【摘要】：隨著我國經(jīng)濟社會的高速發(fā)展,城鎮(zhèn)化進程加快,各地房地產(chǎn)項目紛紛上馬。不少房地產(chǎn)項目只追求速度和效益,忽視了質(zhì)量,導(dǎo)致項目失敗,損失慘重。房地產(chǎn)項目的質(zhì)量關(guān)系到千家萬戶的安危,影響經(jīng)濟和社會發(fā)展的大局,因此成為房地產(chǎn)管理中的首要工作。它貫穿于整個房地產(chǎn)項目的始終,不管是最初的項目決策階段,還是中間的項目執(zhí)行階段,抑或是最后的項目驗收階段,項目質(zhì)量一直是管理的重中之重。因為質(zhì)量是決定項目成敗的關(guān)鍵,必須下大力氣狠抓落實。本文在這樣的背景下,以恒盛花園房地產(chǎn)項目作為研究對象,以“恒盛花園房地產(chǎn)項目質(zhì)量管理研究”為題展開研究是具有重要的理論意義和現(xiàn)實意義的。歸結(jié)起來,本文共分為六章內(nèi)容進行寫作。第一章是緒論,簡要說明了本文的研究背景、研究目的、研究意義、國內(nèi)外研究現(xiàn)狀與發(fā)展動態(tài)、研究內(nèi)容、研究方法、技術(shù)路線等內(nèi)容,為后續(xù)研究起到提綱挈領(lǐng)的作用。第二章是房地產(chǎn)項目質(zhì)量管理理論,主要從項目及房地產(chǎn)項目概念、項目管理與房地產(chǎn)項目管理、房地產(chǎn)項目質(zhì)量管理、質(zhì)量管理的方法等方面展開論述,為本文的后續(xù)研究奠定堅實的理論基礎(chǔ)。第三章是恒盛花園項目背景介紹,主要介紹了恒盛花園項目背景、項目質(zhì)量管理的目標(biāo),項目質(zhì)量管理的主要手段,為后文的研究奠定堅實的現(xiàn)實基礎(chǔ)。第四章是恒盛花園項目房地產(chǎn)開發(fā)各階段的質(zhì)量管理方案,在介紹了質(zhì)量管理方法的基礎(chǔ)上,說明了質(zhì)量管理的內(nèi)容,主要包含決策階段、設(shè)計階段、施工階段、竣工驗收階段的質(zhì)量控制、交付物業(yè)及保修階段質(zhì)量控制等。第五章是恒盛花園房地產(chǎn)項目質(zhì)量管理方案保障措施,主要包括：建立嚴(yán)格的獎懲措施、制定規(guī)范化的管理流程、建立健全項目質(zhì)量管理的動態(tài)監(jiān)控體系、建立和完善項目質(zhì)量管理的組織架構(gòu)等。第六章是全文總結(jié)與未來展望。
[Abstract]:With the rapid development of our country's economy and society, the process of urbanization is speeding up, and many real estate projects have started one after another. Many real estate projects only pursue speed and benefit, ignoring the quality, leading to the failure of the project. The quality of the real estate project is related to the safety of thousands of families and the overall situation of economic and social development, so it becomes the first task in the real estate management. It runs through the whole real estate project from beginning to end. Whether it is the initial project decision stage, the intermediate project execution stage, or the final project acceptance stage, the project quality is always the top priority of management, because quality is the key to the success or failure of the project. Must make great efforts to implement. Under this background, this paper takes Hengsheng Garden real estate project as the research object. It is of great theoretical and practical significance to carry out the research on the quality management of Hengsheng Garden Real Estate Project. In summary, this paper is divided into six chapters to write. The first chapter is the introduction. This paper briefly describes the research background, research purposes, research significance, domestic and foreign research status and development trends, research content, research methods, technical routes, and so on. The second chapter is the theory of real estate project quality management, mainly from the project and real estate project concept, project management and real estate project management, real estate project quality management. The methods of quality management are discussed in order to lay a solid theoretical foundation for the follow-up study of this paper. Chapter three is the background of Hengsheng Garden Project, which mainly introduces the background of Hengsheng Garden Project. The goal of project quality management, the main means of project quality management, lay a solid practical foundation for the following research. Chapter 4th is the quality management scheme of all stages of real estate development of Hengsheng Garden Project. On the basis of introducing the method of quality management, the paper explains the content of quality management, including the quality control of decision-making stage, design stage, construction stage and acceptance stage of completion. The 5th chapter is the guarantee measures of the quality management scheme of Hengsheng garden real estate project, including: establishing strict reward and punishment measures and establishing the standardized management process. Establish and perfect the dynamic monitoring system of project quality management, establish and perfect the organization structure of project quality management, etc. Chapter 6th is the summary and future prospect of the full text.
