建筑壽命的影響因素研究

【摘要】:伴隨社會經(jīng)濟的發(fā)展和城市化水平的不斷提高,城市建筑呈現(xiàn)非正常的新舊交替即大量未到設(shè)計使用年限的建筑被提前拆除,造成建筑短命現(xiàn)象。建筑短命現(xiàn)象的出現(xiàn)不僅僅關(guān)系國內(nèi)資源、能源的浪費與消耗,還關(guān)系到社會財富的積累、環(huán)境污染和社會的可持續(xù)發(fā)展。本文主要通過文獻綜述、對比分析和問卷調(diào)查的方法確定影響建筑短命的因素,并通過因子分析方法確定影響建筑短命的關(guān)鍵因素,提出相應(yīng)的解決策略。 論文首先通過大量的文獻檢索和對比分析確定研究方向,進而從實際的短命建筑案例和建筑設(shè)計使用年限標準方面概括我國建筑壽命的現(xiàn)狀,繼而從資源、能源的浪費與消耗、社會經(jīng)濟損失、環(huán)境污染和社會可持續(xù)發(fā)展方面對建筑短命現(xiàn)象進行影響評價。通過問卷調(diào)查的方式獲取影響建筑短命的因素評分,,以因子分析方法為手段確定影響建筑短命的關(guān)鍵因素為:體制因素、建筑層面因素、規(guī)劃層面因素和大環(huán)境因素。根據(jù)確定的影響因素具體分析各影響因素對建筑壽命的作用。 論文結(jié)論部分,根據(jù)前文的影響因素分析和延長建筑壽命策略實現(xiàn)的高效性和適用性,從政府層面和建設(shè)單位層面提出延長建筑壽命的策略。政府層面策略包括:提高城市規(guī)劃編制、實施的科學(xué)性;加強政府的監(jiān)管力度;完善法律法規(guī);制定鼓勵政策,提高公眾參與;加強政府官員的責(zé)任追究。建設(shè)單位層面提出延長建筑壽命的策略包含:提高設(shè)計標準,倡導(dǎo)可持續(xù)設(shè)計;加強質(zhì)量管控;轉(zhuǎn)變生產(chǎn)方式,推動建筑產(chǎn)業(yè)化發(fā)展;建立有效地維護機制;加強舊建筑的改造。 論文運用統(tǒng)計的方法對我國建筑短命的相關(guān)研究進行整理與分析,并通過調(diào)查問卷的方式,運用因子分析方法將問卷回收的數(shù)據(jù)進行分析與處理,得到影響建筑短命的關(guān)鍵因素即四個公共因子,并確定各公共因子的重要性,同時提出延長建筑壽命的策略,為后續(xù)建筑壽命的研究提供理論基礎(chǔ)。
[Abstract]:With the development of social economy and the continuous improvement of urbanization level, urban buildings show abnormal new and old alternation, that is, a large number of buildings that have not been designed to service life have been demolished in advance. The phenomenon of short life is not only related to the domestic resources, energy waste and consumption, but also related to the accumulation of social wealth. Environmental pollution and social sustainable development. This paper mainly through literature review, comparative analysis and questionnaire survey methods to determine the impact of building life factors. The key factors affecting the short life of buildings are determined by factor analysis, and the corresponding solutions are put forward. Firstly, through a large number of literature retrieval and comparative analysis to determine the direction of research, and then from the actual short-lived building cases and architectural design life standards to sum up the current situation of building life in China, and then from the resources. Energy waste and consumption, social and economic losses, environmental pollution and social sustainable development impact evaluation of the short-lived phenomenon of the building. Through the questionnaire survey to obtain the factors affecting the short-life of the building score. Factor analysis method is used to determine the key factors that affect the short life of the building: institutional factors, architectural factors. According to the determined influence factors, the influence factors on the building life are analyzed in detail. The conclusion of the paper, according to the above factors analysis and extension of building life strategy to achieve high efficiency and applicability. From the government level and the construction unit level puts forward the extension construction life strategy. The government level strategy includes: improves the city planning establishment, the implementation scientific; Strengthen the government's supervision; Perfecting laws and regulations; (B) develop incentives to increase public participation; Strengthen the accountability of government officials. Construction unit level proposed to extend the life of the building strategies include: improve design standards, advocate sustainable design; Strengthening quality control; To change the mode of production and promote the development of construction industrialization; Establish effective maintenance mechanism; Strengthen the renovation of old buildings. In this paper, we use the statistical method to sort out and analyze the related research of short-lived architecture in our country, and analyze and process the data collected by the questionnaire by using the method of factor analysis. The key factors affecting the short life of buildings, namely, four public factors, are obtained, and the importance of each public factor is determined. At the same time, the strategy of prolonging the life of buildings is put forward, which provides a theoretical basis for the further study of building life.
