【摘要】：面對“資源短缺”和“環(huán)境污染”當今世界的兩大難題,可持續(xù)發(fā)展成為國際社會共同關(guān)注的焦點,綠色建筑作為可持續(xù)發(fā)展的重要組成部分開始引起人們的關(guān)注。我國也在積極響應(yīng)可持續(xù)發(fā)展戰(zhàn)略,為了全面貫徹落實科學(xué)發(fā)展觀,加快建設(shè)資源節(jié)約型、環(huán)境友好型社會,提高生態(tài)文明水平,在建筑業(yè)大力推廣和發(fā)展綠色建筑。隨著綠色建筑在我國的高速發(fā)展,相應(yīng)的對綠色建筑的經(jīng)濟性評價研究也日益增多。本文通過對國內(nèi)外綠色建筑及其經(jīng)濟性評價的研究現(xiàn)狀以及國內(nèi)外綠色建筑評價體系現(xiàn)狀的相關(guān)文獻進行研究,提出了基于全生命周期視角對綠色建筑進行經(jīng)濟性評價,運用費用效益分析理論和環(huán)境資源價值理論等對綠色建筑進行“從生到死”全生命周期過程的費用和效益分析、識別和估算,并對指標進行量化,從而能夠更加直觀、科學(xué)地體現(xiàn)綠色建筑的經(jīng)濟性。同時,本文創(chuàng)造性的將層次分析法融入到綠色建筑評價體系中,構(gòu)建出了綠色建筑經(jīng)濟性評價模型。通過該模型對綠色建筑經(jīng)濟評價內(nèi)容分層建模、構(gòu)建判斷矩陣、德爾菲法確定指標權(quán)重、計算、無量綱化處理,得出綠色建筑經(jīng)濟性評級標準,最后通過“綠色建筑經(jīng)濟評價表”和“綠色建筑經(jīng)濟評級表”得出最終評級結(jié)論。運用工程實例更加直觀的反映了綠色建筑相對于傳統(tǒng)建筑具有較好的經(jīng)濟性。因此,本文綠色建筑經(jīng)濟性評價研究,有利于我國大力推廣綠色建筑,使人們走出誤區(qū)正確認識綠色建筑的效益,更好地把握投資機會。總而言之,綠色建筑不僅帶來經(jīng)濟效益的同時也帶來社會效益、環(huán)境效益、生態(tài)效益,符合可持續(xù)發(fā)展戰(zhàn)略,是“可持續(xù)發(fā)展建筑”。
[Abstract]:Faced with the two major problems of "resource shortage" and "environmental pollution", sustainable development has become the focus of the international community. As an important part of sustainable development, green building has begun to attract people's attention. In order to implement the concept of scientific development, accelerate the construction of resource-saving, environment-friendly society and improve the level of ecological civilization, China is actively responding to the strategy of sustainable development and vigorously popularizing and developing green buildings in the construction industry. With the rapid development of green building in our country, the corresponding research on economic evaluation of green building is increasing day by day. Based on the research status of green building and its economic evaluation at home and abroad as well as the relevant literature on the evaluation system of green building at home and abroad, this paper puts forward the economic evaluation of green building based on the whole life cycle perspective. Using cost-benefit analysis theory and environmental resource value theory to analyze the cost and benefit of "from birth to death" in the whole life cycle of green building, identify and estimate, and quantify the index, so that it can be more intuitionistic. Scientifically reflect the economy of green building. At the same time, this paper creatively integrates the analytic hierarchy process into the evaluation system of green building, and constructs the economic evaluation model of green building. Through the hierarchical modeling of the economic evaluation content of green building, the judgment matrix is constructed, and the index weight, calculation, dimensionless processing are determined by Delphi method, and the economic rating standard of green building is obtained. Finally, the final rating conclusion is obtained by "Green Building Economic rating Table" and "Green Building Economic rating Table". The use of engineering examples more intuitively reflects that green buildings have better economy than traditional buildings. Therefore, the research on the economic evaluation of green building in this paper is beneficial to popularize green building in our country, make people get out of the misunderstanding and correctly understand the benefit of green building, and grasp the investment opportunity better. In a word, green building not only brings economic benefits, but also brings social benefits, environmental benefits, ecological benefits, in line with the strategy of sustainable development, is "sustainable development building".
