超高層建筑基礎(chǔ)工程造價(jià)影響因素及控制措施研究

【摘要】:隨著經(jīng)濟(jì)的迅速發(fā)展,我國(guó)城市化的步伐進(jìn)一步加快,大量的農(nóng)村人口向城市轉(zhuǎn)移,城市用地緊缺與城市人口持續(xù)增加的矛盾愈發(fā)突出。為了緩解這一矛盾,超高層建筑應(yīng)運(yùn)而生。2014年全球完成超200米超高層建筑97座,其中我國(guó)擁有58座,約占60%。超高層建筑的迅速發(fā)展使得深基坑的發(fā)展成為了必然。地下空間的樁基及基坑支護(hù)工程的主要作用是為主體結(jié)構(gòu)傳遞豎向荷載,并為基坑安全施工起到止水及圍護(hù)作用,此部分費(fèi)用約占地下基礎(chǔ)工程造價(jià)的30%-40%。該項(xiàng)費(fèi)用受各階段諸多因素的影響,若控制不當(dāng),將導(dǎo)致基礎(chǔ)工程費(fèi)用超目標(biāo)成本,影響整體利潤(rùn)。因此找出在各階段影響工程造價(jià)的因素并提出事前控制措施,是本文的研究方向和重點(diǎn)。本文首先分析了樁基及基坑支護(hù)的分類(lèi)、特點(diǎn)及適用范圍。其次分析了樁基及基坑支護(hù)在各階段對(duì)造價(jià)的影響因素,并運(yùn)用層次分析法找出了超高層建筑中的樁基及基坑支護(hù)工程影響項(xiàng)目成本的關(guān)鍵階段為設(shè)計(jì)階段及方案階段,影響樁基及基坑支護(hù)工程造價(jià)的主要因素是設(shè)計(jì)人員的專(zhuān)業(yè)水平和素質(zhì)、工程地質(zhì)勘察資料的準(zhǔn)確性及支護(hù)方案的科學(xué)合理性;诖,提出了對(duì)超高層項(xiàng)目進(jìn)行成本控制的具體措施,最后結(jié)合某超高層建筑基礎(chǔ)工程實(shí)例進(jìn)行了實(shí)證研究。以上研究為基坑及基坑支護(hù)工程成本控制提供了有效的措施,以期為超高層建筑項(xiàng)目的基礎(chǔ)工程成本控制提供參考,降低超高層建筑的開(kāi)發(fā)及經(jīng)營(yíng)成本,提高資本利用率,從成本上控制房?jī)r(jià),保持房地產(chǎn)業(yè)的健康發(fā)展。
[Abstract]:With the rapid development of economy, the pace of urbanization in China has been further accelerated, a large number of rural population has been transferred to the city, and the contradiction between the shortage of urban land and the continuous increase of urban population is becoming more and more prominent. In order to alleviate this contradiction, super-tall buildings came into being. In 2014, 97 super-tall buildings were completed in the world, of which 58 were in China, about 60 in China. The rapid development of super-high-rise buildings makes the development of deep foundation pit inevitable. The main function of pile foundation and foundation pit supporting engineering in underground space is to transfer vertical load for the main structure and to prevent water and enclosure for the safe construction of foundation pit, which accounts for about 30-40% of the cost of underground foundation engineering. The cost is affected by many factors in each stage, if not controlled properly, it will lead to the cost of foundation project exceeding the target cost, which will affect the overall profit. Therefore, it is the research direction and key point of this paper to find out the factors that affect the project cost in each stage and put forward the prior control measures. This paper first analyzes the classification, characteristics and applicable scope of pile foundation and foundation pit support. Secondly, the paper analyzes the influence factors of pile foundation and foundation pit support on the cost of each stage, and finds out that the key stage of the project cost of pile foundation and foundation pit support in super high-rise building is the design stage and the project stage by using the analytic hierarchy process (AHP). The main factors influencing the construction cost of pile foundation and foundation pit support project are the professional level and quality of the designer, the accuracy of engineering geological survey data and the scientific rationality of the supporting scheme. Based on this, the paper puts forward the concrete measures to control the cost of the super high-rise building, and finally carries on the demonstration research with the example of a super high-rise building foundation project. The above research provides effective measures for the cost control of foundation pit and foundation pit supporting engineering, in order to provide reference for the cost control of foundation engineering of super high-rise building project, to reduce the development and operation cost of super high-rise building, and to improve the utilization ratio of capital. From the cost of controlling housing prices, to maintain the healthy development of the real estate industry.
