既有住區(qū)智慧化改造研究

【摘要】:智慧城市的概念提出之后,許多發(fā)達(dá)國家都在他們的重要的城市進(jìn)行推廣智。住區(qū)智慧化作為推動智慧城市的重要部分也受到了中國政府和企業(yè)的的關(guān)注,政府相關(guān)部門也為推廣住區(qū)智慧化制定了許多優(yōu)惠政策。雖然國外有很多成功將住區(qū)進(jìn)行智慧化改造的案例,但是由于我國住區(qū)的形式與國外不同,住區(qū)智慧化的主導(dǎo)方不同,所以如何在我國科學(xué)合理的進(jìn)行住區(qū)智慧化改造成為了一個(gè)重要的課題。本文圍繞著住區(qū)智慧化改造這一核心問題,首先界定出既有住區(qū)和既有住區(qū)智慧化的內(nèi)涵。分別從社會變遷和政策缺乏兩個(gè)方面分析了對我國國情對住區(qū)智慧化的需求。隨后,在對住區(qū)智慧化的內(nèi)因和外因進(jìn)行動力分析之后,確定我國既有住區(qū)智慧化改造的目標(biāo)和原則。在詳細(xì)分析國內(nèi)外先進(jìn)的智慧住區(qū)評價(jià)的經(jīng)驗(yàn)和主導(dǎo)方式后,結(jié)合我國國情,在動力分析的基礎(chǔ)上,將既有住區(qū)智慧化的評價(jià)分為政府主導(dǎo)、市場主導(dǎo)和社區(qū)主導(dǎo)的住區(qū)智慧化評價(jià)。通過CMM模型對我國現(xiàn)階段的既有住區(qū)成熟度進(jìn)行了分級,并建立了相應(yīng)的ANFIS模糊神經(jīng)網(wǎng)絡(luò)評價(jià)模型。在對住區(qū)智慧化改造的策略分析上,本文使用了博弈論的方法。對既有住區(qū)智慧化的利益相關(guān)者的角色定位和利益訴求進(jìn)行了闡述后,通過演化博弈對政府、企業(yè)和個(gè)人在住區(qū)智慧化的各個(gè)階段將會選擇的策略進(jìn)行了探索重點(diǎn)分析。在此基礎(chǔ)上,在政府主導(dǎo)、市場主導(dǎo)和社區(qū)主導(dǎo)三個(gè)維度上,對不同智慧化成熟度的既有住區(qū)進(jìn)行給出策略建議。最后,本文通過ANFIS模糊神經(jīng)網(wǎng)絡(luò)將36個(gè)不同智慧化等級的住區(qū)進(jìn)行訓(xùn)練和預(yù)測。以福州新港街道某社區(qū)為例,分別從三個(gè)主導(dǎo)維度對該住區(qū)的智慧化成熟度進(jìn)行評價(jià)演示和實(shí)證分析,并給出相應(yīng)策略。
[Abstract]:After the concept of smart city was put forward, many developed countries promoted wisdom in their important cities. As an important part of promoting the intelligent city, the Chinese government and enterprises have paid close attention to it, and the government departments concerned have formulated many preferential policies to promote the wisdom of the residential area. Although there have been many successful cases of intelligent transformation of residential areas abroad, because of the different forms of residential areas in our country, the leading parties of the intellectualization of residential areas are different. Therefore, how to carry out the scientific and rational transformation of residential area intelligence has become an important subject. This paper focuses on the core problem of the intelligent transformation of residential areas, first of all, defines the connotation of the existing residential areas and the existing residential areas. This paper analyzes the demand for residential wisdom from two aspects of social change and lack of policy. Then, after analyzing the internal and external causes of the intelligent residential area, the author determines the objectives and principles of the intelligent transformation of the existing residential area in our country. After analyzing the experience and leading mode of the advanced intelligent residential area evaluation at home and abroad in detail, combining with the national conditions of our country, and on the basis of the dynamic analysis, the evaluation of the existing intelligent residential area is divided into the government leading. Market-led and community-led residential wisdom evaluation. The maturity of existing residential area in China is classified by CMM model, and the corresponding ANFIS fuzzy neural network evaluation model is established. In this paper, game theory is used to analyze the strategy of intelligent transformation of residential area. After expounding the role orientation and interest demand of the stakeholders in the existing residential area, the strategies that the government, enterprises and individuals will choose in each stage of residential area wisdom are analyzed through evolutionary game. On the basis of this, on the three dimensions of government leading, market leading and community leading, the paper gives some suggestions on the existing residential areas with different intelligent maturity. Finally, 36 different intelligent residential areas are trained and predicted by ANFIS fuzzy neural network. Taking a community in Xingang street of Fuzhou as an example, this paper evaluates and demonstrates the intelligent maturity of the residential area from three dominant dimensions, and gives the corresponding strategies.
