對城鎮(zhèn)化發(fā)展作用的關(guān)系是很有意義和必要的。本論文以福建省為研究客體,以近二十年房地產(chǎn)及新型城鎮(zhèn)化相關(guān)數(shù)據(jù)為樣本,通過定量分析與定性分析相結(jié)合,規(guī)范分析與實證分析等研究方法分析房地產(chǎn)發(fā)展水平對新型城鎮(zhèn)化發(fā)展的影響作用,先通過主成分分析法計算其新型城鎮(zhèn)化發(fā)展水平綜合值,并在此基礎(chǔ)上運用通徑分析方法出計算出房地產(chǎn)發(fā)展水平指標(biāo)與新型城鎮(zhèn)化發(fā)展綜合水平值的變量關(guān)系,能夠比較出房地產(chǎn)相關(guān)指標(biāo)對城鎮(zhèn)化的直接和間接影響作用大小。最后再以人均GDP作為替代變量,運用偏最小二乘回歸方法考察房地產(chǎn)發(fā)展水平對新型城鎮(zhèn)化的影響作用,建立房地產(chǎn)與新型城鎮(zhèn)發(fā)展水平相關(guān)指標(biāo)變量之間的回歸模型。以期能夠通過抓住重點實施路徑,明確房地產(chǎn)市場發(fā)展方向,進而助力新型城鎮(zhèn)化戰(zhàn)略目標(biāo)的順利實現(xiàn),也同時有利于我國房地產(chǎn)可持續(xù)發(fā)展,逐步形成有中國特色的房地產(chǎn)市場體系。
[Abstract]:With the eighteen party clearly put forward the "new urbanization" concept, the central economic work conference to further accelerate the pace of urbanization as one of the six major tasks of economic work in 2013. The "new urbanization" has become a national strategy in the new era, actively and steadily promote urbanization, strive to improve the quality of urbanization is history the task of modernization of our country. The real estate is the organic system of national economy and an important part of the relationship between market economic prosperity and social harmony and stability. In the process of urbanization with large numbers of people moving into the city, housing demand is increasing, the real estate industry will not only meet the housing which is one of the most basic consumer goods, and to live supporting infrastructure, business services, financial investment industry provides the most basic production and living conditions of space. Therefore, correlation degree is high, driven by strong real estate development The influence of city population and development of internal rationalization of industrial structure, infrastructure, high intelligence and information, indirectly determines whether it has high efficiency of the new city economic vitality, and this is the key to the success of the new urbanization strategy. The research and development of the national economy, the relationship between the development of urbanization effect is very significant and necessary. This thesis takes Fujian Province as the research object, with nearly twenty years of real estate and new urbanization related data as sample, through the combination of quantitative analysis and qualitative analysis, the role of the real estate development level of urbanization development of new research methods of normative analysis and empirical analysis, first through the development of the level of comprehensive value calculation the new town of the principal component analysis method, and then using the path analysis method to calculate the level of real estate development and the development of new urbanization comprehensive level value changes The relationship between the amount of, can compare the direct and indirect effects of relevant indicators of real estate to the role of urbanization. Then the size of the per capita GDP as an alternative variable, using partial least squares regression method to study the effect of the level of real estate development of new urbanization, to establish a regression model between the related index of the development level of the real estate and the new town variables. In order to implement the path by focusing, a clear direction of development of the real estate market, and thus help the smooth realization of the new urbanization strategy, but also conducive to China's sustainable development of real estate, and gradually form a China characteristic system of the real estate market.
