【摘要】：在簡要介紹軌道交通站場綜合開發(fā)之必要性的基礎上,對軌道交通站場綜合開發(fā)的基本內(nèi)涵進行剖析,然后對東京和香港軌道交通站場綜合開發(fā)的經(jīng)驗做法進行介紹。最后進行經(jīng)驗總結(jié)與思考,認為要構(gòu)建多元主體參與的組織機制,注重公私合作、利益共享、風險共擔;通過科學規(guī)劃和深度捆綁,實現(xiàn)交通規(guī)劃與土地規(guī)劃同步推進;確保地鐵公司低價拿地,借助特許經(jīng)營方式,充分享受土地增值收益;梯度開發(fā),對地鐵上蓋物業(yè)進行高強度圈層式開發(fā)。
[Abstract]:On the basis of brief introduction of the necessity of comprehensive development of rail transit station yard, the basic connotation of the comprehensive development of rail transit station yard is analyzed. Then it introduces the experience of the comprehensive development of Tokyo and Hong Kong rail transit station. Finally, the author summarizes and thinks that it is necessary to construct the organization mechanism of multiple subjects' participation, pay attention to public-private cooperation, benefit sharing and risk sharing. Through scientific planning and deep bundling, traffic planning and land planning can be promoted synchronously; the subway company can take the land at a low price and fully enjoy the land value-added income by means of franchise; gradient development, The development of high-strength ring-layer property on the top of subway is carried out.
