【摘要】:自從房地產(chǎn)歸國有資產(chǎn)所有之后,直到1979年中國房地產(chǎn)業(yè)才有了新的發(fā)展,尤其是近十年來,我國的房地產(chǎn)業(yè)迅速成長,房地產(chǎn)市場進(jìn)入了空前未有的盛況時(shí)期,土地大量的被開發(fā),房地產(chǎn)業(yè)作為一種經(jīng)濟(jì)杠桿在人民生活中起到了很大的作用,隨著房地產(chǎn)業(yè)與人民生活水平之間關(guān)系越來越密切,以及我國社會(huì)經(jīng)濟(jì)的快速持續(xù)發(fā)展和居民可支配收入越來越高的前提下,中國的地價(jià)與房價(jià)之間的關(guān)系成了我國人民、政府、開發(fā)商最為密切關(guān)心的話題,但是他們對兩者之間關(guān)系的觀點(diǎn)并不統(tǒng)一,甚至有很大分歧,兩者之間的關(guān)系是調(diào)動(dòng)房地產(chǎn)市場的關(guān)鍵所在,因此為了協(xié)助房地產(chǎn)市場能快速有效健康的發(fā)展,科學(xué)的分析處理城市地價(jià)與房價(jià)之間的關(guān)系具有十分重要的意義。本文從地價(jià)與房價(jià)之間的關(guān)系進(jìn)行分析,以兩者之間的關(guān)系理論為基礎(chǔ)對地價(jià)和房價(jià)的內(nèi)涵和構(gòu)成進(jìn)行描述,以此分析兩者之間的關(guān)系,研究分析房價(jià)對地價(jià)產(chǎn)生的影響以及地價(jià)對房價(jià)的影響,再對最后的結(jié)果使用格蘭杰因果關(guān)系檢驗(yàn)進(jìn)行科學(xué)的檢驗(yàn)。本文將全國部分城市分為一線城市,二線城市和三線城市三類分別進(jìn)行研究,將北京市和上海市作為一線城市的代表城市,以天津市和南京市作為二線城市的代表城市和以徐州市和蘭州市作為三線城市的代表城市,將這六個(gè)城市的房價(jià)指數(shù)與地價(jià)指數(shù)作為參考樣本,分類分析各城市房地產(chǎn)市場概況和土地市場概況,由此總結(jié)出兩者之間的關(guān)系并進(jìn)行相應(yīng)的研究,用格蘭杰檢驗(yàn)法和統(tǒng)計(jì)法進(jìn)行定量的分析,得出三類城市房地價(jià)之間的關(guān)系,以及地價(jià)占房價(jià)的合理百分比在20%-50%范圍之間,依據(jù)研究得出最后結(jié)論,在此基礎(chǔ)上提出相關(guān)度政策建議,建議政府部門提供相關(guān)的法律法規(guī)政策,完善土地招拍掛制度,建立健全房地產(chǎn)價(jià)格評價(jià)體系以此穩(wěn)定房價(jià),滿足人民的住房需求。
[Abstract]:Since real estate was owned by state-owned assets, it was not until 1979 that China's real estate industry experienced new development. In particular, in the past decade, the real estate industry in China has grown rapidly, and the real estate market has entered a period of unprecedented prosperity. As a kind of economic lever, the real estate industry has played a great role in the people's life. With the relationship between the real estate industry and the people's living standard is getting closer and closer. And with the rapid and sustainable development of China's social economy and the increasing disposable income of residents, the relationship between land prices and housing prices in China has become the most closely concerned topic of our people, the government, and developers. But their views on the relationship between the two are not uniform or even very different. The relationship between the two is the key to mobilizing the real estate market, so in order to help the real estate market develop quickly and effectively, It is of great significance to analyze and deal with the relationship between urban land price and house price scientifically. This paper analyzes the relationship between land price and house price, describes the connotation and composition of land price and house price on the basis of the theory of the relationship between them, and analyzes the relationship between them. This paper analyzes the influence of house price on land price and the influence of land price on house price, and then uses Granger causality test to test the final result scientifically. In this paper, some cities in China are divided into first-tier cities, second-tier cities and third-tier cities, and Beijing and Shanghai are regarded as the representative cities of first-tier cities. Taking Tianjin and Nanjing as the representative cities of the second-tier cities and Xuzhou and Lanzhou as the representative cities of the third-tier cities, the house price index and the land price index of these six cities are taken as reference samples. By classifying and analyzing the general situation of real estate market and land market of each city, the relationship between them is summed up and the corresponding research is carried out. The relationship between the three kinds of urban housing land price is obtained by quantitative analysis by Granger test and statistics. And the reasonable percentage of land price to house price is between 20% and 50%. Based on the final conclusion of the study, the relevant policy suggestions are put forward, and the government departments are advised to provide relevant laws, regulations and policies, and to perfect the land bidding and hanging system. Establish and improve the real estate price evaluation system to stabilize housing prices and meet the housing needs of the people.
