CH房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)管理研究

【摘要】:隨著社會(huì)主義市場(chǎng)經(jīng)濟(jì)體制的確立,特別是我國(guó)土地使用制度與住房制度改革的推行,房地產(chǎn)開(kāi)發(fā)逐步走向市場(chǎng)化和產(chǎn)業(yè)化,房地產(chǎn)投資規(guī)模急劇擴(kuò)大,作為房地產(chǎn)投資主要資金來(lái)源之一的銀行房地產(chǎn)開(kāi)發(fā)貸款的規(guī)模也不斷擴(kuò)大。加強(qiáng)對(duì)房地產(chǎn)項(xiàng)目貸款的管理,特別是做好房地產(chǎn)貸款項(xiàng)目評(píng)估工作,對(duì)于合理有效地利用信貸資金更好地服務(wù)于房地產(chǎn)項(xiàng)目開(kāi)發(fā)和建設(shè),提高房地產(chǎn)貸款質(zhì)量,防范貸款風(fēng)險(xiǎn),具有十分重要的意義。為適應(yīng)現(xiàn)代政府、銀行、房地產(chǎn)商風(fēng)險(xiǎn)控制的需要,論文圍繞目前房地產(chǎn)開(kāi)發(fā)項(xiàng)目中的主要風(fēng)險(xiǎn)控制點(diǎn),從房地產(chǎn)項(xiàng)目評(píng)估的程序、方法、內(nèi)容等方面逐一進(jìn)行了闡述。本文的主要研究?jī)?nèi)容如下:第一章緒論,主要說(shuō)明論文研究背景,闡述了研究目的和意義、研究的方法與研究的內(nèi)容。第二章房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)基本理論,本章節(jié)主要介紹了房地產(chǎn)貸款項(xiàng)目的有關(guān)理論概念,同時(shí)也介紹了風(fēng)險(xiǎn)的概念和特點(diǎn),闡述了房地產(chǎn)開(kāi)發(fā)貸款項(xiàng)目的操作流程和特點(diǎn)。第三章XT房地產(chǎn)公司貸款項(xiàng)目風(fēng)險(xiǎn)識(shí)別,對(duì)XT房地產(chǎn)公司的發(fā)展進(jìn)行了概述,分析了XT房地產(chǎn)公司的經(jīng)營(yíng)狀況,同時(shí)介紹了CH房地產(chǎn)貸款項(xiàng)目的基本情況,得到房地產(chǎn)貸款項(xiàng)目面臨著諸多風(fēng)險(xiǎn),為了更進(jìn)一步分析這些風(fēng)險(xiǎn),對(duì)其進(jìn)行分類,提出了CH房地產(chǎn)貸款項(xiàng)目存在的主要風(fēng)險(xiǎn),包括政策風(fēng)險(xiǎn)、市場(chǎng)風(fēng)險(xiǎn)、操作風(fēng)險(xiǎn)、經(jīng)營(yíng)風(fēng)險(xiǎn)。第四章CH房地產(chǎn)貸款項(xiàng)目的風(fēng)險(xiǎn)分析,首先闡述了房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)評(píng)價(jià)的必要性和風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)構(gòu)建的原則和意義,其次運(yùn)用模糊綜合分析法對(duì)房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)進(jìn)行了分析。從宏觀和微觀之間的角度出發(fā),充分考慮來(lái)自政策、市場(chǎng)、操作、經(jīng)營(yíng)等多方面風(fēng)險(xiǎn)因素,并以XT房地產(chǎn)公司的CH房地產(chǎn)貸款項(xiàng)目業(yè)務(wù)面臨的各種風(fēng)險(xiǎn)的權(quán)重進(jìn)行了量化評(píng)價(jià),對(duì)貸款風(fēng)險(xiǎn)的控制進(jìn)行實(shí)證分析。第五章防范房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)的措施及建議,在房地產(chǎn)貸款項(xiàng)目成因分析和風(fēng)險(xiǎn)評(píng)價(jià)的基礎(chǔ)上,以我國(guó)房地產(chǎn)行業(yè)全局的角度,從政府、商業(yè)銀行和房地產(chǎn)企業(yè)三方面提出防范房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)的措施和建議。
[Abstract]:With the establishment of socialist market economy system, especially the implementation of land use system and housing system reform in China, real estate development has gradually moved towards marketization and industrialization, and the scale of real estate investment has expanded rapidly. As one of the main sources of real estate investment, bank real estate development loans are also expanding. To strengthen the management of real estate project loans, especially to do a good job in evaluating real estate loan projects, so as to better serve the development and construction of real estate projects and improve the quality of real estate loans through the rational and effective use of credit funds, Guard against loan risk, have very important meaning. In order to meet the needs of risk control of modern government, banks and real estate developers, the paper expatiates on the main risk control points in the current real estate development projects from the evaluation procedures, methods and contents of real estate projects. The main contents of this paper are as follows: the first chapter introduces the research background, the purpose and significance of the research, the methods and contents of the research. The second chapter introduces the basic theory of real estate project risk, this chapter mainly introduces the related theory concept of real estate loan project, at the same time, it introduces the concept and characteristics of risk, and expounds the operation flow and characteristics of real estate development loan project. In the third chapter, the risk identification of XT real estate company loan project is introduced, the development of XT real estate company is summarized, the operating situation of XT real estate company is analyzed, and the basic situation of Ch real estate loan project is introduced. The real estate loan project faces many risks. In order to further analyze these risks, the paper classifies them, and puts forward the main risks of Ch real estate loan project, including policy risk, market risk, operational risk. Operational risk. The fourth chapter is the risk analysis of Ch real estate loan project. Firstly, the necessity of risk evaluation of real estate loan project and the principle and significance of risk evaluation index construction are expounded. Secondly, the risk of real estate loan project is analyzed by fuzzy comprehensive analysis method. From the angle of macro and micro, this paper fully considers the risk factors from policy, market, operation, management and so on, and makes a quantitative evaluation on the weight of various risks faced by the Ch real estate loan project business of XT real estate company. The control of loan risk is analyzed empirically. Chapter V measures and suggestions to prevent the risk of real estate loan projects, on the basis of the analysis of the causes and risk evaluation of real estate loan projects, from the perspective of the overall situation of the real estate industry in China, from the government, Commercial banks and real estate enterprises put forward measures and suggestions to prevent the risk of real estate loan projects.
