【摘要】:自從上世紀八十年代末住房體制改革以來,我國房地產(chǎn)業(yè)的投資就一直保持著較高的水平。在推動經(jīng)濟增長方面和提高居民居住、生活水平方面,房地產(chǎn)行業(yè)都起到了非常重要的作用。作為一個資金高度密集的行業(yè),金融的支持對房地產(chǎn)行業(yè)的發(fā)展起到了很大的作用。近幾年來,我國房地產(chǎn)市場發(fā)展十分迅速,在房地產(chǎn)商供給與需求的背后是各大商業(yè)銀行信用貸款從各個方面介入房地產(chǎn)行業(yè)的環(huán)節(jié)之中,其幅度也在不斷擴張。近年來,中國房地產(chǎn)信貸擴張十分迅速,使其在這一經(jīng)濟變動中不斷累積的金融風險有一次成為了問題的焦點,因此,對于這一問題的研究具有十分重要的現(xiàn)實意義。 近年來,國內外的金融專家和學者不斷開展針對相關企業(yè)融資理論的研究,結果表明企業(yè)的融資行為可能引起銀行經(jīng)營的風險,但是針對企業(yè)融資行為活動對企業(yè)本身的影響,即是否會帶來風險卻鮮有研究。而且一直到目前,也沒有能夠形成一個相對來講比較完整的體系。本論文從融資行為對房地產(chǎn)企業(yè)的影響角度出發(fā),結合我國實際情況深入研究融資瓶頸,同時對現(xiàn)階段企業(yè)如何規(guī)避融資風險等方面提出了相關建議。本研究將為優(yōu)化房地產(chǎn)相關企業(yè)的資本配置方式、提高全社會的資源有效配置等方面提供重要的指導,為房地產(chǎn)企業(yè)提高競爭力提供理論支持。
[Abstract]:Since the last century since the end of 80s housing reform, China's real estate investment has maintained a relatively high level. In terms of promoting economic growth and improving living standards, residents living in the real estate industry has played a very important role. As a capital intensive industry, financial support the development of the real estate industry has played a significant role. In recent years, China's real estate market development is very rapid, behind the real estate supply and demand is the major commercial bank credit from various aspects in the real estate industry links, its range is also expanding. In recent years, China real estate credit expansion is very rapid, which accumulate in the economic changes in financial risks have become a focus of the problem, therefore, it has very important realistic for the study of this issue Significance.
In recent years, financial experts and scholars at home and abroad continue to carry out research on financing theory of relevant enterprises, results show that the financing behavior of enterprises may cause the risk of the bank, but the financing behavior influence the activities of the enterprise itself, whether it will rarely study risk. But until now, no one can form a relatively complete system. This paper from the perspective of the impact on the real estate financing behavior of enterprises, with the in-depth study of the financing bottleneck of China's actual situation, put forward relevant suggestions on how to avoid and the enterprise financing risk. This study will optimize capital allocation of real estate related enterprises, providing important the guide to improve the efficient allocation of resources and other aspects of the whole society, to provide theoretical support for the real estate enterprises to improve competitiveness.
