【摘要】：伴隨著城市化的快速發(fā)展,人口和產(chǎn)業(yè)加速向城市集聚,城市快速向外擴(kuò)張,由此引發(fā)了一系列社會(huì)經(jīng)濟(jì)問題,同時(shí),居民收入水平的提升助推了城市機(jī)動(dòng)化,導(dǎo)致城市擁堵日益嚴(yán)重,近年來,為了應(yīng)對(duì)日漸惡化的交通環(huán)境,國內(nèi)掀起了軌道交通建設(shè)的浪潮,為以軌道交通為導(dǎo)向的TOD社區(qū)開發(fā)模式提供了現(xiàn)實(shí)的可能性。本文首先梳理了國內(nèi)外有關(guān)TOD發(fā)展的理論成果,闡述了TOD產(chǎn)生背景、定義及類型,并進(jìn)一步分析了TOD理論指導(dǎo)下TOD社區(qū)的構(gòu)成、規(guī)劃原則。綜合對(duì)TOD模式的詳細(xì)分析,本文進(jìn)一步引入公交社區(qū)這一TOD理論指導(dǎo)下的用地開發(fā)模式,以期為城市新區(qū)發(fā)展提供可操作性的開發(fā)模式,并通過對(duì)國內(nèi)外新區(qū)公交社區(qū)建設(shè)案例的分析,總結(jié)了公交社區(qū)建設(shè)的方法和經(jīng)驗(yàn),然后從新區(qū)交通規(guī)劃策略、土地利用策略、開敞空間營造策略、開發(fā)策略四個(gè)方面詳細(xì)闡述了新區(qū)公交社區(qū)的規(guī)劃設(shè)計(jì)方法,最后,論文以艮北新區(qū)公交社區(qū)規(guī)劃為例,對(duì)艮北新區(qū)公交社區(qū)建設(shè)的現(xiàn)狀條件及規(guī)劃思路、方法、特點(diǎn)進(jìn)行詳細(xì)的表述,指出新區(qū)的規(guī)劃應(yīng)以高密度、功能復(fù)合、宜人步行為原則,以五位一體的公共交通網(wǎng)絡(luò)為依托,以林蔭慢行系統(tǒng)為連接帶,以“城市綜合體”概念和TOD理論為指導(dǎo),圍繞軌道交通站點(diǎn)打造圈層式的社區(qū)布局結(jié)構(gòu)。
[Abstract]:With the rapid development of urbanization, population and industry agglomerate to the city, and the city expands rapidly, which leads to a series of social and economic problems. At the same time, the improvement of the income level of the residents promotes the motorization of the city.In recent years, in order to cope with the deteriorating traffic environment, there is a tide of rail transit construction in China, which provides a realistic possibility for the TOD community development model guided by rail transit.This paper firstly combs the theoretical achievements of TOD development at home and abroad, expounds the background, definition and types of TOD, and further analyzes the constitution and planning principles of TOD community under the guidance of TOD theory.Based on the detailed analysis of the TOD model, this paper further introduces the land use development model under the guidance of the TOD theory, in order to provide an operable development model for the development of the new urban district.Based on the analysis of the cases of public transport community construction at home and abroad, this paper sums up the methods and experiences of public transport community construction, and then from the new area traffic planning strategy, land use strategy, open space construction strategy, the new area traffic planning strategy, the land use strategy, the open space construction strategy,Four aspects of the development strategy elaborated the planning and design method of the new district public transport community in detail. Finally, taking the planning of the public transport community in Genbei New District as an example, the paper makes a detailed analysis of the present conditions, planning ideas and methods of the construction of the public transport community in the new district of Genbei New area.The characteristics are described in detail, and it is pointed out that the planning of the new district should be based on the principles of high density, compound function, pleasant walking, relying on the five-in-one public transportation network, and taking the tree-lined slow moving system as the connecting belt.Under the guidance of the concept of "urban complex" and TOD theory, the circular community layout structure is built around the rail transit station.
