基于馬克思地租理論的城市宏觀級(jí)差地租研究

【摘要】:當(dāng)前我國城市土地市場區(qū)域分化明顯,一二三四線城市級(jí)差地租差異明顯,但傳統(tǒng)城市地租理論研究的是同一城市內(nèi)不同地塊的級(jí)差地租,難以對這一狀況進(jìn)行解釋。本文以馬克思地租理論為指導(dǎo),提出城市宏觀級(jí)差地租概念,反映不同層級(jí)城市土地利用效益差異。在此基礎(chǔ)上,構(gòu)建城市宏觀級(jí)差地租數(shù)理模型,測算20個(gè)城市宏觀級(jí)差地租量,分析我國城市宏觀級(jí)差地租的演變規(guī)律,闡述城市宏觀級(jí)差地租產(chǎn)生的原因和條件。
[Abstract]:At present, the regional differentiation of urban land market in our country is obvious, and the difference of differential land rent in 1234 cities is obvious. However, the traditional theory of urban land rent studies the differential rent of different plots in the same city, so it is difficult to explain this situation. Under the guidance of Marx's land rent theory, this paper puts forward the concept of urban differential land rent, which reflects the difference of urban land use benefit at different levels. On this basis, the mathematical model of urban macro-differential land rent is constructed, the amount of macro-differential land rent of 20 cities is calculated, the evolution law of urban macro-differential land rent is analyzed, and the reasons and conditions of producing urban macro-differential land rent are expounded.
