【摘要】：近年來，隨著人民生活水平的提高和財(cái)富的積累，人們管理財(cái)富、實(shí)現(xiàn)財(cái)富保值增值的需求變得愈來愈強(qiáng)烈。信托作為最古老的金融制度之一，其優(yōu)勢(shì)逐步得到人們的認(rèn)可，加上制度紅利，信托行業(yè)近年來飛速發(fā)展，至今已突破10萬億的規(guī)模。而在10萬億的信托產(chǎn)品中，房地產(chǎn)信托項(xiàng)目又是主流業(yè)務(wù)模式之一，但同時(shí)也是風(fēng)險(xiǎn)比較集中的領(lǐng)域，因此，研究房地產(chǎn)信托項(xiàng)目的風(fēng)險(xiǎn)控制具有非常重要的現(xiàn)實(shí)意義。理論上來說，信托路徑依賴帶來收益的同時(shí)也給行業(yè)帶來了弊端，揚(yáng)長避短的方法就是判斷和準(zhǔn)確度量信托業(yè)務(wù)風(fēng)險(xiǎn)，提高信托從業(yè)人員的風(fēng)險(xiǎn)控制意識(shí)，提高信托風(fēng)險(xiǎn)控制的技術(shù)和質(zhì)量。 除導(dǎo)論外，全文共分三章。導(dǎo)論主要概述了選題提出的背景及研究的意義、理論工具和研究方法、論文的基本思路、論文創(chuàng)新點(diǎn)和不足。 第一章是理論概述，包括信托的起源和發(fā)展，信托的基本結(jié)構(gòu)，信托路徑依賴?yán)碚摚康禺a(chǎn)信托基本原理和市場(chǎng)情況，同時(shí)，簡(jiǎn)要分析了房地產(chǎn)行業(yè)特點(diǎn)。 第二章是對(duì)房地產(chǎn)信托的風(fēng)險(xiǎn)進(jìn)行分析，，包括風(fēng)險(xiǎn)的分類和風(fēng)險(xiǎn)的度量方法和模型。 第三章是用豐富的案例對(duì)房地產(chǎn)信托的風(fēng)險(xiǎn)控制手段和風(fēng)險(xiǎn)處理方式進(jìn)行分析，同時(shí)簡(jiǎn)要分析了房地產(chǎn)信托風(fēng)險(xiǎn)控制的可能的未來發(fā)展方向。
[Abstract]:In recent years , with the improvement of people ' s living standards and the accumulation of wealth , the demand for people to manage wealth and realize the value - added value of wealth has become more and more intense . The trust is one of the oldest financial systems , its advantages are gradually accepted by people , and the trust industry has been developing rapidly in recent years . In addition to the introduction theory , the whole text is divided into three chapters . The introduction mainly gives an overview of the background and the significance of the research , the theoretical tools and the research methods , the basic thinking of the paper , the innovation points and shortcomings of the thesis . Chapter one is the summary of the theory , including the origin and development of the trust , the basic structure of the trust , the trust path dependence theory , the basic principle of the real estate trust and the market situation . At the same time , the characteristics of the real estate industry are briefly analyzed . The second chapter is to analyze the risk of real estate trust , including the risk classification and risk measurement methods and models . Chapter three analyzes the risk control method and risk management method of real estate trust by rich case , and analyzes the possible future direction of real estate trust risk control .
