代建制在鄂爾多斯市房地產(chǎn)項(xiàng)目中的應(yīng)用研究

【摘要】:代建制在我國(guó)雖然是一種新生事物,但在國(guó)外,項(xiàng)目代建制的運(yùn)用己十分普遍,委托專業(yè)性公司對(duì)項(xiàng)目的組織及實(shí)施進(jìn)行運(yùn)作已是一種通行的做法。它們大多是以項(xiàng)目管理制的形式存在,并隨著經(jīng)濟(jì)的發(fā)展、技術(shù)的進(jìn)步、對(duì)項(xiàng)目運(yùn)作規(guī)律認(rèn)識(shí)的深化,逐漸改進(jìn)完善。因此,本文針對(duì)項(xiàng)目代建制問題在房地產(chǎn)行業(yè)的應(yīng)用實(shí)踐展開了分析探討,論述中,文章本著提出問題、分析問題和解決問題的思路,綜合運(yùn)用了文獻(xiàn)分析、對(duì)比分析和案例分析等研究方法,圍繞鄂爾多斯市房產(chǎn)項(xiàng)目代建制的發(fā)展情況進(jìn)行了系統(tǒng)分析,最后文章根據(jù)研究結(jié)論提出了相關(guān)舉措和建議,對(duì)推動(dòng)我國(guó)房地產(chǎn)項(xiàng)目代建制發(fā)展具有一定參考和借鑒意義。通過本文研究發(fā)現(xiàn),項(xiàng)目代建制能夠有效提升房地產(chǎn)項(xiàng)目的工程質(zhì)量,同時(shí)也為政府節(jié)約成本,對(duì)優(yōu)化資源配置具有重要的意義。因此,通過本文論述,房地產(chǎn)項(xiàng)目代建制為鄂爾多斯市房地產(chǎn)項(xiàng)目開發(fā)及其工程管理的規(guī)范起到很好的作用,尤其是在項(xiàng)目流程的規(guī)范上,能夠嚴(yán)格規(guī)范設(shè)計(jì)的方案、健全項(xiàng)目的招投標(biāo)機(jī)制以及發(fā)揮政府對(duì)項(xiàng)目監(jiān)管的職能作用等?傊,本文的研究目的主要是在相關(guān)房地產(chǎn)管理模式發(fā)展軌跡的回顧基礎(chǔ)上,通過對(duì)我國(guó)房地產(chǎn)項(xiàng)目代建制模式下風(fēng)險(xiǎn)管理現(xiàn)狀以及在實(shí)際項(xiàng)目實(shí)施過程中遇到的風(fēng)險(xiǎn)問題展開分析,文章通過結(jié)合典型的代建制項(xiàng)目案例為決策者提出了相應(yīng)的風(fēng)險(xiǎn)因素識(shí)別及應(yīng)對(duì)措施,為鄂爾多斯市房地產(chǎn)項(xiàng)目實(shí)施代建制模式提供了參考和借鑒,從而為推動(dòng)房地產(chǎn)投資建設(shè)質(zhì)量和品質(zhì)提升起到了良好作用,同時(shí)也為代建制模式從理論指導(dǎo)到實(shí)踐應(yīng)用提供重要的理論指導(dǎo)價(jià)值。
[Abstract]:Agent system is a new thing in our country, but in foreign countries, the use of project agent system has been very common. It is a common practice to entrust professional companies to organize and implement projects.Most of them exist in the form of project management system, and with the development of economy, the progress of technology, the deepening of understanding of the rules of project operation, gradually improve and perfect.Therefore, this paper analyzes and discusses the application of the project agent system in the real estate industry. In the discussion, the paper makes comprehensive use of literature analysis in the light of the idea of putting forward problems, analyzing problems and solving problems.Based on the comparative analysis and case study, this paper makes a systematic analysis on the development of the agent construction system of the real estate project in Ordos, and finally puts forward some relevant measures and suggestions according to the conclusions of the study.To promote the development of real estate projects in China has a certain reference and reference.Through the research of this paper, it is found that the project agent system can effectively improve the engineering quality of the real estate project, and at the same time save the cost for the government, which is of great significance to optimize the allocation of resources.Therefore, through the discussion of this paper, the agent system of real estate project plays a good role in the development and management of real estate project in Ordos city, especially in the standardization of project flow, which can strictly standardize the design scheme.Improve the project bidding mechanism and give play to the role of the government in the supervision of the project.In a word, the purpose of this paper is to review the development of real estate management mode.This paper analyzes the present situation of risk management in the mode of agent construction of real estate projects in China and the risk problems encountered in the implementation of real estate projects.This paper puts forward the corresponding risk factors identification and countermeasures for the decision makers by combining the typical agent construction project cases, and provides a reference and reference for the implementation of the agent construction mode of the real estate project in Ordos.Thus, it plays a good role in promoting the quality and quality of real estate investment and construction, and also provides important theoretical guidance value for the mode of agent system from theoretical guidance to practical application.
