北京市職住分離及其影響因素分析

【摘要】:采用北京交通發(fā)展研究中心開(kāi)展的家庭居民交通行為調(diào)查(2013年),并結(jié)合第三次全國(guó)經(jīng)濟(jì)普查數(shù)據(jù),討論了家庭收入、房屋類(lèi)型、通勤方式等6個(gè)變量的職住分離特征及其差異,用多元回歸分析的方法系統(tǒng)分析各變量同通勤時(shí)間之間的關(guān)系。結(jié)果顯示:(1)隨著收入的增加,通勤時(shí)間和距離呈上升趨勢(shì);家庭收入在居住區(qū)位選擇、房屋類(lèi)型、通勤方式以及通勤距離和時(shí)間等方面具有決定性作用。(2)租住房屋、單位房、經(jīng)濟(jì)適用房和商品房的通勤時(shí)間和距離依次呈上升趨勢(shì),住房制度的歷史路徑依賴(lài)仍然存在,用地市場(chǎng)化驅(qū)動(dòng)的城市空間結(jié)構(gòu)趨向分散,職住空間重構(gòu)具有一定的一致性。(3)通勤時(shí)間基本呈現(xiàn)公司員工商業(yè)服務(wù)業(yè)事業(yè)單位自由職業(yè)的格局。(4)通勤時(shí)間和距離與職住比、通勤方式、性別、職業(yè)類(lèi)型、房屋類(lèi)型、年家庭收入等變量線性關(guān)系顯著,同年齡、就業(yè)密度線性關(guān)系不顯著。(5)隨著職住比的增加,通勤時(shí)間呈現(xiàn)先下降后上升的"U"型結(jié)構(gòu)。
[Abstract]:Based on the survey of family residents' transportation behavior conducted by Beijing Transportation Development Research Center (2013) and the data of the third National Economic Census, the paper discusses the characteristics and differences of occupation and residence separation among six variables, such as household income, housing type, commuting mode, etc. The relationship between each variable and commuting time is analyzed systematically by multivariate regression analysis. The results showed that with the increase of income, commuting time and distance showed an upward trend, and household income played a decisive role in the choice of residential area, housing type, commuting mode, commuting distance and time. The commuting time and distance of comfortable housing and commercial housing show an upward trend in turn, the historical path dependence of housing system still exists, and the urban spatial structure driven by land market tends to be scattered. The reconfiguration of job space has some consistency. 3) the commuting time basically presents the freelance pattern of employees, commercial service and institution units. 4) commuting time and distance and occupation ratio, commuting mode, sex, occupation type, housing type, etc. The linear relationship of family income and other variables was significant, but the linear relationship of employment density and age was not significant. 5) with the increase of the ratio of occupation and occupation, the commuting time showed a "U" structure of decreasing first and then rising.
