【摘要】:伴隨著我國(guó)市場(chǎng)經(jīng)濟(jì)的蓬勃發(fā)展,房地產(chǎn)業(yè)也得到了空前的繁榮!笆晃濉逼陂g,我國(guó)房地產(chǎn)業(yè)年均投資增長(zhǎng)率約20%,房地產(chǎn)竣工面積年均增長(zhǎng)約20%,年均房產(chǎn)銷售面積增長(zhǎng)超過20%。2013年,我國(guó)房地產(chǎn)開發(fā)投資總額達(dá)8.6萬億元,同比增長(zhǎng)19.8%(不考慮價(jià)格因素實(shí)際增長(zhǎng)19.4%),商品住宅投資總額增長(zhǎng)19.4%。然而,面對(duì)國(guó)家宏觀調(diào)控和國(guó)際金融市場(chǎng)的沖擊,房地產(chǎn)開發(fā)企業(yè)面臨著方方面面的危機(jī)和挑戰(zhàn)。制訂科學(xué)規(guī)范的管理制度,加快推進(jìn)企業(yè)發(fā)展戰(zhàn)略的實(shí)施,具有十分重要的意義。在本文中,以T房地產(chǎn)開發(fā)公司作為研究對(duì)象,通過分析國(guó)家和地方房地產(chǎn)業(yè)的發(fā)展現(xiàn)狀及趨勢(shì),研究房地產(chǎn)市場(chǎng)規(guī)律和房地產(chǎn)競(jìng)爭(zhēng)戰(zhàn)略,對(duì)房地產(chǎn)業(yè)在GDP中的比重和影響、房地產(chǎn)供需關(guān)系、房地產(chǎn)企業(yè)戰(zhàn)略等方面進(jìn)行分析。從政策和法律環(huán)境、經(jīng)濟(jì)、社會(huì)和行業(yè)環(huán)境方面,詳細(xì)分析T房地產(chǎn)開發(fā)公司的宏觀和微觀環(huán)境;從T房地產(chǎn)開發(fā)公司的運(yùn)行概況、國(guó)家和江蘇省房地產(chǎn)市場(chǎng)供需情況、泰興市房地產(chǎn)市場(chǎng)發(fā)展現(xiàn)狀、城市規(guī)劃布局和發(fā)展前景,詳細(xì)分析T房地產(chǎn)開發(fā)公司的發(fā)展現(xiàn)狀。運(yùn)用SWOT綜合分析方法,翔實(shí)研究T房地產(chǎn)公司外部的機(jī)會(huì)和威脅、內(nèi)部的優(yōu)勢(shì)和劣勢(shì),對(duì)T房地產(chǎn)公司面臨的機(jī)會(huì)和威脅、優(yōu)勢(shì)和劣勢(shì)進(jìn)行科學(xué)地匹配,進(jìn)一步探討該公司發(fā)展的戰(zhàn)略規(guī)劃、戰(zhàn)略目標(biāo)和戰(zhàn)略選擇。確定采用發(fā)展型戰(zhàn)略、差異化戰(zhàn)略和集中化戰(zhàn)略進(jìn)行優(yōu)化組合,實(shí)施同心多元化戰(zhàn)略為主、市場(chǎng)開發(fā)戰(zhàn)略為輔的戰(zhàn)略組合模式,采取培育企業(yè)的優(yōu)秀文化、創(chuàng)新企業(yè)的管理模式、優(yōu)化企業(yè)的投資布局、強(qiáng)化企業(yè)的品牌建設(shè)和拓寬企業(yè)的融資渠道等措施。
[Abstract]:With the vigorous development of our market economy, the real estate industry has also been an unprecedented prosperity. During the "Eleventh Five-Year Plan", the average annual investment growth rate of real estate industry in China is about 20%. The average annual growth of the completed area of real estate is about 20%, and the average annual sales area of real estate is more than 20.2013, and the total investment in real estate development in China reaches 8.6 tillion yuan. The year-on-year increase of 19.8m (not taking into account the price factor, the real increase of 19.4b), the increase of the total investment of commodity housing (19.4b). However, in the face of the impact of the national macro-control and the international financial market. Real estate development enterprises are facing various crises and challenges. It is of great significance to formulate a scientific and standardized management system and speed up the implementation of enterprise development strategy. Taking T Real Estate Development Company as the research object, through analyzing the current situation and trend of the national and local real estate industry, the paper studies the law of real estate market and the real estate competition strategy. This paper analyzes the proportion and influence of real estate industry in GDP, the relationship between supply and demand of real estate industry, the strategy of real estate enterprise, and so on, from the aspects of policy and legal environment, economy, society and industry environment. Detailed analysis of T real estate development company macro and micro environment; From T real estate development company's general situation, the state and Jiangsu Province real estate market supply and demand situation, the Taixing real estate market development present situation, the city planning layout and the development prospect. This paper analyzes the development status of T Real Estate Development Company in detail. Using SWOT comprehensive analysis method, the paper studies the external opportunities and threats, internal strengths and weaknesses of T Real Estate Company. This paper scientifically matches the opportunities and threats, strengths and weaknesses of T real estate company, further discusses the strategic planning, strategic objectives and strategic choices of the development of T real estate company, and determines the adoption of developmental strategy. Differentiation strategy and centralized strategy to optimize the combination of the implementation of concentric diversification strategy, market development strategy supplemented by the strategic combination model, adopt the cultivation of excellent corporate culture, innovation of enterprise management model. Optimize the investment layout of enterprises, strengthen the brand construction of enterprises and broaden the financing channels of enterprises and other measures.
