西安地鐵3號(hào)線對(duì)沿線新建住宅的影響分析

【摘要】:我國(guó)的城市軌道交通(URRT)正在高速建設(shè)發(fā)展中,軌道交通作為一個(gè)高效、準(zhǔn)時(shí)、環(huán)保節(jié)能的大容量的交通方式在城市公共交通中占據(jù)重要的位置。交通擁擠、土地稀少、環(huán)境污染每況愈下是各個(gè)城市面臨的重大問(wèn)題,軌道交通能夠有效地緩解這個(gè)問(wèn)題。然而建設(shè)軌道交通費(fèi)用高昂,軌道交通運(yùn)營(yíng)收支難以平衡,這些問(wèn)題存在的同時(shí)軌道交通沿線的房地產(chǎn)行業(yè)卻是如火如荼,房?jī)r(jià)只漲不跌,軌道交通對(duì)周邊房地產(chǎn)行業(yè)帶來(lái)的利潤(rùn)并沒(méi)有為軌道交通的建設(shè)作出貢獻(xiàn),而是被房地產(chǎn)的所有者所獲取,針對(duì)現(xiàn)狀,本文對(duì)西安市地鐵3號(hào)線沿線軌道交通對(duì)周邊住宅價(jià)格的影響做了定量分析,在實(shí)踐應(yīng)中,可以作為政府籌措資金建設(shè)城市軌道參考依據(jù)。本文先對(duì)國(guó)內(nèi)外在軌道交通對(duì)住宅增值等影響的研究上進(jìn)行了比較詳細(xì)的分析,了解了軌道交通對(duì)周邊住宅的影響程度等情況確定了研究思路。本文最后將研究模型進(jìn)行對(duì)比,進(jìn)行理論分析的模型有分別有交通成本模型、特征價(jià)格模型、支出系統(tǒng)需求模型在進(jìn)行優(yōu)劣對(duì)比后選擇了特征價(jià)格模型作為研究模型進(jìn)行研究。確定研究模型采用的是特征價(jià)格模型之后,本文以西安市地鐵3號(hào)線周邊的住宅為研究對(duì)象進(jìn)行分析,從網(wǎng)上獲取相關(guān)樣本樓盤的數(shù)據(jù),運(yùn)用spss進(jìn)行影響因子的篩選(將影響住宅價(jià)格作用較小的因素進(jìn)行剔除)和模型的檢驗(yàn)分析,再進(jìn)一步擬合得出模型結(jié)果,分析結(jié)果得出:空間層面上看西安地鐵3號(hào)線站點(diǎn)距離周邊的住宅價(jià)格越遠(yuǎn)其影響小。為了模型更加準(zhǔn)確,將模型進(jìn)行分區(qū)建模,最后研究得出就業(yè)率高的西南郊影響最大,其次是東北郊公共交通落后區(qū)域,最后是中部的文化商務(wù)區(qū);西安地鐵3號(hào)線的影響半徑是1200m;西安地鐵3號(hào)線對(duì)周邊住宅增值計(jì)算結(jié)果:軌道交通對(duì)樣本住宅的影響增值總額達(dá)到5.667億元人民幣。
[Abstract]:China's urban rail transit (URRTT) is developing at a high speed. As an efficient, punctual, environmentally friendly and energy-saving mode of mass transit, rail transit plays an important role in urban public transportation.Traffic congestion, land scarcity and worsening environmental pollution are major problems faced by cities. Rail transit can effectively alleviate this problem.However, the construction of rail transit is expensive, and the operating expenses of rail transit are difficult to balance. While these problems exist, the real estate industry along the rail transit line is in full swing, with house prices rising and not falling.The profits brought by rail transit to the surrounding real estate industry have not contributed to the construction of rail transit, but have been acquired by the owners of real estate, aiming at the current situation.This paper makes a quantitative analysis on the influence of rail transit along Xi'an Metro Line 3 on the price of surrounding housing. In practice, it can be used as the reference basis for the government to raise funds for the construction of urban track.In this paper, the domestic and foreign research on the impact of rail transit on residential value-added is analyzed in detail, and the influence degree of rail transit on the surrounding housing is analyzed in detail, and the research ideas are determined.At the end of this paper, the research models are compared. The models for theoretical analysis are traffic cost model, characteristic price model and expenditure system demand model. After comparing the advantages and disadvantages, the characteristic price model is selected as the research model.After determining that the research model is based on the characteristic price model, this paper takes the housing around Metro Line 3 in Xi'an as the research object, and obtains the data of the relevant sample buildings from the Internet.Spss is used to screen the influencing factors (excluding the factors that have little effect on the housing price) and the model is tested and analyzed, and the model results are obtained by further fitting.The results show that: the farther the housing price is from the surrounding station of Xi'an Metro Line 3, the smaller the effect is.In order to make the model more accurate, the model is modeled in different districts. Finally, it is found that the southwest suburb with high employment rate has the greatest influence, followed by the backward area of public transport in the northeast suburb, and finally the cultural business district in the central part of the country.The influence radius of Xi'an Metro Line 3 is 1200m.The value added value of Xi'an Metro Line 3 to the surrounding residential buildings is calculated: the total value added value of rail transit to the sample residential buildings is 566.7 million yuan.
