大型保障性住區(qū)的空間選址的思考

【摘要】:隨著城鎮(zhèn)化建設(shè)及城中村危舊房改造工作的全面推進(jìn),中國各城市正在大力推進(jìn)保障性住區(qū)建設(shè)。但由于原有的城市空間資源或已被開發(fā)殆盡,導(dǎo)致全國很多城市的發(fā)展遇到了無法突破的瓶頸。通過新城(新區(qū))的建設(shè)所帶來的新的城市空間,這一舉措正好打破了城市發(fā)展的瓶頸。文章通過對國內(nèi)過往已建設(shè)保障房項目空間布局傳統(tǒng)做法的研究,分析了城市社會空間選址合理性對保障房居民及社會的影響,并結(jié)合對南京地區(qū)過往建設(shè)保障性住區(qū)項目入住居民的問卷數(shù)據(jù)分析,運用空間生產(chǎn)理論及居住分異理論對現(xiàn)存問題進(jìn)行反思。強調(diào)了城市新城的空間布局應(yīng)著力處理好"三個平衡",即:人口和配套設(shè)施的平衡、居住和就業(yè)的平衡、個體和城市生活關(guān)系的平衡。并借鑒國際成熟經(jīng)驗,從空間布局的平衡角度出發(fā),針對性地提出了幾種空間選址的優(yōu)化方式,即:發(fā)展以公共交通為主導(dǎo)的住區(qū)模式;鼓勵適度混合居住,推行各種類型的配建方式;結(jié)合新區(qū)開發(fā)的整體規(guī)劃等方式,以期有效優(yōu)化大型保障性住區(qū)選址。
[Abstract]:With the construction of urbanization and the reconstruction of the old houses in the villages in the city, Chinese cities are vigorously promoting the construction of the indemnificatory settlements. However, due to the original urban space resources or has been exhausted, resulting in the development of many cities across the country encountered a bottleneck that can not be broken through. Through the construction of new city (new district), the new urban space, this measure just broke the bottleneck of urban development. Based on the study of the traditional methods of spatial layout of indemnificatory apartment project, this paper analyzes the influence of the rationality of urban social space location on the residents and society of indemnificatory apartment. Based on the analysis of the questionnaire data of residents living in the past construction and indemnificatory residential areas in Nanjing area, the author uses the theory of space production and the theory of residential differentiation to reflect on the existing problems. It is emphasized that the spatial layout of the new city should be well handled with "three balances", namely, the balance between population and supporting facilities, the balance between residence and employment, and the balance between individual and urban life. And draw lessons from the international mature experience, from the angle of the balance of the spatial layout, put forward several kinds of optimization ways of space location, namely: develop the residential area mode which is dominated by public transportation; encourage moderate mixed residence, In order to optimize the location of large-scale supportable residential area, various types of construction methods are carried out, and the overall planning of new district development is combined.
