城市空氣質(zhì)量和商品住宅價(jià)格關(guān)系的實(shí)證研究

【摘要】:大城市霧霾天氣的頻繁發(fā)生引起人們對(duì)空氣污染的愈加重視。人們?cè)谶x擇居住環(huán)境時(shí)會(huì)更加關(guān)注自己居住的城市或小區(qū)范圍內(nèi)的空氣環(huán)境質(zhì)量。也就是說(shuō),空氣質(zhì)量會(huì)是城市住宅價(jià)格的一個(gè)影響因素。 本文首先從宏觀(guān)的角度綜述了影響住宅市場(chǎng)供求關(guān)系的各經(jīng)濟(jì)基本面因素,以及從微觀(guān)的角度綜述了影響住宅效用的特征因素。其次,本文對(duì)存量-流量模型和特征價(jià)格模型進(jìn)行了理論推導(dǎo)和分析。最后本文通過(guò)建立模型來(lái)實(shí)際驗(yàn)證空氣質(zhì)量對(duì)商品住宅價(jià)格的影響。得出結(jié)論: 在控制了一系列影響住宅供求關(guān)系的因素之后,空氣污染指數(shù)依然和商品住宅平均價(jià)格有顯著的負(fù)相關(guān)關(guān)系。加入城市級(jí)別這一虛擬變量之后,結(jié)論沒(méi)有改變;貧w結(jié)果表明當(dāng)空氣污染指數(shù)API增加1個(gè)百分點(diǎn)時(shí),城市的住宅平均價(jià)格會(huì)下降0.28個(gè)百分點(diǎn)。 以天津市為例,利用特征價(jià)格法建立模型,發(fā)現(xiàn)空氣質(zhì)量指數(shù)AQI和小區(qū)住宅均價(jià)之間沒(méi)有顯著的負(fù)相關(guān)關(guān)系。因此,我們可以得出在天津市當(dāng)前的經(jīng)濟(jì)發(fā)展水平下,清潔的空氣尚未普遍成為人們購(gòu)房時(shí)的考慮因素,清潔的空氣依然是一種奢侈品。
[Abstract]:The frequent occurrence of haze weather in big cities causes people to pay more attention to air pollution. People pay more attention to the quality of air environment in the city or district where they live when they choose the living environment. Air quality will be a factor in the price of urban housing. In this paper, we first summarize the basic economic factors affecting the supply and demand of housing market from the macro perspective, and the characteristic factors that affect the utility of housing from the micro point of view. In this paper, the stock flow model and the characteristic price model are derived and analyzed theoretically. Finally, the effect of air quality on the housing price is verified by establishing the model. After controlling for a series of factors affecting housing supply and demand, the air pollution index still has a significant negative correlation with the average price of commercial housing. The regression results show that when the air pollution index (API) increases by 1 percentage point, the average housing price in the city will fall by 0.28 percentage points. Taking Tianjin as an example, using the characteristic price method to establish a model, it is found that there is no significant negative correlation between air quality index (AQI) and residential average price. Clean air is not a widespread consideration when people buy a house, and clean air is still a luxury.
