【摘要】：隨著社會經(jīng)濟(jì)的不斷發(fā)展和人民生活水平的不斷提高,簡單的服務(wù)樓已經(jīng)難以滿足人們辦公和生活的需要,人們對于工作和生活的空間、環(huán)境和設(shè)施有了更高的要求。建立服務(wù)樓智能化系統(tǒng)不僅是出于生活環(huán)境的需要,也是出于工作條件的需要,但是服務(wù)樓的系統(tǒng)建設(shè)往往工程浩大,時間較長,內(nèi)容復(fù)雜,對于系統(tǒng)建設(shè)的時間、質(zhì)量和成本又有著諸多要求,因而如何能夠在為使用者提供安全、高效、舒適、便捷及適應(yīng)各種辦公、生活功能環(huán)境的前提下,盡可能地降低大樓的運(yùn)營費(fèi)用和提高運(yùn)營管理的智能化水平,是當(dāng)前很多企業(yè)需要考慮的問題。本文將項目管理理論應(yīng)用于中交二航局第三工程有限公司鋼結(jié)構(gòu)生產(chǎn)基地一期生產(chǎn)及配套服務(wù)樓智能化系統(tǒng)建設(shè)項目實施進(jìn)程當(dāng)中,制定了服務(wù)樓智能化系統(tǒng)工程項目的時間計劃,從進(jìn)度控制、成本控制和質(zhì)量控制三個方面分析了服務(wù)樓智能化系統(tǒng)工程項目的控制管理過程,為項目的順利實施提供了一定理論上和實踐上的指導(dǎo)。關(guān)于中交二航局第三工程有限公司鋼結(jié)構(gòu)生產(chǎn)基地一期生產(chǎn)及配套服務(wù)樓智能化系統(tǒng)建設(shè)工程項目的研究內(nèi)容如下:1、通過閱讀大量的文獻(xiàn)資料,了解和掌握項目管理領(lǐng)域的管理過程和管理模式,在分析服務(wù)樓智能化系統(tǒng)建設(shè)工程項目實際情況的基礎(chǔ)上確定該項目研究的主要方法。2、通過工作分解結(jié)構(gòu)的制定、項目活動持續(xù)時間的計算、單代號網(wǎng)絡(luò)圖的繪制等方法制定了服務(wù)樓智能化系統(tǒng)工程項目的時間計劃,確定項目活動的關(guān)鍵路徑。3、從進(jìn)度控制、成本控制和質(zhì)量控制三個方面分析了服務(wù)樓智能化系統(tǒng)工程項目的控制管理過程,并給出了項目控制管理的途徑和保證措施。
[Abstract]:With the development of social economy and the improvement of people's living standard, simple service building has been difficult to meet the needs of people's office and life, and people have higher requirements for the space, environment and facilities of work and life. The establishment of intelligent service building system is not only out of the need of living environment, but also out of the need of working conditions. However, the system construction of service building often has a large project, a long time, and complex content. For the time of system construction, Quality and cost have a lot of requirements, so how to provide users with safety, efficiency, comfort, convenience and adapt to a variety of office, life function environment premise, It is necessary for many enterprises to reduce the cost of building operation and improve the intelligent level of operation management. In this paper, the project management theory is applied to the implementation process of the first phase of the steel structure production base and the intelligent system construction of the supporting service building in the steel structure production base of the third Engineering Co., Ltd. The time plan of the intelligent system engineering project of the service building is worked out, and the control and management process of the intelligent system engineering project of the service building is analyzed from three aspects: schedule control, cost control and quality control. It provides some theoretical and practical guidance for the smooth implementation of the project. The contents of the research on the construction project of intelligent system of the first phase production and supporting service building of the steel structure production base of the third Engineering Co., Ltd., are as follows: 1. Through reading a lot of documents, Understand and master the management process and management mode in the field of project management, determine the main research methods of the project on the basis of analyzing the actual situation of the intelligent system construction project of the service building. The calculation of the duration of the project activity, the drawing of the single code network diagram, etc., have established the time plan of the intelligent system engineering project of the service building, determined the key path of the project activity. 3. This paper analyzes the process of control and management of intelligent system engineering project in service building from three aspects of cost control and quality control, and gives the way and guarantee measures of project control management.
