房地產(chǎn)企業(yè)視角下的重慶產(chǎn)業(yè)地產(chǎn)投資研究

【摘要】:房地產(chǎn)企業(yè)投資產(chǎn)業(yè)地產(chǎn)市場時,需要考慮產(chǎn)業(yè)狀況、工業(yè)地產(chǎn)開發(fā)現(xiàn)狀和具體投資項目等內(nèi)容,本文在充分了解這些因素的基礎(chǔ)上,運用Excel、R、SPSS等統(tǒng)計分析軟件做圖表分析、主成分分析、頻率分析以及其它分析,對重慶產(chǎn)業(yè)地產(chǎn)進行一些應(yīng)用型研究,并給出了重慶產(chǎn)業(yè)地產(chǎn)投資的建議。 從產(chǎn)業(yè)狀況來看,重慶市近幾年的經(jīng)濟處于持續(xù)增長階段,在2013年實現(xiàn)的工業(yè)總產(chǎn)值以汽車制造業(yè)和電子信息產(chǎn)品制造業(yè)最多。本文利用主成分分析方法對重慶市上市公司進行綜合排名,發(fā)現(xiàn)在重慶上市企業(yè)中,以長安汽車為首的汽車制造業(yè)擁有更好的財務(wù)狀況,盈利能力也相對較好。 房地產(chǎn)企業(yè)在投資工業(yè)地產(chǎn)時,需要研究工業(yè)地產(chǎn)的開發(fā)現(xiàn)狀。研究重慶市的工業(yè)地產(chǎn)發(fā)現(xiàn),2013年,主城區(qū)工業(yè)性用地占主城區(qū)總用地的35%,主城區(qū)的經(jīng)營性用地所占比例更大。工業(yè)地產(chǎn)開發(fā)投資增速呈現(xiàn)先增長后回落并逐漸趨于平穩(wěn)的發(fā)展趨勢。重慶市工業(yè)園區(qū)的產(chǎn)業(yè)多以汽摩配件為主,其次是機械制造,農(nóng)業(yè)、生物醫(yī)藥、電子信息產(chǎn)業(yè)在不同城區(qū)的表現(xiàn)不同。 本文的具體投資項目是港城工業(yè)園區(qū)。首先分析了港城工業(yè)園區(qū)目前的區(qū)域規(guī)劃和環(huán)境。本文重點分析港城園區(qū)A區(qū)。在進行了一系列的數(shù)據(jù)處理和圖表分析后,發(fā)現(xiàn)港城園區(qū)A區(qū)入駐企業(yè)中,,有54.29%的企業(yè)屬于中型企業(yè),31.43%的企業(yè)屬于小型企業(yè),14.29%的企業(yè)屬于大型企業(yè)。港城園區(qū)的企業(yè)多數(shù)屬于工業(yè)企業(yè),其產(chǎn)業(yè)分布也較廣泛,其中,多數(shù)企業(yè)處于汽車及零配件、機械等行業(yè)。 本文最后給房地產(chǎn)開發(fā)商的建議是:地產(chǎn)開發(fā)商可以選擇以建筑標(biāo)準(zhǔn)廠房的形式,打造一個汽車及零配件的產(chǎn)業(yè)集群,還可以開發(fā)建設(shè)生物醫(yī)藥、電子技術(shù)為主導(dǎo)產(chǎn)業(yè)的工業(yè)樓宇,集中發(fā)展新型產(chǎn)業(yè),獲得增長較快的收入。當(dāng)愈來愈多的房地產(chǎn)開發(fā)商進軍工業(yè)地產(chǎn)時,可能會選擇更多的產(chǎn)業(yè)地產(chǎn)開發(fā)項目,并進一步壯大值得投資的產(chǎn)業(yè)領(lǐng)域。
[Abstract]:When real estate enterprises invest in the industrial real estate market, they need to consider the industrial situation, the present situation of industrial real estate development and the specific investment projects. Based on the full understanding of these factors, this paper makes chart analysis by using statistical analysis software, such as Excel R#en0# SPSS, etc. Based on principal component analysis, frequency analysis and other analysis, some applied studies on Chongqing industrial real estate are carried out, and some suggestions on Chongqing industrial real estate investment are given. Judging from the industrial situation, Chongqing's economy in recent years is at a stage of sustained growth. In 2013, the total industrial output value was the largest in automobile manufacturing industry and electronic information products manufacturing industry. In this paper, we use principal component analysis (PCA) method to rank the listed companies in Chongqing, and find out that in Chongqing listed enterprises, Changan auto-led auto manufacturing industry has a better financial position, profitability is also relatively good. When real estate enterprises invest in industrial real estate, they need to study the present situation of industrial real estate development. The industrial land occupied 35% of the total land in the main urban area, and the proportion of the operating land in the main urban area was even larger. The investment growth rate of industrial real estate development showed a tendency of first increasing and then decreasing, and gradually tending to be stable in Chongqing Industrial Park. The main industries in the area are auto parts. The second is machinery manufacturing, agriculture, biomedicine, electronic information industry in different urban performance. The specific investment project in this paper is the Hong Kong City Industrial Park. Firstly, it analyzes the current regional planning and environment of the Port City Industrial Park. This paper focuses on the analysis of area A of the Port City Park. After a series of data processing and chart analysis, It is found that 54.29% of the enterprises in Zone A of the Hong Kong City Park belong to medium-sized enterprises 31.43% belong to small enterprises 14.29% of enterprises belong to large enterprises, and most of the enterprises in Hong Kong City Park belong to industrial enterprises, and their industrial distribution is also extensive. Most enterprises are in the automobile and spare parts, machinery and other industries. At the end of this paper, the suggestions for real estate developers are as follows: real estate developers can choose to build an industrial cluster of cars and spare parts in the form of building standard factory buildings, and can also develop and construct biomedicine. Industrial buildings, which are dominated by electronic technology, concentrate on developing new industries and earn faster growth income. As more and more real estate developers move into industrial real estate, they may choose more industrial real estate development projects. And further expand the field of industry worthy of investment.
