【摘要】：隨著奧特萊斯這種新興商業(yè)零售業(yè)態(tài)在我國的快速發(fā)展,改變了傳統(tǒng)百貨商場(chǎng)的購物模式,為商業(yè)注入了一股新鮮血液。在這個(gè)百貨商場(chǎng)業(yè)績不佳的大背景下,奧特萊斯的業(yè)績卻在節(jié)節(jié)攀升,在進(jìn)入我國這短短十幾年時(shí)間里已有近200多家奧特萊斯在我國先后開業(yè)。奧特萊斯這種商業(yè)模式在全球,特別是美國、歐洲、日本等地區(qū)已經(jīng)發(fā)展的日漸成熟。但是,在進(jìn)入我國后卻因盲目發(fā)展擴(kuò)張和缺乏理論依據(jù)與實(shí)踐經(jīng)驗(yàn),能夠做到真正意義上的奧特萊斯卻不多。其實(shí),奧特萊斯商業(yè)建筑勢(shì)必有別于其他的商業(yè)建筑類型,擁有其獨(dú)特的設(shè)計(jì)理念和設(shè)計(jì)方法。本文介紹了與奧特萊斯相關(guān)的業(yè)態(tài),并對(duì)其基本界定、一般特點(diǎn)、發(fā)展歷史和規(guī)律趨勢(shì)做了簡單概述。結(jié)合相關(guān)書目對(duì)商業(yè)建筑平面布局類型的介紹,加之對(duì)國內(nèi)成功的典型奧特萊斯商業(yè)建筑實(shí)地踏勘調(diào)研,從項(xiàng)目選址與可達(dá)性、總平面布局、動(dòng)線設(shè)計(jì)與路徑選擇、使用情況與滿意度這四個(gè)方面具體研究奧特萊斯商業(yè)建筑的平面布局模式。文章最后介紹了研究生期間參與的西安草堂奧特萊斯建筑的前期策劃及其概念方案設(shè)計(jì)的相關(guān)內(nèi)容。將所得出的最適合于奧特萊斯商業(yè)建筑的平面布局模式運(yùn)用在方案設(shè)計(jì)中,將理論變?yōu)楝F(xiàn)實(shí),在實(shí)踐中檢驗(yàn)課題研究的操作性。課題研究致力于為奧特萊斯商業(yè)建筑的設(shè)計(jì)人員提供合理的平面布局模式以及顧客使用滿意度較高的建筑設(shè)計(jì)手法,希望對(duì)今后的奧特萊斯商業(yè)建筑設(shè)計(jì)提供一定的幫助,能為改善奧特萊斯商業(yè)建筑品質(zhì)貢獻(xiàn)綿薄之力。
[Abstract]:With the rapid development of OUTLETS in China, the traditional shopping mode of department stores has been changed, and a fresh blood has been injected into the business. Under the background of the poor performance of this department store, the performance of OUTLETS is rising. In the short period of more than ten years, more than 200 OUTLETS have opened in our country. OUTLETS business model in the world, especially in the United States, Europe, Japan and other regions have become increasingly mature. However, because of the blind development and the lack of theoretical basis and practical experience after entering China, there are not many OUTLETS in the true sense. In fact, OUTLETS commercial building is bound to be different from other commercial building types, with its unique design concept and design methods. This paper introduces the business forms related to OUTLETS, and gives a brief overview of its basic definition, general characteristics, development history and law trends. Combined with the introduction of the layout types of commercial buildings by relevant bibliographies, in addition to the successful field survey of typical OUTLETS commercial buildings in China, this paper discusses the location and accessibility of the project, the overall layout, the dynamic and line design and the path selection. Use and satisfaction of these four aspects of the specific study of OUTLETS commercial building layout model. In the end, the paper introduces the pre-planning of OUTLETS architecture in Xi'an Caotang and the related contents of conceptual scheme design. This paper applies the plane layout pattern which is most suitable for OUTLETS commercial building in the scheme design, turns the theory into reality, and tests the feasibility of the research in practice. The research is devoted to providing reasonable layout pattern for OUTLETS commercial building designers and building design techniques with high customer satisfaction, and hopes to provide some help to OUTLETS commercial architecture design in the future. Can contribute to improve the quality of OUTLETS commercial buildings.
