中國(guó)建設(shè)銀行房地產(chǎn)開發(fā)貸款信用風(fēng)險(xiǎn)研究

【摘要】:房地產(chǎn)企業(yè)屬于資金密集型行業(yè),其經(jīng)營(yíng)和發(fā)展需要大量的資金做后盾。而目前我國(guó)房地產(chǎn)企業(yè)融資渠道單一,絕大多數(shù)資金來源于商業(yè)銀行的信用貸款。房地產(chǎn)開發(fā)固有的模式?jīng)Q定了開發(fā)貸款具有貸款風(fēng)險(xiǎn)集中、抵押物價(jià)值波動(dòng)較大等特點(diǎn),這也給商業(yè)銀行帶來了巨大的信貸風(fēng)險(xiǎn)。一旦開發(fā)企業(yè)違約,商業(yè)銀行承擔(dān)的損失會(huì)很嚴(yán)重。本文以中國(guó)建設(shè)銀行為研究對(duì)象,第一部分為導(dǎo)論,主要介紹了本文的選題背景,研究意義以及國(guó)內(nèi)外的主要研究情況和研究方法。第二部分對(duì)商業(yè)銀行房地產(chǎn)開發(fā)信貸信用風(fēng)險(xiǎn)的基本理論進(jìn)行了闡述和說明,主要分析了房地產(chǎn)開發(fā)貸款的現(xiàn)狀及信用風(fēng)險(xiǎn)產(chǎn)生的原因。第三部分在定性的層面對(duì)建行房地產(chǎn)開發(fā)貸款信用風(fēng)險(xiǎn)進(jìn)行闡述的基礎(chǔ)上,從定量的角度對(duì)建行房地產(chǎn)開發(fā)貸款信用風(fēng)險(xiǎn)展開相應(yīng)研究,由前面的研究過程得到研究的結(jié)論,針對(duì)中國(guó)建設(shè)銀行未來如何防范房地產(chǎn)開發(fā)貸款信用風(fēng)險(xiǎn),從房地產(chǎn)開發(fā)企業(yè)信用風(fēng)險(xiǎn)管理體系、信用風(fēng)險(xiǎn)預(yù)警機(jī)制以及金融產(chǎn)品創(chuàng)新三個(gè)方面提出了建議。
[Abstract]:Real estate enterprise is a capital-intensive industry, its management and development needs a lot of capital to support. But at present our country real estate enterprise financing channel is single, the vast majority of funds come from the commercial bank credit loan. The inherent mode of real estate development determines that the development loan has the characteristics of concentrated loan risk and large fluctuation of mortgage value, which also brings huge credit risk to commercial banks. Once the development enterprise defaults, the commercial bank will bear the loss to be very serious. In this paper, China Construction Bank as the research object, the first part as the introduction, mainly introduces the background of this topic, the significance of the study, as well as the main domestic and foreign research situation and research methods. The second part expounds and explains the basic theory of credit risk of real estate development credit in commercial banks, mainly analyzes the present situation of real estate development loan and the causes of credit risk. The third part, on the basis of expounding the credit risk of CCB real estate development loan from the qualitative level, carries on the corresponding research from the quantitative angle to the CCB real estate development loan credit risk, obtains the conclusion from the previous research process. This paper puts forward some suggestions on how to guard against the credit risk of real estate development loan in China Construction Bank from three aspects: the credit risk management system of real estate development enterprise, the early warning mechanism of credit risk and the innovation of financial products.
