【摘要】:在房地產(chǎn)業(yè)良好的發(fā)展前景、激烈的行業(yè)競(jìng)爭(zhēng)以及嚴(yán)厲的調(diào)控措施等的大環(huán)境下,我國(guó)的房地產(chǎn)業(yè)要想在本行業(yè)中脫穎而出,獲得一定的經(jīng)濟(jì)利潤(rùn)就必須不斷加強(qiáng)對(duì)項(xiàng)目的管理,通過(guò)運(yùn)用相關(guān)的理論知識(shí)在保障工程質(zhì)量的同時(shí)對(duì)項(xiàng)目的進(jìn)度進(jìn)行有效管理,盡可能的縮短工期以減少資金和人員的成本,提早獲得銷售款項(xiàng),才能保障我國(guó)房地產(chǎn)業(yè)的持續(xù)發(fā)展。 我國(guó)房地產(chǎn)業(yè)由于發(fā)展歷史較為短暫,發(fā)展速度又很快,在這過(guò)程中不免存在一定的問(wèn)題,主要表現(xiàn)在企業(yè)的負(fù)債率較高,資金獲取的成本較大,項(xiàng)目工期拖延,,房地產(chǎn)市場(chǎng)秩序混亂等。而對(duì)于房地產(chǎn)業(yè)來(lái)說(shuō),由于其需要大量的資金用以支持項(xiàng)目的進(jìn)行,而這些獲取的資金隨著時(shí)間的推移所產(chǎn)生的資金成本是巨大的,因此對(duì)房地產(chǎn)項(xiàng)目進(jìn)行進(jìn)度管理就顯得尤為重要。項(xiàng)目進(jìn)度管理通過(guò)一系列措施的實(shí)施使得項(xiàng)目能夠按時(shí)完成,提早獲得銷售資金,減少了資金費(fèi)用和人工成本,同時(shí)及早的完善項(xiàng)目還能較早的占領(lǐng)市場(chǎng),把握市場(chǎng)先機(jī),以提高項(xiàng)目的經(jīng)濟(jì)利潤(rùn)。綜上所述,對(duì)房地產(chǎn)項(xiàng)目進(jìn)行進(jìn)度管理,不僅是提高企業(yè)競(jìng)爭(zhēng)力的要求,而且也是企業(yè)獲得經(jīng)濟(jì)利潤(rùn)的保障,更是我國(guó)房地產(chǎn)業(yè)健康發(fā)展的要求。因此,對(duì)房地產(chǎn)項(xiàng)目進(jìn)行進(jìn)度管理具有重要的意義。 本文以A市紫金花園房地產(chǎn)項(xiàng)目為研究對(duì)象,首先介紹了項(xiàng)目管理特別是進(jìn)度管理的相關(guān)理論;然后通過(guò)信息搜集、實(shí)地走訪調(diào)查等方式,了解到A市紫金花園房地產(chǎn)項(xiàng)目的基本情況的基礎(chǔ)上,結(jié)合房地產(chǎn)項(xiàng)目管理學(xué)習(xí)的知識(shí)框架。在對(duì)紫金花園房地產(chǎn)項(xiàng)目的進(jìn)度管理中,首先通過(guò)對(duì)工作結(jié)構(gòu)的分解和各項(xiàng)工作的時(shí)間估算,制定了相應(yīng)的進(jìn)度計(jì)劃。其次,建立了進(jìn)度檢查制度、偏差測(cè)量機(jī)制等對(duì)項(xiàng)目的進(jìn)度加以控制。最后為了保證項(xiàng)目的按時(shí)完成,從組織結(jié)構(gòu)方面、資源方面、經(jīng)費(fèi)等方面進(jìn)行了保障,確保項(xiàng)目的按時(shí)完工,文章最后提出了對(duì)本文的展望。
[Abstract]:In the great environment of good development prospect of real estate industry, fierce industry competition and strict regulation and control measures, the real estate industry of our country wants to stand out in this industry. To obtain a certain economic profit, we must constantly strengthen the management of the project, through the use of relevant theoretical knowledge to ensure the quality of the project at the same time to effectively manage the progress of the project, as much as possible to shorten the duration of the project to reduce the cost of funds and personnel. Get sale money early, can safeguard the sustainable development of our country real estate industry. Due to the short history and rapid development of the real estate industry in our country, there are some problems in this process, such as the high debt ratio of the enterprises, the large cost of obtaining funds, and the delay of the project construction period. The order of the real estate market is chaotic and so on. For the real estate industry, because it needs a lot of funds to support the project, the cost of the funds generated by these funds over time is enormous. Therefore, it is particularly important to manage the progress of real estate projects. Through the implementation of a series of measures, the project schedule management enables the project to be completed on time, obtains sales funds early, and reduces the cost of capital and labor. At the same time, the early improvement of the project can also seize the market earlier and grasp the market opportunity to improve the economic profits of the project. In summary, the progress management of the real estate project is not only the requirement to improve the competitiveness of the enterprise. Moreover, it is also the guarantee for enterprises to obtain economic profits, and it is also a requirement for the healthy development of real estate industry in China. Therefore, it is of great significance to manage the progress of real estate projects. Taking Zijin Garden real estate project of A city as the research object, this paper first introduces the relevant theories of project management, especially progress management, and then through information collection, field visit and investigation, etc. On the basis of understanding the basic situation of Zijin Garden real estate project in A city, combined with the knowledge frame of real estate project management, in the progress management of Zijin Garden real estate project, First of all, by decomposing the work structure and estimating the time of each work, the corresponding progress plan is worked out. Secondly, the progress check system is established. The deviation measurement mechanism controls the progress of the project. Finally, in order to ensure the timely completion of the project, it guarantees the project in terms of organizational structure, resources, funds, etc., to ensure the timely completion of the project. Finally, the prospect of this paper is put forward.
