新型城鎮(zhèn)化進(jìn)程中房地產(chǎn)業(yè)發(fā)展研究

【摘要】:自改革開放以來,中國的城鎮(zhèn)化進(jìn)程不斷加快,尤其是在2000年到2010年的十年之間提升速度明顯,但以往的城鎮(zhèn)化是土地的城鎮(zhèn)化快于人口的城鎮(zhèn)化,農(nóng)村轉(zhuǎn)移人口雖然在城市長期工作生活,但是他們卻被排除在同等享受城市公共服務(wù)體系之外,社會矛盾日益加;產(chǎn)業(yè)和城市發(fā)展不協(xié)調(diào),鄂爾多斯鬼城、諸多城市出現(xiàn)房產(chǎn)泡沫,偽城鎮(zhèn)化現(xiàn)象嚴(yán)重。 本文對房地產(chǎn)業(yè)和城鎮(zhèn)化的相關(guān)文獻(xiàn)進(jìn)行了述評;通過了解十二五規(guī)劃、2013年李克強總理的政府工作報告以及《國家新型城鎮(zhèn)化規(guī)劃(2014-2020)》中對城鎮(zhèn)化的敘述,剖析了新型城鎮(zhèn)化以人為本、強調(diào)質(zhì)量、統(tǒng)籌規(guī)劃發(fā)展的內(nèi)涵特征;研究分析了自2000年以來快速城鎮(zhèn)化進(jìn)程房地產(chǎn)業(yè)發(fā)展的現(xiàn)狀、出現(xiàn)的問題、以及對存在問題原因的分析;在明確新型城鎮(zhèn)化內(nèi)涵,以及分析以往快速城鎮(zhèn)化進(jìn)程中房地產(chǎn)業(yè)發(fā)展存在的問題并且對其原因經(jīng)行剖析后,分析了新型城鎮(zhèn)化進(jìn)程中保障房市場、商品房市場、商業(yè)地產(chǎn)的需求分析。最后在此基礎(chǔ)之上,對新型城鎮(zhèn)化進(jìn)程中房地產(chǎn)業(yè)發(fā)展提出建議:(1)新型城鎮(zhèn)化房地產(chǎn)業(yè)發(fā)展必須將政府引導(dǎo)與市場主導(dǎo)有機結(jié)合;(2)新型城鎮(zhèn)化不能搞大拆大建,必須根據(jù)進(jìn)城人口實際需求發(fā)展房地產(chǎn)業(yè);(3)新型城鎮(zhèn)化不能搞圈地運動,必須合理規(guī)劃,集約利用土地,穩(wěn)步推進(jìn)各類房地產(chǎn)的發(fā)展;(4)新型城鎮(zhèn)化房地產(chǎn)業(yè)發(fā)展必須滿足建設(shè)綠色低碳城市的要求;(5)新型城鎮(zhèn)化房地產(chǎn)業(yè)發(fā)展應(yīng)當(dāng)與當(dāng)?shù)匚幕袡C結(jié)合。
[Abstract]:Since the reform and opening up, China's urbanization process has been accelerating, especially during the decade from 2000 to 2010. But in the past, the urbanization of land was faster than the urbanization of the population. Although the rural migrant population worked and lived in the city for a long time, they were excluded from enjoying the urban public service system equally. Social contradictions are becoming more and more serious; Industrial and urban development is not coordinated, Ordos ghost city, many cities appear real estate bubble, pseudo-urbanization phenomenon is serious. This paper reviews the related documents of real estate industry and urbanization. Through understanding the 12th Five-Year Plan, the government work report of Premier Li Keqiang in 2013 and the description of urbanization in the National New urbanization Plan 2014-2020. This paper analyzes the connotation characteristics of the new urbanization with people-oriented emphasis on quality and overall planning and development. This paper studies and analyzes the current situation, problems and causes of the rapid urbanization process since 2000 in the real estate industry. After clarifying the connotation of new urbanization and analyzing the problems existing in the development of real estate industry in the process of rapid urbanization in the past and analyzing the reasons, this paper analyzes the indemnificatory apartment market in the process of new urbanization. Commercial housing market, commercial real estate demand analysis. Finally on this basis. This paper puts forward some suggestions on the development of real estate industry in the process of new urbanization: (1) the development of new type urbanization real estate industry must combine government guidance with market leading; (2) New type urbanization cannot be carried out in a big way, but must develop real estate industry according to the actual needs of the population in cities; (3) New urbanization should not engage in land enclosure movement, but must plan rationally, make intensive use of land, and steadily promote the development of all kinds of real estate. 4) the development of new urbanization real estate industry must meet the requirements of building green and low-carbon cities; The development of new urbanization real estate industry should be combined organically with local culture.
