【摘要】:在我國當(dāng)前經(jīng)濟飛速發(fā)展的大背景下,房地產(chǎn)業(yè)迅速擴張,已逐漸成為國民經(jīng)濟的重要增長點;再加上我國自2001年加入世界貿(mào)易組織,國際化的房地產(chǎn)企業(yè)集團進入我國,與國內(nèi)房地產(chǎn)企業(yè)一爭天下。但是在激烈的市場競爭中,國內(nèi)大多房地產(chǎn)企業(yè)并不占據(jù)優(yōu)勢,無法適應(yīng)全球經(jīng)濟一體化發(fā)展趨勢,面臨被淘汰的威脅?v觀我國當(dāng)前房地產(chǎn)企業(yè)的實際情況,普遍存在規(guī)模小、管理混亂、缺乏風(fēng)險意識、競爭力匱乏等問題。針對這一實情,我國房地產(chǎn)企業(yè)想獲得持續(xù)性發(fā)展,提升綜合競爭力,必須加強對管理工作的重視,堅持理論與實踐相結(jié)合原則,做到具體問題具體分析,客觀認識以往管理模式中存在的不足和缺陷,學(xué)習(xí)國際先進的房建項目管理經(jīng)驗,引進高水平、高學(xué)歷的項目管理人才,系統(tǒng)性地應(yīng)用先進管理方法,以此帶動發(fā)展速度的增長。綜上,客觀分析我國房地產(chǎn)項目管理的實際情況,強化房地產(chǎn)管理的方法與手段,具有重要意義。房地產(chǎn)項目管理可劃分為若干個方面,而進度管理則是其中較為重要的組成部分,將對工程項目的成本、質(zhì)量等產(chǎn)生直接影響。因此,房地產(chǎn)企業(yè)應(yīng)從長遠發(fā)展角度出發(fā),強化對進度管理工作的重視,嘗試運用國際化的項目管理機制與運作方法,及時發(fā)現(xiàn)我國房地產(chǎn)項目管理中存在的問題以及施工企業(yè)的職能欠缺,有針對性地構(gòu)建全新項目管理體制,提升房地產(chǎn)企業(yè)的國際競爭力。本文首先分析相關(guān)理論綜述;其次,對圣城花園小區(qū)工程項目基本情況進行分析,分別從項目概況及特點,優(yōu)劣勢分析兩個方面來說明;再次,結(jié)合圣城花園小區(qū)工程項目的進度規(guī)劃,從資料收集、項目分解、確定工作關(guān)系、制定進度計劃、優(yōu)化進度計劃等多個方面進行分析與闡述:其四,有關(guān)圣城花園小區(qū)的項目進度控制工作,必須結(jié)合工程項目的實際情況,分析控制項目進度的實施方法、進度控制的情況以及如何在項目運行過程中采取動態(tài)監(jiān)控措施等;其五,對圣城花園小區(qū)工程項目的進度實施要采取一定的保障策略,其中包括項目組織的保障、項目授權(quán)的保障以及項目資金的保障三大方面;最后,綜合以上內(nèi)容,得出本文的研究結(jié)論。
[Abstract]:In the background of the rapid development of China's current economy, the real estate industry is rapidly expanding, has gradually become an important growth point of national economy; plus since 2001 China's accession to the world trade organization, the internationalization of the real estate enterprises to enter China, and a world of domestic real estate enterprises. But in the fierce market competition in most of the domestic real estate enterprises do not take advantage, can not adapt to the development trend of global economic integration, facing the threat of being eliminated. The actual situation in China's current real estate enterprises, generally small scale, management confusion, lack of risk awareness, lack of competitiveness and other problems. In view of this situation, China's real estate enterprises want to to obtain sustainable development, enhance the comprehensive competitiveness, we must strengthen the management work of attention, on the combination of theory and practice principle, specific problem analysis, objective understanding of the tube The existing mode of the deficiencies and defects, learning international advanced building project management experience, the introduction of high level, high degree of project management talents, systematic application of advanced management methods, in order to promote the development of the speed of growth. Therefore, an objective analysis of the actual situation of China's real estate project management, strengthening methods and means of real estate management, which is of great significance. The real estate project management can be divided into several aspects, and schedule management is one of the more important part of the cost of the project, will have a direct impact on the quality, and so on. Because of this, real estate enterprises from the long-term development perspective, to strengthen the management of the progress of attention. Try to use the international project management system and operation method, discover the existence of China's real estate project management problems and deficiency of the functions of construction enterprises, to build a new Project management system, enhance the international competitiveness of real estate enterprises. This paper summarizes the theories of analysis firstly; secondly, the basic situation of the city garden project were analyzed separately from the general situation and characteristics of the project, analysis of the advantages and disadvantages of two aspects to explain; again, with the Holy City Garden project schedule planning, from data collection sure, project decomposition, working relationship, schedule, schedule and other aspects of optimization and analysis in this paper: Fourth, the holy city garden project progress control work, the actual situation should be combined with engineering project, analysis method of implementing project progress control, schedule control and how the project operation process take dynamic monitoring measures; fifth, the implementation should take some protection strategies on the Holy City Garden District project schedule, including the project team Three aspects of the security of the fabric, the guarantee of the project authorization and the guarantee of the fund of the project. Finally, the conclusion of this paper is obtained by combining the above contents.
